MURRIETA, CALIF. — Developer and operator Anthem Memory Care has broken ground on Vineyard Place, a $12.6 million memory care community in Murrieta, about 80 miles southeast of Los Angeles. Anthem expects to open the 38,000-square-foot, 66-unit community in summer 2016. Working with Anthem on developing and building Vineyard Place are CM Consulting, Markham Development Management Group, CBTwo Architects, Consolidated Contracting and LTC Properties, which is providing financing. Anthem, based in Lake Oswego, Ore., also operates a dementia care community in Chico, Calif., and four in Denver. It is currently developing three communities in the greater Chicago area.

Phase II King Mill Distribution South Atlanta

ATLANTA — Trammell Crow Co. and Allstate have acquired an additional 56.8 acres of land along I-75 in Henry County, part of the South Atlanta industrial submarket. CBRE Global Investors advised Trammell Crow and Allstate in the transaction. The land is adjacent to the venture’s 44-acre land site, which will house the King Mill Distribution Park, an 846,496-square-foot, Class A distribution center. The new 56.8-acre site will house Phase II of King Mill Distribution Park, which will comprise a 759,495-square-foot, Class A warehouse property. Phase II will feature 36-foot clear heights, trailer storage and employee vehicle parking, two separate entrances and a design that can accommodate multiple tenants served by separate entrances. Bill Hare of Burke Holdings represented the seller in the transaction. Mark Hawks and Trey Barry of CBRE will be the leasing team for Phase II of King Mill Distribution Park.

WESTPORT, CONN. — The Davis Companies has completed the renovation of an underutilized office park at 321-329 Riverside Ave. in Westport to create Westport Center for Health. The center offers 38,000 square feet of medical office space. The center is now open and The Davis Companies has executed leases with Village Pediatrics and Women’s Health Connecticut. The center is located directly off Interstate 95, less than one mile from the Westport Train Station and the town center. Sean McDonnell, Lori Baker and Eva Kornreich of Avison Young are handling leasing efforts for the property.

SPRING VALLEY, ILL. — Leopardo Cos. Inc. has completed the construction of Hall High School in Spring Valley at a cost of $32 million. Located approximately 57 miles north of Peoria, the 134,000-square-foot school replaces a 100-year-old facility. Hall High School includes a main academic building, athletic complex and performing arts center. The athletic complex is made up of two gymnasiums, a weight training and fitness room, locker rooms and a concession area. The performing arts center includes a stage with sound and recording systems, art and food labs, a kiln room and a set design area with a cafeteria and kitchen. The high school opened in September.

PLANO, TEXAS — Lincoln Property Co. has debuted its latest Plano properties, named Legacy VI and VII. Built by Bob Moore Construction, Legacy VI and VII include 245,508 square feet of speculative office and tech center space on a 24-acre, three-building campus. Legacy VI includes two 60,428-square-foot flex/tech centers. Legacy VII is a 124,652-squre-foot, two-story office building. The building’s corners and main entrances include spandrel glass curtain wall windows. The lobby is finished with glass, steel, wood and tile. All three buildings were constructed with tilt-up construction. The campus also includes 1,463 parking spaces spanning 582,522 square feet.

WEST CONCORD, MASS. — Oaktree FX, a partnership between Oaktree Development and FX Investments, has opened Brookside Square, a transit-oriented, mixed-use development in West Concord. The $32 million property features 74 luxury apartments and 36,000 square feet of commercial and office space within a short walking distance to the West Concord Commuter Rail Station. The property features a mix of studio, one- and two-bedroom units priced from $1,755 to $3,265. On-site amenities include an underground parking garage, community room with gas fireplace and WiFi access, fitness center and a community deck overlooking Nashoba Brook. The property is managed by WinnResidential.

BLOOMINGDALE, Ill. — Seniors housing developer Koelsch Senior Communities has started construction on Lakeview Memory Care Community in Bloomingdale, about 25 miles west of Chicago. The 46-unit, 65-bed memory care community totals 33,958 square feet and will cost $13.3 million to complete. Koelsch expects to open the community’s doors in October 2016. RJ Development Services is the developer of the community. Olympia, Wash.-based Koelsch will be general contractor, interior designer and, when complete, operator of the community. Wedgwood Architects of Vancouver, Wash., provided architectural services. Koelsch owns and operates 17 seniors housing communities in Arizona, Montana, Idaho, Washington, Texas, Illinois and California.

PLANO, TEXAS — Palladium USA International has purchased 2.1 acres in Plano’s Legacy West development to build a 30-story high-rise. The apartment tower will feature 312 rental homes and will be located at the southwest corner of the future Columbus Avenue and Windrose Avenue. Palladium USA worked with the Legacy West master developer, Fehmi Karahan, in the architectural design of the building. The development will be the tallest building in Collin County and will include an eight-level parking garage under the residential tower containing 500 parking spaces. The gross building area will exceed 410,000 square feet, with an average unit size of 1,070 square feet. The tower will be a glass curtain wall system in an oval design. Humphreys & Partners Urban Architecture is the architect for the development. A 9,000-square-foot leasing/lobby center on the ground floor will contain a bike storage room with maintenance and wash area to accommodate 60 bicycles. Other amenities include seven car-charging stations, a pet washing and grooming room, conference room and business lounge and a separate lounge with catering kitchen and outdoor patio. Broadstone Plantation Alliance Residential

PLANTATION, FLA. — Alliance Residential Co. has purchased a 12-acre parcel of land located at 6901 W. Sunrise Blvd. in Plantation, roughly 30 miles north of Miami, for $7.5 million. The Phoenix-based developer plans to build a 250-unit apartment community tentatively named Broadstone Plantation at the site. The lakefront property will feature a community clubhouse, pool, fitness center and dog park. Steve Hyatt of Berger Commercial Realty represented Alliance in the land transaction. The seller was William Murphy of Sunrise Properties and Investments #14 LLC. Hyatt also represented Alliance in its $22.1 million purchase of a 4.3-acre parcel in Fort Lauderdale, where the developer will build the 394-unit Broadstone Harbor Beach.

Spring Arbor of Salisbury Memory Care Midlothian

MIDLOTHIAN, VA. — Blacksburg, Va.-based developer HHHunt has broken ground on Spring Arbor of Salisbury Memory Care in Midlothian, about 15 miles west of Richmond. The memory care community will occupy a 48,275-square-foot building adjacent to Spring Arbor of Salisbury, one of HHHunt’s six existing senior living communities in Virginia. HHHunt expects to open the community in the fall of 2016. HHHunt currently owns and manages 21 communities in Virginia, North Carolina and Maryland, with more in various stages of development.
