MANCHESTER, N.H. — Brady Sullivan Properties and Anagnost Cos. have purchased the former Osram Sylvania Plant on South Willow Street in Manchester. The two Manchester-based companies will redevelop the location from an industrial building to Class A retail space. This multi-retailer space will total approximately 300,000 square feet, with an anchor space of 50,000 square feet, and will include ample parking. This project will bring both jobs and approximately $1.5 million in tax revenue to the city after its completion in late 2016.

BERWYN, ILL. — Reed Construction has completed an 11,250-square-foot remodeling project for MacNeal Hospital in Berwyn, a western Chicago suburb. The remodeling was for the Acute Care Rehabilitation Center within the hospital. The renovation of the 427-bed facility involved interior demolitions, a complete rebuild and upgrades to the mechanical, electrical and plumbing systems. The new suite offers 13 patient rooms, two nurse’s stations, an employee breakroom and a room for the secure storage of medications. The suite also features a rehabilitation gym and an activities-of-daily-living (ADL) apartment, where patients can practice living independently under the supervision of their respective healthcare professionals. The entire project was completed in seven weeks. Joe Kozlowski was the project manager and Mac Flasch was the project engineer. MRF Ltd. and in.design inc. provided the design and architectural services.
ATLANTA — Winter Construction has finished vertical construction on the AC Marriott Hotel at Phipps Plaza. The new six-story, 166-room hotel is located on the Phipps Plaza campus in Atlanta’s Buckhead district. Noble Investment is developing the property, which is the first AC Marriott in Georgia. The hotel will feature the AC Lounge, 2,500 square feet of meeting space, the AC Library, a fitness center, an indoor pool and a two-level parking deck that will connect to Phipps Plaza via a pedestrian walkway.
LOS ANGELES — ASB Real Estate Investments and Blatteis & Schnur have broken ground on At Mateo, an $80 million mixed-use project in downtown Los Angeles. The project will be located at the corner of Palmetto and Mateo streets in the Arts District. At Mateo will include nearly 125,000 square feet of open-air retail and 50,000 square feet of creative office space that will be situated in four buildings on a former 3.5-acre industrial site. It will be designed with re-purposed materials, including bricks, cobblestones and laminated beams, as a homage to the Arts District. The project will eventually include 30 to 35 chef-driven restaurants, eateries, boutiques and retail stores. At Mateo is scheduled for completion in the fourth quarter of 2016. Architect Keith Ray master planned the development.
INDIANAPOLIS — Gershman Partners has unveiled plans for a 700,000-square-foot retail project in Indianapolis. Greenwood Town Center is a $90 million project that will include retail, dining and entertainment spaces once complete. Construction is expected to begin in late 2016 with completion slated for fall of 2017. Gershman will own and manage the property. Dorsky + Yue International will serve as the primary architect, and the general contractor and developer have not yet been determined.
MOUNT PLEASANT, WIS. — The Opus Group will break ground on a new 155,844-square-foot industrial project later this month. The speculative building located in Mount Pleasant, a southern Milwaukee suburb, will be the first building in the Mount Pleasant Business Park. The facility will feature 32-foot clear heights, 16 dock doors, three drive-in doors and parking stalls for 151 vehicles. The development will be able to accommodate single or multi-tenant occupancy, and completion is slated for summer of 2016. The building will be owned by a joint venture partnership between Opus Development Co. LLC and Founders Properties LLC. Opus Development will be the developer. Opus Design Build LLC will be the designer and builder, and Opus AE Group LLC will be the architect and structural engineer. Barry Chavin and Curt Pitzen of NAI MLG Commercial will market the property for lease.
Cardinal Ventures Hires Frampton Construction to Build New Seniors Housing Property in Columbia MSA

ELGIN, S.C. — Mississippi-based seniors housing developer Cardinal Ventures has hired Frampton Construction Co., a South Carolina-based construction firm, to build The Blake at Woodcreek Farms, an assisted living and memory care community in the Columbia suburb of Elgin. The Class A community will be a two-level, 100-unit facility when completed. This will be the first South Carolina location of The Blake, which has other locations in Alabama, Florida, Louisiana and Mississippi. Frampton Construction broke ground on the community in September, and expects to open The Blake in the fall of 2016.
NEW YORK CITY — Quinlan Development Group and Building and Land Technology (BLT) are redeveloping the 100-year-old The Pioneer Warehouse at 41 Flatbush Avenue in downtown Brooklyn. The $30 million redevelopment of the 10-story property, which will be renamed The Pioneer Building, will result in approximately 235,000 square feet of modern office space and 25,000 square feet of retail space ready for occupancy in second quarter 2016. Located near the Barclays Center and Atlantic Terminal, The Pioneer Building is well along in a comprehensive redevelopment to enhance the building’s barrel-vaulted terra cotta ceilings, brick walls and ornate limestone façade. The interior finishes and exterior enhancements have been designed by architects Beyer Blinder Belle. New features include new, oversized, energy-efficient windows, state-of-the-art tenant-controlled HVAC units, industrial-sized elevator cabs, a renovated lobby, a landscaped roof terrace with views of all of Downtown Brooklyn and the New York Harbor, and an on-site bicycle storage facility. The property owners have named Bruce Mosler, Mikael Nahmias, and Joseph Cirone of Cushman & Wakefield as exclusive leasing agents.
ATHENS, GA. — Juneau Construction Co. has completed work on Georgia Heights, a 375,650-square-foot, six-story mixed-use student housing community with 266 units of housing and retail space in downtown Athens, north of the University of Georgia campus. Residents of Georgia Heights moved in in August, in time for the 2015 fall semester. Juneau co-developed, with Schenk Realty and EdR, Georgia Heights, which has one-, two- and four-bedroom apartments, approximately 375 parking spaces and 44,702 square feet of ground-level commercial retail space. A 14,000-square-foot CVS/pharmacy — set to open in 2016 — and a 6,000-square-foot J. Crew store that will open this fall will anchor the development’s commercial retail space. Several other retailers and restaurants, a leasing office and postal facility will complete the development. Each apartment at Georgia Heights offers private bathrooms and bedrooms, a full kitchen and in-unit washer and dryer. Amenities include several outdoor community areas, a courtyard patio and pool, fitness facilities, study lounges and computer labs.
CHICAGO — Fifield Cos. has broken ground on The Sinclair in Chicago’s Gold Coast neighborhood. The 390-unit, transit-oriented luxury apartment tower — which will also include a grocery store — is slated for completion in the summer of 2017. The 35-story building will offer studio, one-, two-, three- and four-bedroom residences, with individual units ranging from 550 to 2,500 square feet. Unit amenities include plank flooring, quartz countertops, glass tile backsplashes, Grohe faucets, GE stainless steel appliances, Nest programmable thermostats and in-unit washers and dryers. Community amenities include a pool and spa, cabanas and grilling areas, a fitness club with yoga studio, a screening room, a demonstration kitchen and party room, a Starbucks coffee bar, business center, conference room and children’s playroom stocked with toys and games. The building will also include a 55,000-square-foot retail space leased by Jewel-Osco. The Sinclair will be located adjacent to the Chicago Transit Authority’s Red Line station at Clark and Division streets and serviced by several CTA buses. Solomon Cordwell Buenz is the building’s principal architect and interior designer. McHugh Construction will serve as the general contractor for the project.
