HAYWARD, CALIF. — Meta Housing Corp. has broken ground on the Downtown Hayward Senior Apartments, a 60-unit affordable seniors housing development in Hayward, 15 miles southeast of Oakland. The new development will include approximately 6,000 square feet of retail space on a nearly one-acre lot in the city’s downtown. Development costs are estimated at $26 million. Meta will develop the new apartment community in partnership with Community Home Builders and Associates. Redstone Equity Partners, Enterprise Community Partners Inc., Citibank, CalHFA, Federal Home Loan Bank of San Francisco, the State of California Department of Housing and Community Development (HCD), Alameda County Housing and Community Development Department, California Community Reinvestment Corporation, and the California Tax Credit Allocation Committee all provided financing for the project. Meta is a multifamily developer based in California that has developed more than 6,000 units.

INDIAN LAND, S.C. — MPV Properties has broken ground on RedStone, a retail development located in Indian Land. Phase I of the property will feature a 14-screen Stone Theatre and 54,900 square feet of retail shop space. Upon completion, the shopping center will total 310,000 square feet. The property will be situated at the intersection of Highway 521 and Highway 160 in northern Lancaster County. MPV’s team for the RedStone project includes developer Mike Bilodeau and leasing agent Keely (Simerville) Hines.
GAINESVILLE, FLA. — The first 365 by Whole Foods Market announced for the state of Florida is set to anchor Butler Town Center, a 350,000-square-foot mixed-use addition to Butler Plaza located in Gainesville. The shopping center is located at the Archer Road (State Road 24) exit of I-75. The 365 by Whole Foods Market is scheduled to open in advance of the Town Center, which is set to open in 2018. Butler Town Center will consist of retail, restaurant, hospitality and multifamily components upon completion. The new 365 by Whole Foods Market concept will offer shoppers low prices on natural and organic products that meet Whole Foods Market’s standards for quality.
SACRAMENTO, CALIF. — Sacramento-based Armstrong Development Properties Inc. is developing a retail center at the former Hubacher Cadillac dealership, located at 1 Cadillac Drive in Sacramento. Situated on 6.4 acres at the corner of Howe Avenue and Fair Oaks Boulevard, the site will be redeveloped into a multi-tenant retail center, including a 16,900-square-foot CVS/pharmacy, 8,900 square feet of restaurant and shop space, and a 36,144-square-foot Raley’s grocery store. Demolition on the existing car dealership began in 2015, and the new center is slated for completion in spring 2017.
OKLAHOMA CITY, OKLA. — GBT Realty Corp. has acquired 30 acres in Oklahoma City to develop the first phase of a $50 million development known as The Market at Czech Hall. The project is a 450,000-square-foot regional neighborhood center. Phase one includes the construction of 180,000 square feet of retail, along with seven available outparcels, with the first tenant expected to open fall 2016. GBT purchased the property on Jan. 11 for $3 million. The development team includes engineering firm Crafton Tull and MJM Architects.
GRAND RAPIDS, MICH. — Entre Commercial Realty LLC, along with First Cos. Inc., has completed the development of a 65,000-square-foot industrial building in Grand Rapids. The build-to-suit facility for Holland, a Michigan-based regional transportation company that is a subsidiary of YRC Worldwide, features a 110-door truck terminal, 6,000 square feet of office space and a separate 16,000-square-foot drive-thru maintenance facility. The building is located at 10151 S. Division St. and is situated on 25 acres of land. Holland has signed a 15-year lease for the facility. First Cos. acted as the construction manager, Dixon Architecture provided architectural services and Exxel Engineering performed civil engineering services. Ken Szady of Newmark Grubb Knight Frank represented the development group and procured the funding, which WP Carey Inc. provided.
STATE COLLEGE, PA. — RSR EB-5 Regional Centers (RSR), an affiliate of Switzenbaum & Associates, has funded a $15.5 million loan for the financing of a ground-up construction mixed-use property in State College, through the U.S. Citizenship and Immigration Services (USCIS) EB-5 immigrant investor program. The interest-only loan is in conjunction with a $26.5 million senior construction loan from Fulton Bank, which provided the remainder of the required debt for the project. Originally structured for 30 investors, the project opened an additional spot due to increased demand. While USCIS requirements for EB-5 stipulate that a minimum of 10 new jobs must be created for every investor, this project’s construction and operation will create an estimated 521 jobs. The borrower, Fraser Partners, an affiliate of Real Estate Capital Management and Brickbox Enterprises, will use the funds to construct The Fraser Centre, a 265,000-square-foot mixed-use project on the crest of Pennsylvania State University’s main campus. Slated for completion this fall, the development will feature 50,000 square feet of retail space, a 165-room Hyatt Place Hotel and 26 residential condominiums.
TAMPA, FLA. — Atlanta-based Carter has begun construction on Nine15, a 23-story apartment tower located on North Franklin Street in Tampa. The project will feature 362 apartment residences and 8,000 square feet of street-level retail space. Community amenities will include a fitness center, eight-story parking garage and an amenity deck including a pool, garden area and clubroom. The design team includes DPR Construction and RJT+R Architecture. Carter expects to deliver the high-rise project in the fall of 2017.
OCOEE, FLA. — Doster Construction has broken ground on Arbours at Crown Point, a new 240-unit apartment complex in Ocoee, roughly 12 miles west of Orlando. The property will feature one-, two- and three-bedroom units in 10 buildings. Arbour Valley Development LLC is the developer of the project, which is slated to deliver in the first quarter of 2017. Doster delivered more than 1,000 multifamily units in 2015 and has another project in the works in Florida — Crossings at Milestone in Pensacola.
IRVING, TEXAS — Liberty Property Trust has begun construction on a 44-acre industrial park in Irving called Liberty Park GSW North. Liberty broke ground on two buildings, which total 537,300 square feet. The buildings are designed to achieve LEED certification and are located at 951 Valleyview Lane and 5430 FAA Blvd. 951 Valleyview Lane will be a 341,400-square-foot building with 32-foot clear heights, more than 380 parking spaces and a 185-foot truck court. 5340 FAA Boulevard will be a 195,900-square-foot building with 28-foot clear heights, more than 270 parking spaces and a 130-foot truck court. A third building will be located along Frye Road and consist of 182,520 square feet. Construction hasn’t begun on the Frye Road facility. Upon completion, the park will offer three Class A industrial buildings totaling 720,500 square feet. GSR Andrade is the architect for the new building, Jordan Foster Construction is the general contractor and Halff Associates is the civil engineer.
