MEQUON, WIS. — Ryan Cos. has broken ground on a new Children’s Hospital of Wisconsin clinic in Mequon, approximately 20 miles north of Milwaukee. This is the third Children’s Hospital that Ryan Cos. has been hired to build in Southeast Wisconsin in the past two years. The two-story, 40,000-square-foot clinic will be situated on a six-acre site at the corner of Mequon Road and Market Street. The clinic will include Echo and MRI imaging, neurology, orthopedics, occupational therapy, primary care, urgent care and much more. The clinic will also feature an on-site lab and pharmacy services. The facility is slated to open in mid-2016. Ryan Cos. is providing development, design-build construction and real estate management services. ScopeBridge serves as the project architect, and Associated Bank is providing construction financing.

The Crossing at Five Forks Simpsonville

SIMPSONVILLE, S.C. —McCrory Construction Co., a South Carolina-based general contractor, has broken ground on The Crossing at Five Forks, an independent living, assisted living and memory care community in Simpsonville, located in Upstate South Carolina. Virginia-based developer Smith/Packett Med-Com LLC is developing the 197,702-square-foot community, which will feature 100 independent living units, 48 assisted living units and 24 memory care units. Development costs are estimated to be $19 million. More than 15 percent of the population in Greenville County, where the community will be located, is above 62 years of age. Studies project that in 10 years, one of every four residents in Greenville will be over 55, according to McCrory. The Crossing at Five Forks is the second seniors housing community McCrory is building in South Carolina for Smith/Packett and its subsidiary Harmony Senior Services. The Crossings at Wescott Plantation, located in Charleston, is scheduled for completion in the fall of 2016.

HOUSTON — CBRE has completed a lease extension for Houston-based Ridgewood Energy, an energy-focused private equity firm with offices in Houston and New Jersey. The company is also expanding its space at 1254 Enclave Parkway, located in Houston’s Energy Corridor, to a total of 21,945 square feet. Kevin Saxe and Nick Bockhorn of CBRE represented Ridgewood Energy in the lease transaction with landlord AG Plaza At Enclave LLC, which was represented by CBRE’s Bonnie Kelley.

HARRISON, N.J. — Ironstate Development Co. and The Pegasus Group have opened Harrison Station 330, a collection of 329 rental apartments in Harrison. Situated one block from the Harrison PATH station, the property features studio, one- and two-bedroom residences, a lobby/lounge, a courtyard with a swimming pool, a fitness center, and 9,600 square feet of street-level retail space. Revitalizing the former industrial area, the residential community is the third phase of a multi-phase development that the companies are constructing adjacent to the PATH station. The project’s first two phases include 275 apartments, more than 20,000 square feet of street-level retail space and a 138-key Element hotel. Once completed, the overall development will feature 2,250 residences and 80,000 square feet retail, in addition to the hotel. Residences at Harrison 330 currently offer monthly rents starting at $1,555.

SAN JOSE, CALIF. — CityView and Symphony Development, a Los Angeles-based commercial development firm, have selected Peak Campus to manage the 27 North student apartment project near San Jose State University. Located one block north of the school’s campus, the 478-bed student housing project is currently under construction and will be move-in ready for students at the start of the 2016 school year. Upon completion, 27 North will offer fully furnished units in two-, three- and four-bedroom floor plans, complete with washers and dryers and stainless steel appliances. The community will also feature amenities including a fitness center, resort-style pool, a business center and computer lab, group study lounges on every floor, tanning facilities, a fire pit and grilling areas.

M-Line Tower Dallas

DALLAS — High Street Residential, the residential subsidiary of Trammell Crow Co. (TCC), in partnership with Principal Real Estate Investors (PrinREI), has broken ground on M-Line Tower, a new 20-story, 262-unit residential tower located at 3200 McKinney Ave. in Dallas. The tower will also include ground-floor retail anchored by a 5,548-square-foot Café Express and a new McKinney Avenue Transit Authority (MATA) trolley barn and executive office. Sitting on 1.3 acres at the corner of McKinney Avenue and Bowen Street, M-Line Tower will feature one- and two-bedroom luxury rental units. Resident amenities include a resort-style pool, two-story fitness center, outdoor living space, clubroom, business center and a rooftop sky lounge with unobstructed views of downtown, Uptown and Turtle Creek. High Street Residential and PrinREI will be providing MATA with an allowance for a seventh trolley car, 1,730 square feet of space, a build-out allowance for its new space and new trolley tracks and switch along Bowen Street. U.S. Bank provided construction financing for the project. Andres Construction Services LLC is serving as the project’s general contractor.

Alamo Drafthouse Cinema at Imperial Market Sugar Land

SUGAR LAND, TEXAS — Alamo Drafthouse Cinema will open a new location in the Imperial Market development located in Sugar Land known as Alamo Drafthouse Cinema at Imperial Market. Imperial Market is an 850,000-square-foot mixed-use lifestyle center slated to open in the summer of 2017. Located at the historic home of the original Imperial Sugar Co. refinery, the development will retain a number of the architectural features of the building, which dates back to 1843. Construction will begin on the nine-screen theater in 2016 as part of a newly constructed, two-story retail building. Developed by Imperial Market LLC, the mixed-use development will feature a 274-unit apartment complex, 106,000 square feet of Class A office space and a 185-room hotel. Amenities will include the new Fort Bend Children’s Discovery Center, which is affiliated with the Houston Children’s Museum, the Sugar Land Heritage Foundation and more than two acres of greenery and park space. The development will also include 275,000 square feet of retail space.

LEAGUE CITY, TEXAS — South Shore Harbour Resort and Conference Center is set to undergo a multi-million dollar renovation, themed “A new look. A new experience.” The renovation is designed to energize the hotel with a new design and enhanced guest experiences. Highlights will include a marina-side pool and deck, a re-appointed restaurant, 238 redesigned guest rooms and two multi-level penthouses, new exterior appointments and a lobby bar with panoramic views of the water, as well as an upgraded air conditioning system and LED energy-efficient lighting. The resort hotel and 25,000-square-foot conference center will remain open during the renovation, which is slated for completion in the second quarter of 2016. The property’s owner, American National Insurance Co., and management company, 1859 Historic Hotels, committed to the renovation based on recommendations from hospitality consultant T.R. Engel Group, which is also project manager for the renovation. Dallas-based Flick-Mars will redesign the hotel’s entrance, public spaces and guest rooms. Gilbane is the general contractor for the project, and landscape architect firm Landology will execute the redesign for the resort pool area. UNIVERSITY CITY, CALIF. — Scripps Health and Irvine Co. have opened Scripps HealthExpress, a retail health clinic at The Plaza, Irvine Co.’s office complex in University City. Located at 4350 La Jolla Village Drive, the 1,691-square-foot facility will feature four exam rooms and a variety of medical and wellness services on an appointment and walk-in basis. Scripps Clinic will operate the facility. The is the first healthcare facility in San Diego County to open in a workplace community.

Hilton Garden Inn Coliseum Central Hampton

HAMPTON, VA. — MCR Development LLC has completed the renovation of the 149-room Hilton Garden Inn Coliseum Central in Hampton. The renovation included updates to the hotel’s guestrooms and common areas. Each unit received new furniture and design décor, and the pool, meeting rooms, event space and fitness center were updated. The hotel is located off I-64 and in close proximity to the Boo Williams Sportsplex, NASA’s Langley Research Center and the headquarters of Riverside Health System.
