CHICAGO — FitzGerald Associates Architects has completed the renovation of the Stony Island Arts Bank in Chicago. The former 26,000-square-foot bank, located in the Grand Crossing neighborhood, has been converted into an arts and cultural center. FitzGerald served as the primary architect for the restoration and oversaw the $4.5 million project. The bank was originally built in 1923 and was designed by Williams Gibbons Uffendell. The bank stood vacant for more than 20 years before community artist Theaster Gates acquired it in 2012. Gates purchased the three-story building from the City of Chicago for $1. The renovated facility will serve as an exhibition venue and platform for art installations. FitzGerald directed the full interior and exterior repair and restoration of the bank building. Exterior repairs included limited replacement of the building’s terra cotta façade, replacement of the windows in compliance with historic guidelines and restoration of the original cast iron entrance. Interior restoration included retention of the coffered plaster ceiling in the original banking hall, ornamental plaster detailing throughout the first floor and terrazzo flooring. ANN ARBOR, MICH. — Hunter Pasteur Homes recently broke ground on a new condominium community in Ann Arbor. Arbor Chase will consist of 12 buildings with a total of 92 condominiums. Each building will feature up to eight units with sizes ranging from 1,290 square feet to 1,550 square feet. Each unit will include two bedrooms and up to two-and-a-half baths. Amenities include private entrances, private parking, updated flooring, granite countertops, tiled showers and studio ceilings on the second floor. Sales prices range from $225,000 to $255,000 per unit. Completion of the first buildings is slated for early 2016.

Fort Wade Road Office Park Jacksonville

JACKSONVILLE, FLA. — International Management Co. (IMC) will break ground this week on a three-story, 62,751-square-foot office building located at 203 Fort Wade Road in Jacksonville. The property will be situated within the Fort Wade Road Office Park in Jacksonville’s Ponte Vedra/Nocatee submarket. Jacksonville-based IMC has selected CBRE as the landlord representative for the new building. Lou Nutter of CBRE will oversee the listing. IMC expects to complete the property by July 2016.

NEW YORK CITY — Construction has topped out for 252 East 57th Street, a 65-story condominium tower in New York City. Developed by World Wide Group and Rose Associates, the tower has reached its highest point of more than 700 feet. Designed and constructed by SOM, DeSimon, Flack + Kurtz, SLCE Architects and Lend Lease LMB Inc., the tower features a curved glass façade that amplifies the residential surface areas and offers views of Manhattan, Central Park and the East River. Upon completion the tower will feature 93 condominiums in two-, three-, four- and five-bedroom configurations. On-site amenities include a gated porte-cochere and a residents’ club with a terrace, pool and spa. Occupancy is slated for late 2016, with residences starting at $4.5 million.

MARINA, CALIF. — AMCAL Monterey Bay LLC has opened The Promontory, a 174-suite, 579-bed off-campus student housing development near the campus of California State University at Monterey Bay. The development is comprised of three four-story buildings featuring 174 fully furnished suites, in which students share a common kitchen and living room in the two-, three-, and four-bedroom housing pods. Each bedroom has its own bathroom, and each individual bedroom locks for privacy and security. Each of the three buildings also features an interior courtyard for studying and socializing. The community shares 6,500 square feet of interior common amenities that include study rooms, a cyber cafe with kitchen facility, computer lab, theater, game room and fitness center, as well as an outdoor basketball court. AMCAL Monterey Bay LLC purchased the 8.27-acre parcel of land from the City of Marina in January 2014. The project is privately funded by Bank of the West and private equity financed. Construction was completed in 18 months, which included the demolition of the abandoned Fort Ord Motor Pool. ROUND ROCK, TEXAS — W2 Real Estate Partners is set to move forward with a 400,000-square- foot, Class A office campus called Frontera Ridge. The development will be located on the last major land parcel within the 328-acre La Frontera mixed-use development, directly fronting State Highway 45 in Round Rock. The $100 million office project, which can be expanded to 800,000 square feet, is expected to receive both city of Round Rock and Texas Commission on Environmental Quality site development permits within the fourth quarter of this year. Frontera Ridge will target LEED Silver certification and will include a structured parking garage with five spaces per 1,000 square feet. Developer W2 has partnered with STG Design and TBG Partners to handle the architecture and land planning, respectively. The two buildings, designed with 40,000-square-foot floor plates, will rise five stories.

DALLAS —Harwood International has announced it will develop a new office tower known as 2850. Designed by Dallas-based HDF, the Class A office tower features 22 floors totaling 228,000 square feet. It will be the ninth development in the master-planned district of Harwood. The ground level of the building will include over 12,000 square feet of retail and restaurant space with adjacent gardens and outdoor seating. The gardens are continued on the ninth level with 20,000 square feet of green roof terraces. The building is topped off with 11,000 square feet of office space and two roof gardens. The 18-block district of Harwood has building rights to over 12 million square feet of condominium, office, retail, and multifamily developments.

SKOKIE, ILL. AND ST. LOUIS, MO. — Associated Bank has financed the development of a new storage facility and parking garage for $14.4 million. Metro Storage received $8.1 million to acquire and reposition a vacant retail center at 3240 W. Touhy Ave. in Skokie, Ill., a Chicago suburb. The facility will be converted into 83,000 square feet of self-storage units that are climate-controlled. Metro Storage currently operates in 12 states. Green Courte Partners and The Parking Spot received $6.3 million for the acquisition and repositioning of a 1,758-space parking garage at Lambert-St. Louis International Airport in St. Louis. Edward Notz of Associated Bank arranged both loans.

Renaissance Atlanta Airport Gateway Hotel

ATLANTA — Grove Street Partners has closed financing for and will soon break ground on Renaissance Atlanta Airport Gateway Hotel in Atlanta. The 204-room hotel will be one of three hotels connected to Hartsfield-Jackson Atlanta International Airport. The other two, a Marriott and SpringHill Suites, were developed by Grove Street Partners in 2010. Marriott International will manage all three hotels, which are located adjacent to the Georgia International Convention Center and the ATL SkyTrain, an elevated train that connects the airport’s passenger terminal to the rental car center. Upon completion in March 2017, the hotel will feature 6,500 square feet of meeting space, a 3,200-square-foot ballroom, restaurant and bar.

PLANO, TEXAS —Alliance Architects Inc. has been selected to design a new regional office facility for APCON, a provider of network monitoring solutions. APCON is relocating to a new facility in Plano. Situated along President George Bush Turnpike, the three-story building features 58,000 square feet of Class A office space. APCON will occupy a significant portion of the building and the additional space will be available for other tenants. Building amenities will include a gym, elevated terrace and a ground-level outdoor patio. The building was designed using metal, stone, concrete and glass materials. These materials are utilized in the two-story atrium and continue throughout offices, technology labs, conference rooms and gathering spaces. Alliance Architects’ team members include Chad Michel, Barb Caires, Zach Weldy, Joseph Amos, Scott Franckowiak, Jordan Raymond and Kelsey Kupish.
