DALLAS — Two locally based firms, De La Vega Development and StreetLights Residential, have broken ground on Phase I of The Central, a 27-acre mixed-use project located at the corner of North Haskell Avenue and the North Central Expressway. The initial phase comprises a park within the center of the site, development of which will be led by De La Vega, and The Oliver, an apartment building that StreetLights will develop in partnership with Mitsui Fudosan America. Both pieces of the project are slated for December 2023 completions. Units at The Oliver will come in studio, one- and two-bedroom floor plans, and amenities will include a pool, fitness center, coworking space, resident lounge and a dog park. Additional plans for The Central ultimately call for more than 4 million square feet of office, residential and retail/restaurant space, as well as dedicated open green spaces and event areas. MELROSE PARK, ILL. — McShane Construction Co. has completed a three-building speculative industrial development in suburban Chicago known as Industry Center at Melrose Park. The project totals 651,617 square feet. McShane also completed three interior buildouts for a transportation, trucking and railroad company, as well as a logistics and package delivery company and a portable storage and moving firm. Each of the buildings features a clear height of 36 feet. LBA Logistics was the developer and Harris Architects served as architect.
PCCP Provides $13.2M Equity Investment for Multifamily Development in Sumner, Washington

SUMNER, WASH. — PCCP has provided a $13.2 million preferred equity investment to Timberland Partners to finance the construction of Sumner Apartments, a garden-style multifamily community in Sumner. Construction of the project commenced in May, with completion slated for third-quarter 2024. Situated on 5.7 acres at 16017 60th St., Sumner Apartments will offer 162 studio, one- and two-bedroom apartments spread across nine three-story residential buildings. Unit interiors will feature vinyl flooring, triple-pane windows, stainless steel appliances, walk-in closets, quartz countertops, full-size washers/dryers and private patios and balconies. Community amenities will include a clubhouse and amenity center, pool, covered barbecues, dog park, picnic area, electric car charging stations and bike parking. Jake Leibsohn of Northmarq’s Seattle regional office arranged the preferred equity investment between PCCP and Timberlane Partners and sourced the project’s $35.5 million senior construction loan through a regional bank.
HOUSTON — Locally based developer Lovett Industrial has broken ground on a 388,793-square-foot industrial project in South Houston. The project represents Phase I of 610 Business District, a 113-acre speculative development. Phase I will comprise a 291,459-square-foot, cross-dock building with 36-foot clear heights and a 97,223-square-foot, front-load building with 32-foot clear heights. Completion is slated for August 2023. More Architecture Studio designed the development, and Alston Construction is serving as the general contractor. Associated Bank provided construction financing for the project. CBRE has been tapped as the leasing agent.
ROCHESTER, MINN. — Northland has broken ground on a 194-unit expansion to SoRoc on Maine in Rochester. Northland acquired the 186-unit, garden-style community in February of this year. Once complete, the property will include 380 units across five buildings. Amenities will include a pool, green area, three fitness centers, clubhouse with private event space and a commercial kitchen. Northland is partnering with several local companies on the project, including Miller Architects & Builders. Minnwest Bank provided $28 million in construction financing. Completion is slated for early 2024.
Topgolf to Open South Baltimore Venue at Walk at Warner Street Entertainment District

BALTIMORE — Dallas-based Topgolf plans to open its first Baltimore venue and third location in Maryland this Friday, bringing its global count to 81. Located at the intersection of Stockholm and Warner streets in the newly branded Walk at Warner Street entertainment district, the three-level venue sits adjacent to Horseshoe Casino Baltimore and M&T Bank Stadium, home of the Baltimore Ravens. Local media outlets report that construction is underway for a concert venue at the district called The Paramount Theater. The new Topgolf will employ around 500 staffers and include 90 outdoor hitting bays, food, beverages, private event rooms, rooftop terrace with a skylit atrium and a large video wall.
NEW YORK CITY — Locally based developer RXR has topped out Maven, a 27-story multifamily project in the Mott Haven neighborhood of The Bronx. Designed by CetraRuddy and built by LRC Construction, Maven will feature 200 units, 60 of which will be rent-stabilized, as well as 81 enclosed parking spots and 721 square feet of retail space. Amenities will include rooftop grilling and dining areas, a lounge, game room and landscaped courtyards. The project, which is RXR’s first in The Bronx, is slated for completion next year.
ViaWest Group, Willmeng Construction Break Ground on Sight Logistics Park in Tempe, Arizona

TEMPE, ARIZ. — Phoenix-based ViaWest Group, with Willmeng Construction as general contractor, has broken ground on Sight Logistics Park in Tempe. The infill redevelopment project will revitalize the 17.9-acre parcel that was the former global headquarters for Insight Enterprises. Located at 6820 S. Harl Ave., Sight Logistics Park will offer two industrial buildings totaling 356,904 square feet. The 155,717-square-foot building and the 201,187-square-foot building will both feature 32-foot clear heights, 33 dock-high doors and four drive-in doors. McCall & Associates Architects designed the project, which is slated for completion in nine months. Demolition of the former Insight headquarters began in July for completion in July 2023. Rob Martensen, Phil Breidenbach and Sam Jones of Colliers Arizona are handling the leasing of Sight Logistics Park.
MCDONOUGH, GA. — Global cold storage developer and owner NewCold has released plans for a $333 million facility in McDonough, a southern Atlanta suburb in Henry County. The developer says the project will create 170 new jobs upon completion. No construction timeline was disclosed. NewCold’s automated storage and distribution facility will be situated within Midland Industrial Park, which sits about one mile from the I-75 and Ga. Highway 155 interchange. Project manager Cameron Barnhill represented the Georgia Department of Economic Development’s Global Commerce team on the NewCold project in partnership with the Henry County Development Authority, the Georgia Department of Transportation, Georgia Quick Start, Norfolk Southern and Georgia Power. NewCold’s investment represents the largest single investment in the history of Henry County, according to Carlotta Harrell, chair of the Henry County Board of Commissioners. “This highly automated facility will bring additional high-skilled jobs while also increasing Henry County’s already strong portfolio of foreign direct investment,” says Irv Culpepper, chairman of the Henry County Development Authority. CHATTANOOGA, TENN. — Rise Partners has broken ground on North River Commerce Center, an 800,000-square-foot industrial park located on 88 acres in the northern portion of Chattanooga just south of Hixson, Tenn. The park, which will feature four buildings on three adjacent parcels, will be situated near downtown Chattanooga, I-75, I-24 and the existing Kordsa plant (formerly housing DuPont). The development will be able to accommodate distribution and manufacturing uses. Rise Partners, which has offices in Chattanooga and Charlotte, expects to deliver North River Commerce Center by fall 2023.
