Carter Downtown Tampa Tower

TAMPA, FLA. — PCCP has provided a $70 million loan to Carter for the development of a 23-story residential tower in downtown Tampa. The 362-unit development will be situated atop a six-story parking garage and 6,500 square feet of ground-level retail space. Community amenities will include a pool deck and terrace, ground-level fitness center and a clubroom on the top floor. The project will comprise a full city block bordered by North Franklin, North Florida, East Tyler and East Cass streets. Construction is anticipated to be completed in late 2017.

STARKVILLE AND OXFORD, MISS. — Blake Management Group has opened The Claiborne at Adelaide, an independent living, assisted living and memory care community in Starkville, near the Alabama border. Blake manages the 82,000-square-foot community, which includes 14 independent living units, 43 assisted living units and 25 memory care units. The Mississippi-based seniors housing operator has also opened The Blake at Oxford, a 100-unit assisted living and memory care community in Oxford. The 85,000-square-foot community features 66 assisted living units and 34 memory care units. Cardinal Ventures Inc., a Mississippi-based developer, built The Blake at Oxford. Based in central Mississippi, Blake operates communities in Alabama, Louisiana, Mississippi, Tennessee and South Carolina.

BROOKHAVEN, PA. — Maple Shade, N.J.-based Retail Sites LLC has broken ground on The Shoppes at Brookhaven, a 25-acre shopping center located in Brookhaven. The 155,000-square-foot center will be occupied by a 67,000-square-foot Giant Food, as well as LA Fitness, Starbucks Coffee, Smashburger, Pet Valu, Hair Cuttery, Mavis Tire, Sport Clips and a Pennsylvania Wine and Spirits Store. The $33 million shopping center is slated to open in fall 2016. As part of the development, the Borough of Brookhaven will receive more than 10 acres of new public recreation land and will receive a new baseball field valued at more than $700,000. The project will generate in excess of 235 new full-time jobs and 225 additional jobs during the development and construction of the site.

Icon Las Olas Fort Lauderdale

FORT LAUDERDALE, FLA. — The Related Group and Rabina Properties have closed a $105 million construction loan from SunTrust Bank for a high-rise apartment tower in Fort Lauderdale. The 45-story, 272-unit tower will be located at 500 E. Las Olas Blvd. and is set for completion in the second quarter of 2017. The project, known as Icon Las Olas, is the third Related Group development under construction in Broward County.

Apeiron at the Jockey Club Miami

MIAMI — Silver Arch Capital Partners, a private lender based in Hackensack, N.J., has closed a $21 million loan for Apeiron at the Jockey Club in Miami. Once the site of the popular Jockey Club in the 1960s, the new hotel and residential development will span 1 million square feet at 111 Biscayne Blvd. David Larson of NGKF Capital Markets arranged the 2-year loan through Silver Arch Capital on behalf of Apeiron Miami LLC, a partnership headed by Ritz-Carlton Group co-founder Horst Schulze, former chairman of HBA International Michael Bedner and former vice president of Related International Muayad Abbas. The partnership will use the loan for engineering, architecture and planning purposes for the development, which will be built in two phases. Phase I is a 41-story tower that will feature 120 residential condominium units, 90 hotel rooms, a restaurant, fitness center and amenities. Phase I will also comprise a 417-space, two-story parking garage and the reconstruction of a 38-slip marina. Phase II will be a 120-unit residential condominium building and a 346-space parking structure.

MURPHY, TEXAS — United Development Co. of Southlake, Texas has closed on a 1.6-acre parcel in Murphy with plans to co-develop a 11,500-square-foot retail center. The property will feature a 4,000-square-foot Sherwin Williams at 420 W. FM 544 near the Brand Road intersection. The center will be complete summer 2016. The project is being co-developed with Stacy McVey of Double Eagle Properties. Shelley Taylor of The Retail Connection is leasing the project, which will include Jimmy John’s, a dentist’s office, and 4,000 square feet of available space. United Development Co., through its investment platforms, has managed more than $500 million of real estate investments over the last 15 years.

LOS ANGELES — Forever 21 continues its expansion of its new concept, F21 RED, with three new stores in Brooklyn, N.Y., San Diego, and Kendall, Fla. F21 RED is a new concept store for Forever 21, which launched the first location in first quarter 2014, and currently operates more than 20 locations in the U.S. The Fulton Street store, located in the heart of Brooklyn, is 35,000 square feet, while the San Diego and Kendall locations are more than 20,000 square feet. F21 RED, headquartered in Los Angeles, is a fashion retailer of women’s, men’s and children’s clothing and accessories.

PATERSON, N.J. — Greentree Development Group has broken ground for Vistas at Great Falls, an apartment complex located at on Jasper Drive in the Great Falls section of Paterson. Slated to open summer 2016, Vistas at Great Falls will feature 156 one-, two- and three-bedroom market-rate apartments spread across 13 buildings. The gated community will also feature a clubhouse with flex space and a fitness center. The property will be situated within the Great Falls Redevelopment Area which includes the revitalization of Hinchcliffe Stadium, a park, restaurants, an outdoor amphitheater and riverside walking paths.

Riverview Landing Smyrna

SMYRNA, GA. — Atlanta-based Jamestown LP has begun the reconstruction of Riverview Road for its Riverview Landing mixed-use development in Smyrna, roughly 15 minutes from Midtown Atlanta. The mixed-use project will be the only development of its kind in Atlanta with direct access to the Chattahoochee River. The new tree-lined thoroughfare will feature a landscaped median, neighborhood boulevard, bike lanes and sidewalks. Jamestown expects the road reconstruction to wrap up in December 2016. The site for the future Riverview Landing is currently being utilized as a REI Outdoor School outpost. Upon completion, Riverview Landing will feature rental townhomes and apartments, single-family houses, retail and recreational amenities, such as bike trails and river access for kayaking and canoeing.
