GLENVIEW, ILL. — The Missner Group will complete a build-out of a medical office property for the Illinois Bone & Joint Institute (IBJI) in Glenview, approximately 20 miles northwest of Chicago. IBJI’s OrthoAccess facility is located at 2401 Ravine Way and treats fractures, sprains, sports injuries and problems from minor auto accidents. New construction on the existing building will include the addition of an entire floor of exam rooms, nursing stations, three waiting areas, an updated reception area and an X-ray suite. The project is scheduled for completion in this spring. Stephen Rankin Associates is providing the architectural services.

BIRMINGHAM, ALA. — Bayer Properties has plans to add a food hall on the ground floor of the historic Pizitz building in downtown Birmingham. The $66 million renovation of the circa 1923 department store building began in 2015. The Pizitz Food Hall will feature food and beverage options, two full-service restaurants, an outdoor seating and entertainment area and an interior bar. The food hall will also serve as an incubator for Birmingham’s up-and-coming chefs, with one of the stalls rotating quarterly to feature a new and different chef. Rule Joy Trammel + Rubio has been hired as the architect for the food hall, whose experience includes Krog Street Market in Atlanta. When complete, the Pizitz building will feature 143 rental apartment residences, 11,000 square feet of office space, The Pizitz Food Hall and an entertainment component in the basement. The Pizitz Food Hall will open concurrently with the project’s residential component in fall 2016.
JERSEY CITY, N.J. — HFF has secured $63.5 million in financing for the development of the first phase of 207 Van Vorst, a proposed two-phase, 408-unit luxury multifamily community in Jersey City. HFF worked on behalf of 207 Van Vorst Street Realty Company, a joint venture between institutional investors advised by J.P Morgan Asset Management – Global Real Assets and Fields Development Group, to place the loan with Wells Fargo Bank. Slated for completion in 2017, the 255-unit first phase will feature a mix of studio, one-, two- and three-bedroom residential apartment units and two ground-floor retail spaces totaling 7,237 square feet. Community amenities will include a rooftop swimming pool, fitness center, 24-hour concierge, landscaped courtyard, club room, children’s playroom and a 254-space AutoMotion parking system. Thomas Didio of HFF represented the borrower in the financing.
MIAMI — Swire Properties Inc., along with retail co-developers Whitman Family Development and Simon Property Group, has revealed the tenant list for Brickell City Centre’s 500,000-square-foot, open-air shopping center under construction in Miami’s Brickell district. The nearly 40 tenants joining the open-air center include Armani Collezioni, Intermix, REISS, SportsAction, Kendra Scott, Nars, American Harvest, Luke’s Lobster, AT&T and Westime. Swire Properties is incorporating a Miami Metromover stop that exits directly into the shopping center’s third floor. Brickell City Centre’s two condo towers, two office towers and EAST, MIAMI hotel are set for delivery in 2016, prior to the shopping center’s opening.
RICHMOND, IND. — Mainstreet, an Indiana-based developer of skilled nursing and rehabilitation facilities, has opened The Springs of Richmond, a 70-bed property in Richmond, which is located midway between Indianapolis and Columbus, Ohio. The community includes 70 beds in a 48,034-square-foot building. Development costs totaled $12 million. Construction began in March 2015. The Springs of Richmond was developed in partnership with Trilogy Health Services, which now operates the community.
CHANDLER, ARIZ. — Medical Development Partners have unveiled plans for Parkland Memory Care, a 72-bed memory care community to be built in the Phoenix suburb of Chandler. Development costs were not disclosed. The City of Chandler recently approved the rezoning of the 4.5-acre site to construct the 36,377-square-foot community. The majority of the community’s 72 beds will be in private units. In addition to the single-story memory care community, the developers plan to construct two medical office buildings on the site. Lenity Architecture, an Oregon-based architecture firm, designed the building while Phillip Ryan of Ryan & Associates provided landscape architecture services. Raymond Poe and Neal Salmen are leading the development team at Scottsdale-based Medical Development Partners. JF Construction Co. is scheduled to start construction during the summer of 2016. Upon completion in 2017, Seasons Management Group, based out of Oregon, will operate the community.
DALLAS — SB Hall, the new home of the Satish & Yasmin Gupta College of Business at The University of Dallas, is now open. The Beck Group built the 46,000-square-foot building, while Perkins+Will designed it. SB Hall is situated on the top of a hill on the northwest side of campus with views of Downtown Dallas and Las Colinas. The building includes nine lecture rooms, a production studio, financial markets lab and dozens of study nooks, alcoves, lounges and gathering places. A main floor atrium, which opens to the second level, includes a glass curtain wall system. The space is designed to allow reconfiguration as the campus population as its needs change. The facility is pursuing LEED certification.
SOUTHLAKE, TEXAS — New York-based Henry Schein Inc. has expanded its footprint in Heritage Business Park, becoming the first tenant for a six-month-old industrial building in the 1.5 million-square-foot project in Tarrant County. The Fortune 500 company has signed a long-term lease for a 17,888-square-foot end cap in a 134,160-square-foot warehouse located at 1080 S. Kimball Ave. in Southlake. The tenant plans to relocate an existing division from Heritage Business Park 2, where it leases 241,000 square feet, to the new building, one of two that former owner KTR Capital Partners completed last summer. Michael Spain and Nick Talley of Dallas-based Bradford Commercial Real Estate Services represented the landlord in the lease deal. The plan calls for a second-quarter move-in to Heritage Business Park 8, the smaller of the two new buildings. Jeremy Halback of USI Real Estate Brokerage Services represented the tenant in its expansion at the nine-building Heritage Business Park. Henry Schein is a provider of healthcare products and services for dental, animal health and medical practitioners.
ATLANTA — Kroger’s Atlanta Division and New City LLC plan to transform an existing Kroger store on Ponce de Leon Avenue in Atlanta as part of a mixed-use development along the Atlanta BeltLine. The new development, known as 725 Ponce, will include a new 60,000 square-foot Kroger below 360,000 square feet of Class A loft office space. The office space will be delivered in a similar fashion as the adjacent Ponce City Market, which is currently more than 90 percent leased. The building will include open floor plates with exposed 13-foot ceilings, divided light windows, an industrial aesthetic and multiple stair-stepped outdoor terraces. The development team has hired Aileen Almassy of Cushman & Wakefield to lease the office space. Below the footprint of the project, more than 900 new parking spaces will be constructed to serve future office tenants, as well as to the general public on nights and weekends. WINTER GARDEN, FLA. — Sonata Senior Living, an Orlando-based owner and operator of senior living communities located in central Florida, has started construction of Sonata West. The luxury independent living and assisted living community will be located in the Orlando suburb of Winter Garden. The property will be located adjacent to Serenades by Sonata, a memory care community also owned and operated by Sonata. The community will feature 78 independent living units and 35 assisted living units in a 139,000-square-foot, two-story building. The community is scheduled for completion in early 2017. Development costs were not disclosed.
