LAKEWOOD RANCH, FLA. — A joint venture between Ryan Cos. US Inc., PGIM Real Estate and ParkSprings Development has begun construction on Renata at Lakewood Ranch, a 502-unit multifamily project within the 33,000-acre master-planned Lakewood Ranch community, which is located between Sarasota and Tampa. The project, which will span 37 acres, is slated for completion in 2024, with preleasing to start next year. Renata at Lakewood Ranch will consist of a series of four-story walk-up apartment buildings comprising a mix of one-, two- and three-bedroom floor plans with an average unit size of approximately 985 square feet. Amenities will include resort-style pool, spinning room, yoga room, free weights, bar games, a golf simulator, putting green, dog spa and dog park, lawn sports, multiple barbecue areas, walking trail around the property’s central lake, sand volleyball courts, conference and office rooms for remote workers and a private beach. Ryan and ParkSprings are co-developers, and Ryan is the general contractor. PGIM Real Estate is the equity partner on the deal, and Wells Fargo is providing debt financing. Renata at Lakewood Ranch is Ryan’s third project within Lakewood Ranch.

CINCINNATI — Northsiders Engaged in Sustainable Transformation (NEST) and Pennrose have opened John Arthur Flats, Cincinnati’s first LGBTQ-friendly affordable seniors housing community. Located in the Northside neighborhood, the development adds 57 affordable units for residents age 55 or older. The three-story, elevator-serviced building includes studio, one-, and two-bedroom apartments available for residents earning 30 to 60 percent of the area median income, with rents ranging from $444 to $1,212 per month. The new community helps meet the demand for inclusive, affordable housing in the region, where the National Low-Income Housing Coalition reports only 43 available rental homes per every 100 low-income renters in Ohio. Studies also show that LGBTQ seniors experience higher rates of housing discrimination and poverty, making them especially at risk of housing vulnerability. The community is named in recognition of the late John Montgomery Arthur, a Cincinnati native and husband of the plaintiff in the Supreme Court case that legalized same-sex marriage in the United States. PCCP, Panattoni Break Ground on 192,078 SF Green Acres Distribution Center in Spokane Valley, Washington

SPOKANE VALLEY, WASH. — A joint venture between PCCP and Panattoni Development Co. has started construction of Green Acres Distribution Center, a speculative, Class A distribution facility at 17770 E. Euclid Ave. in Spokane Valley. Slated for completion in third-quarter 2023, the 192,078-square-foot building will offer 30-foot clear heights and rear loading capabilities. The asset is situated on 9.8 acres. The Spokane Valley area offer an abundant labor pool and access to Interstate 90, as well as Union Pacific and Burlington Northern Santa Fe railroad lines.
WASHINGTON, D.C. — Standard Real Estate Investments LP, a minority-owned national real estate investment and development firm with offices in Washington, D.C., and Los Angeles, has purchased the Senator Square and East River Park shopping centers in northeast Washington D.C. The centers span 13 acres and are entitled and programmed for a $650 million mixed-use redevelopment that will bring 1,500 residential units, including approximately 300 affordable housing units, and 120,000 square feet of retail space to D.C.’s Northeast Heights district. National Housing Trust is developing 110 of the project’s 300 affordable housing units in a standalone building. The Black Economic Development Fund, which is managed by affiliates of the Local Initiatives Support Corp., and Forbright Bank provided construction financing for the development. The site is located within walking distance of the Minnesota Avenue Metro Station and near a build-to-suit office project that Trammell Crow Co. is developing for the District of Columbia’s Department of General Services. The construction timeline for the development was not disclosed.
UNION, N.J. — A partnership between two New Jersey-based firms, Diversified Properties and Fidelco Realty Group, has completed Summit Court, a 396-unit multifamily project located in the Northern New Jersey community of Union. The property features one- and two-bedroom units and amenities such as a pool, outdoor grilling and dining stations, a fitness center, gaming lounge, pet play area and a catering kitchen. Rents start at $2,365 per month for a one-bedroom unit.

Crystal is located about five miles north of Minneapolis. Designed by Wold Architects & Engineers, the 53,300-square-foot facility features workspaces, a secure evidence storage area, indoor fleet storage and a dedicated space for K9 officers. The building also includes a detention space, garage, locker rooms and offices.
Tennessee Titans, Local Government Agree to Terms for New $2.1B Enclosed Stadium in Nashville

NASHVILLE, TENN. — The NFL’s Tennessee Titans and the Metropolitan Government of Nashville and Davidson County (Metro) have agreed to terms to bring a new $2.1 billion football stadium to Nashville’s East Bank district. The enclosed stadium will span 1.7 million square feet and will be situated near the Cumberland River to the east of the Titans’ current arena, Nissan Stadium. The site for the new stadium currently comprises surface parking lots. Once complete, the project will represent the largest building project in the Metro’s history and will attract marquee events such as the Super Bowl and CMA Fest country music festival, according to ESPN. “When my father brought this team to Tennessee 25 years ago, I don’t think he could have imagined a better home for our organization,” says Titans controlling owner Amy Adams Strunk. “The way the people of Tennessee have embraced this team as their own is truly something special, and I am thrilled that with this new agreement, we will cement our future here in Nashville for another generation.” Funding for the new stadium comprises four categories, with football-related sources (i.e. the Titans, the National Football League and personal seat license sales) representing the largest source …
KANSAS CITY, MO. — Community Builders of Kansas City (CBKC) has completed The Rochester, a $12.6 million apartment project on the city’s East Side. The 81,400-square-foot property is home to 64 units and is named after the late Rochester Charles Gatson, former CBKC president. The Rochester rounds out CBKC’s mixed-use development on Dr. Martin Luther King Jr. Boulevard, including KC Sun Fresh on the Boulevard, a grocery store now owned and operated by CBKC. Amenities at The Rochester include a fitness center, rooftop terrace and yard with grilling areas. Monthly rents start at $1,050. Slated for a mid-year 2023 completion, the rear-load facility will offer 36-foot clear heights, 63 dock-high truck doors, two drive-in doors and parking for 338 cars and 74 trailers.
