RICHARDSON, TEXAS — Spear Street Capital, Cushman & Wakefield and Peloton Commercial Real Estate will redevelop Galatyn Commons, a Class A office campus in Richardson. Located at 1011 Galatyn Parkway, the campus includes 600,000 square feet available for lease. Chris Taylor of Cushman & Wakefield, along with Peloton’s Russ Johnson, handle property leasing on behalf of the owner, Spear Street Capital. The multi-million dollar investment to redevelop Galatyn Commons is underway and will provide current and future tenants a full array of amenities. Renovations include the expansion of the parking garages to a ratio of 5 spaces per 1,000 square feet, as well as a complete renovation of the full-service cafeteria and outdoor amenity complex. Other new indoor amenities will include a coffee shop, conference center and new lobbies supported by 24-hour security. New outdoor enhancements include the addition of a food truck pavilion, an amphitheater, outdoor kitchen, fire pits and bocce courts. The campus will also feature a regular shuttle, as well as bike checkout stations providing access to CityLine, a 186-acre mixed-use development in Richardson. Altaire Crystal City

ARLINGTON, VA. — LCOR has closed a $100.3 million construction loan from Wells Fargo for The Altaire, a Class A multifamily development in Arlington’s Crystal City district. The two-tower development will feature a 150-unit property and a 300-unit property, with each building featuring floor-to-ceiling glass facades and several balconies. LCOR plans to break ground this month, with delivery slated for the second quarter of 2018. The project team includes general contractor Balfour Beatty, architect SK & I and interior designer Akseizer Design Group. Community amenities at the LEED Gold-certified asset will include a landscaped courtyard, outdoor pool area with fire pits, fitness center, clubroom, sky lounge and two rooftop terraces.

RiverOaks Corporate Center Concord

CONCORD, N.C. — Beacon Partners has broken ground on a new 309,536-square-foot spec industrial facility within RiverOaks Corporate Center in Concord, a northern suburb of Charlotte. RiverOaks is a master-planned, 1.4 million-square-foot manufacturing and logistics park located at the corner of Poplar Tent and Derita roads near Concord Regional Airport. The new building (Building D) is slated for completion in the second quarter of 2016. The project team includes general contractor Choate Construction, architect Merriman Schmitt and civil engineer ColeJenest & Stone. Wells Fargo is financing the project.

PLANO, TEXAS — HFF has secured capital for the development of The Huntington, a 320-unit apartment community in west Plano. HFF worked on behalf of a joint venture between Catalyst Urban Development and LandPlan Development to secure first mortgage construction financing through a regional bank and equity through Canyon Partners Real Estate. The Huntington will be built on a 5.5-acre site in the northeast quadrant of Preston Road and Headquarters Drive. The property will be adjacent to Legacy Business Park, a 2,655-acre office development that hosts several corporate headquarters including Toyota and FedEx. Due for completion in the first quarter of 2018, the property’s amenities include a swimming pool, grilling area, fire pits, two dog-friendly open spaces and fitness center. An attached parking garage offers direct access to each building level. Jeremy Sain led the HFF team representing the developer.

PLANO, TEXAS — Regent Properties plans to redevelop Legacy Central, a mixed-use campus located at Legacy Drive and Central Expressway in Plano. Regent acquired the property on Dec. 17, 2015. The $100 million campus renovation will accommodate office tenants ranging from 25,000 to 1 million square feet in four existing buildings on 84 acres. The buildings will be retrofitted while undeveloped land will be readied for complementary uses, such as restaurants, a hotel and retail, as well as additional mid-rise office buildings in the future. The site is entitled for up to 3.7 million square feet, allowing office tenants an expansion opportunity via additional office buildings on a build-to-suit basis. A ground breaking is planned for the second quarter of 2016. The property was acquired from Texas Instruments (TI), which had owned the site since the 1980s and built the four office buildings and fitness center for its own use. TI will lease back two of the buildings through 2016, finalizing a phase-out from the campus. Trinity Mills Road, First Texas Hospital totals 76,500 square feet and includes 50 inpatient beds, three operating rooms, an emergency department and an imaging department. Along with PMRG as the developer, the First Texas Hospital team included architect Ascension Group Architects, civil engineer Bury Partners and general contractor Hill & Wilkinson Construction Group.

PHOENIX — The Biltmore Financial Center, a 635,000-square-foot office campus in Phoenix, is set to undergo a multi-million-dollar renovation. The Class A campus is located at the northwest corner of 24th Street and Camelback. Owner ViaWest Group plans to add eight new speculative suites to the campus, in addition to a new 3,500-square-foot tenant lounge. It will also renovate Biltmore’s one-acre plaza and gym. The café’s offerings will be upgraded, as will elements of the lobby, corridors, bathrooms and elevators. The renovation commences this month. It is scheduled for completion in July. ViaWest purchased the Biltmore Financial Center this past summer for $163.1 million. At the time, the transaction was the largest multi-tenant office sale in the Phoenix area since 2007, and was the third largest sale ever in the metropolitan area, according to CoStar.

Crescent Stonewall Station Uptown Charlotte

CHARLOTTE, N.C. — Crescent Communities has broken ground on a transit-oriented development at Lynx Light Rail’s Stonewall Station that will be anchored by Uptown Charlotte’s first Whole Foods Market. The mixed-use development will feature the 47,000-square-foot Whole Foods store, 459 luxury apartment residences and a parking deck. Expected to open in 2017, the development will span 5.4 acres and feature a public plaza that will offer food carts and gathering spaces for social events. Community amenities will include a heated, invisible-edge saltwater pool, fitness center, sky lounge, picnic areas and a rooftop dog park. Unit interiors will feature granite or quartz countertops, stainless steel appliances, faux-wood flooring, designer lighting fixtures and USB outlets for connectivity. Crescent Stonewall Station’s financing includes an equity investment by Crescent Communities and the Melissaris family, as well as construction debt provided by JP Morgan Chase and Emigrant Realty Finance. The design team includes architect The Preston Partnership, interior designer Vignette Interior Design, civil engineer and landscape architect LandDesign and general contractor Whiting-Turner.

PLYMOUTH, MINN. — Design and construction firm The Weitz Co. and developer LCS have opened the doors to Trillium Woods, a 46-acre continuing care retirement community in the Minneapolis suburb of Plymouth. The 500,000-square-foot community cost $161 million to develop. The buildings are split into a 50,000-square-foot commons building, a 58,000-square-foot health center and three independent living buildings totaling 392,000 square feet. The three-level health center building contains 44 memory care and skilled nursing units. The independent living buildings contain 195 apartments. In addition, there are 14 detached townhome residences in seven separate buildings. Life Care Services, a subsidiary of LCS, will operate the new community.

NEW YORK CITY — Heritage Equity Partners and Rubenstein Partners are co-developing 25 Kent Avenue, a 480,000-square-foot project in Brooklyn. The ground-up property will be Brooklyn’s first speculative commercial building in 40 years. Designed by Gensler and HWKN, the building will feature office and light industrial space for creative arts, makers and technology firms. While site preparation is underway, the project has entered the official land use review process known as Uniform Land Use Review Procedure (ULURP) with construction slated to begin later this year.
