ALPHARETTA, GA. — RocaPoint Partners and New York-based The Georgetown Co. have closed on the land purchase for HALCYON, a $370 million mixed-use development in Forsyth County. The new development will be located directly off Georgia 400’s Exit 12 on McFarland Parkway in Alpharetta. A groundbreaking is scheduled for January 2016, and the grand opening is set for fall 2017. Phase I plans include 125,000 square feet of retail space. Leased by JLL, HALCYON’s commercial village will include a movie or entertainment venue, gourmet market, outdoor outfitter, up to 10 local and regional full-service and fast-casual restaurants, a boutique fitness club and service retail. Up to 65,000 square feet of loft offices and built-to-suit spaces are included in Phase I of the village, as well as a 110-room hotel developed by Tharaldson Hospitality and a trailhead for Big Creek Greenway, a 9.6-mile paved recreation trail and linear park in Forsyth County. When complete, HALCYON will have two hotels, more than 360,000 square feet of office and retail space and two miles of nature trails. LEXINGTON, KY. — The University of Kentucky has tapped HGA Architects and Engineers to design Research Building Two (RB2), its new $265 million, 306,000-square-foot research center on the Lexington campus. Construction is underway on the facility, which will house scientific research that will work to resolve health disparities in Kentucky such as cancer, obesity, diabetes, cardiovascular diseases and substance abuse. Champlin Architecture serves as the executive architect and architect of record. Slated for completion in the summer of 2018, RB2 will be located west of the existing Biomedical Biological Sciences Research Building and north of the Biological Pharmaceutical Building. Consultants on the project include Affiliated Engineers Inc., CMTA Engineering Consultants, THP Limited Inc., CARMAN, Jacobs Engineering Group Inc. and Towers | Golde.
MIAMI — WoodSpring Hotels and Gold Coast Premier Properties LLC have broken ground on a new WoodSpring Suites hotel near Zoo Miami. Located at Coral Reef Drive and parallel to the Florida Turnpike, the hotel is slated for a third-quarter 2016 opening. The 124-room property will feature laundry facilities, modified kitchens and high-speed Internet. Gold Coast is also developing a WoodSpring Suites Signature hotel in Miami’s Doral submarket.
LOS ANGELES — ASB Real Estate Investments and Blatteis & Schnur have broken ground on At Mateo, an $80 million mixed-use project in downtown Los Angeles. The project will be located at the corner of Palmetto and Mateo streets in the Arts District. At Mateo will include nearly 125,000 square feet of open-air retail and 50,000 square feet of creative office space that will be situated in four buildings on a former 3.5-acre industrial site. It will be designed with re-purposed materials, including bricks, cobblestones and laminated beams, as a homage to the Arts District. The project will eventually include 30 to 35 chef-driven restaurants, eateries, boutiques and retail stores. At Mateo is scheduled for completion in the fourth quarter of 2016. Architect Keith Ray master planned the development.
WILDWOOD, MO. — The City of Wildwood has opened The Grove, a $3.7 million community park located in Wildwood, a western St. Louis suburb. The Grove is the first phase of a new project, Wildwood Community Park, which will span 66 acres when complete and is estimated to cost $20 million. The Grove is a seven-acre play area that aims to blend modern amenities with natural elements. Construction began in 2014 and was completed this past August. Oates Associates designed and developed the master plan for the Wildwood Community Park in 2010. The Grove includes a parking area, trails, an exercise area, a pavilion, picnic areas, gardens and a dog park complete with agility elements. The natural elements of the playground include rock walls and ledges, a teepee, log piles and posts, climbing structures, rope nets, boardwalks and a 20-foot tower. The city will continue to develop the Wildwood Community Park in phases over the next five to 10 years as funding becomes available. Oates Associates is a multi-disciplined planning and design firm offering civil and structural engineering and architectural services, from concept through construction.
ARLINGTON HEIGHTS, ILL. — The historic Vail Davis Building, located at 15 N. Vail Ave. in Arlington Heights, a northwest Chicago suburb, has undergone a complete makeover to create 16 luxury residences for upscale renters. CF Real Estate and 33, a real estate firm, acquired the historic mixed-use building in June 2014 for $2.5 million in an off-market transaction. Renovations at the Vail Davis Building included a total rehabbing of all rental units, new HVAC systems, electrical systems upgrades, new windows and a restored underground sewer system. The $1.4 million project was completed in early November and the 16 units are 100 percent leased. Restaurants La Tasca and Bangkok Café currently lease the ground-level retail space and have continued to operate during the renovations. Completed in 1929, the building originally included 16 apartments on the second and third floors and eight retail establishments on the first floor: Redker Real Estate, a druggist, barber, fish market, tailor, restaurant, Western Union and the Hoggay pool hall. In later years, one of the more well-known tenants in the building was the Hertzog cigar factory, makers of the hand-rolled Gander Cigar. NORTH BELLMORE, N.Y. – The North Bellmore Public Library Board of Trustees has selected Elite Construction as construction manager for the expansion and renovation of the library building located at 1551 Newbridge Rd. in North Bellmore. Designed by the Pleasantville, N.Y.-based architectural firm of Gallin Beeler Design Studio (GBds), the project will completely renovate and expand the outdated library structure, originally constructed in 1962 and expanded in 1986. The improvements will include a gut renovation of the existing two-story, 13,000-square-foot building and a 4,200-square-foot addition. The project is financed through a 15-year, $8.9 million bond issue approved by the North Bellmore voters in May of 2015. In addition to Elite and GBds, the project team includes structural engineer The Di Salvo Engineering Group; mechanical, electrical, and plumbing (MEP) engineer TAS Engineering; and civil engineer Galli Engineering.
ATLANTA — Alliance Residential Co. has opened Broadstone Court, a six-story, 250-unit apartment community located in Atlanta’s Buckhead district. The property is situated on Maple Drive, roughly a block between Peachtree and Piedmont roads and within walking distance of the Buckhead MARTA station. The apartment community’s units feature 9-foot ceilings, walk-in closets, white quartz countertops, stainless steel appliances, full-size washers and dryers, private balconies and open floor plans for studio, one- and two-bedroom residences. ELDERSBURG, MD. — Wal-Mart Stores Inc. has opened a 189,000-square-foot Walmart Supercenter at Eldersburg Commons, a $50 million redevelopment of the former Carrolltown Mall in Eldersburg. Additional tenants joining Walmart include T.J. Maxx, Ulta Beauty, Olympia Sports, Petco, Noodles & Co., Vitamin Shoppe, Chipotle Mexican Grill, AT&T, Sleepy’s, Dental Care at Eldersburg Commons, Jimmy John’s and MOD Pizza. KLNB is handling the leasing assignment at Eldersburg Commons on behalf of the developer, Black Oak Associates.
MONTGOMERY, ALA. — Retail Specialists LLC has opened 79 Commerce, a mixed-use development comprising apartment units and retail space in downtown Montgomery. The property is located on Bibb Street across from the Montgomery Convention Center. The project features 54 Class A apartment residences and 15,800 square feet of ground-floor retail space. Mellow Mushroom, a pizza eatery chain, plans to open its new restaurant at the development by the first quarter of 2016. Retail Specialists developed the project and is leasing and managing the project’s retail portion. Partners Realty is managing and leasing the residential portion of 79 Commerce. The design team includes architect Live Design Group, general contractor Brasfield & Gorrie and engineer Goodwyn, Mills and Cawood. Golden Bell Capital, a REIT based in Birmingham, and Iberia Bank provided construction financing.
