CHAMBLEE, GA. — S.J. Collins Enterprises will break ground in October on Peachtree Crossing, a 107,160-square-foot grocery-anchored power center in Chamblee, an eastern suburb of Atlanta. The 11-acre site is situated at the intersection of Peachtree Boulevard and Peachtree Road. Whole Foods Market will anchor the project with a 45,000-square-foot store. Other announced tenants include Zoe’s Kitchen, Chipotle Mexican Grill, YEAH! BURGER, Taqueria del Sol and Tokyo Belly. The project will also feature mini-parks, bike racks, play areas for children, a pedestrian trail, connection to the Keswick Trail, public art area and electric vehicle charging stations. S.J. Collins expects to deliver Peachtree Crossing in the first quarter of 2017. Retail Leasing Advisors and Dart Retail Advisors are leasing the project. United Community Bank and The PrivateBank provided construction financing for the project.

DETROIT — The Henry Ford Health System has begun planning a new $110 million cancer center as part of its $500 million expansion and improvement of 300 acres in Detroit. The 144,000-square-foot cancer center will be five stories and include a rooftop garden and skywalk to connect it to Henry Ford Hospital. Completion is slated for summer 2018. Site planning for the facility will be completed by the end of the year. Groundbreaking is slated for spring of 2016. The cancer center will anchor Henry Ford Hospital’s South Campus expansion project. The 10- to 15-year vision for the expansion project includes adding green space and commercial, retail and housing developments. Clinical and support services for each type of cancer diagnosis will be located on the same floor in the new facility, offering a multidisciplinary experience to patients. Surgery will continue to be performed at Henry Ford Hospital. The facility will be funded by internal and philanthropic support.
LAKEVIEW, ILL. — Centrum Partners LLC has broken ground on a five-story, 36-unit apartment building, Centrum Lakeview, located at 3400 N. Lincoln Ave. in Lakeview, a Chicago suburb. The project is slated for completion in 2016, and the 40,000-square-foot building will offer one- and two-bedroom apartments ranging from 535 to 1,036 square feet. Unit amenities include floor-to-ceiling windows, modern kitchens and upgraded bathrooms. Community amenities include a fitness room, billiard room, secure bike storage, same-day dry cleaning and package storage. The complex will have 6,000 square feet of retail space on the first floor. The property is located adjacent to the ‘L’ Brown Line stop at Paulina. All building materials have been sourced locally, and Centrum has plans to add a green roof, electric car charging station and a recycling program. Centrum acquired the property from KF Lakeview LLC in 2014. The building was vacant at the time of sale. Centrum Lakeview is one of the first developments approved under the city’s 2013-revised TOD (Transit Oriented Development) ordinance.
HOUSTON — Thor Equities has secured construction financing for Kirby Collection, a new mixed-use development at 3200 Kirby Drive in Houston. The 1 million-square-foot residential, office, retail and entertainment development is located in the River Oaks neighborhood of Houston, bounded by Kirby Drive and West Main, Colquitt and Lake streets. The project features a 25-story, 385,000-square-foot residential tower with 199 apartments comprising seven two-story townhomes and seven two-story loft spaces with private yards. The residences will overlook a deck with more than an acre of landscaped amenities, including a pool with cabanas, fire pits and a bar area. Kirby Collection’s 13-story, 210,000-square-foot, Class A office building is located near downtown Houston, the Galleria/Uptown District, Greenway Plaza and the Texas Medical Center. The development is scheduled to break ground in October and open in the fourth quarter of 2017. Richard Keating is the design architect for Kirby Collection, and Dianna Wong Architecture + Design is the interior designer. Houston-based Kirksey is the architect of record.
WOODBRIDGE, N.J. — T.J. Maxx has opened a new location at St. Georges Crossing in Woodbridge. Levin Management constructed the freestanding 23,000-square-foot store on an underutilized parcel of land adjacent to the original St. Georges Crossing site. Levin spearheaded the off-market land purchase, secured the T.J. Maxx lease and obtained site plan approval for the new building, which enabled the firm to bring the nationally recognized tenant to the 340,000-square-foot shopping center. Current tenants include ShopRite, P.C. Richard & Son, PetSmart, Pier 1 Imports, Golf Galaxy, Shannon Rose, AutoZone, Bertucci’s, Wine Country, Verizon Wireless, European Wax Center, Visionworks and Taco Bell, among others.
SCHAUMBURG, ILL. — Ryan Cos. has broken ground on a 67,000-square-foot, $13 million Toyota showroom and service center for Resnick Automotive Group. The new facility, which is located at 875 W. Golf Road in Schaumburg approximately 30 miles outside of Chicago, will replace the original showroom, which was built on the same site in 1978. Demolition of the existing structure started in August. The project is slated for completion by mid-year 2016. During construction of the new facility, Schaumburg Toyota is operating out of a temporary facility located at 125 W. Higgins Road. Space in the 67,000-square-foot building will include a 14,000-square-foot showroom, a 24,000-square-foot service center area, 3,500 square feet of office space and a 2,000-square-foot staff break room and lounge. Additionally there will be 5,000 square feet of storage, including 3,500 square feet of mezzanine storage area. The property, situated on 5.6 acres, will feature 15-foot, floor-to-ceiling glass in the showroom and a covered outdoor showroom that will allow 10 or more cars to be displayed.
CHARLOTTE, N.C. — Dominion Realty Partners has closed on the $8.5 million purchase of a five-acre site on West Trade Street in Uptown Charlotte from Bank of America. The developer will soon begin construction at the site on 1010 West Trade, a 294-unit apartment community. The five-story apartment development will wrap around a parking deck and an interior amenity courtyard that will feature a saltwater pool, grilling stations with big-screen TVs, backyard sports lawn and gathering spaces. Other amenities will include a business center, cyber café, fitness center, clubroom and a demonstration kitchen. Chris Swart of Lincoln Harris represented the seller, and Beau McIntosh of Capstone Apartment Partners represented Dominion Realty Partners in the land purchase. Architectural firm Rule Joy Trammell & Rubio designed 1010 West Trade, and VCC is the general contractor overseeing construction of the project.
COVINGTON, LA. — Gulf States Real Estate and Construction Services has begun construction on two new office buildings in the Tammany West Multiplex Business Park located along I-12 and Highway 1077 in Covington, roughly 41 miles north of New Orleans. The larger project is the 22,000-square-foot PSX Corporate Office Building, an owner-occupied project that will house PSX Corporate’s offices, a warehouse and an assembly facility. PSX Corporate provides visual arts and special effects for casinos and other entertainment venues. The second building is a 10,450-square-foot project that Gulf States is developing for Durham Properties LLC. This building will be available for lease. Gulf States expects to complete both buildings in late spring 2016. These buildings are the fourth and fifth office projects developed by Gulf States this year.
Winn Companies Converts Building into Senior Apartments in $20.7M Adaptive Reuse Project

ALBANY, N.Y. — Winn Companies, in partnership with Albany Housing Authority, has opened Livingston School Apartments in Albany after a $20.7 million adaptive reuse project. The company converted the four-story, 230,000-square-foot historic building into 103 units of mixed-income housing for seniors. The new property features 12 studio apartments, 76 one-bedroom apartments and 15 two-bedroom apartments. Eleven units are handicapped accessible and five are equipped for hearing or visually impaired residents. The Architectural Team served as architect and Keith Construction served as general contractor on the project, which was funded by federal and state low-income housing tax credits, and federal and state historic tax credits. Winn Companies includes Winn Development and Winn Residential. With the addition of Livingston School, Winn Residential now manages 9,200 apartments at 58 residential properties in New York State, as well as more than 4,000 homes for members of the U.S. Army at Fort Dunn.
MINNEAPOLIS — Mortenson Construction has topped out the U.S. Bank Stadium, future home of the Minnesota Vikings. Topping out is a major milestone celebrated when the highest or last steel beam is placed in a building under construction. Mortenson broke ground on the project 21 months ago and the stadium is now 75 percent complete and is set to open in July 2016. More than 11,000 tons of steel help make up the roof of the facility, including the 989-foot-long, 1,700-ton ridge truss, which stands 214 feet above the playing field. The stadium will seat 65,000 people and span 1.7 million square feet. Mortenson Construction and Thor Construction are managing the building project. The Minnesota Sports Facilities Authority will own and operate the stadium. In early 2013, the Vikings and the University of Minnesota negotiated a use agreement allowing the Vikings to play the 2014 and 2015 seasons at TCF Bank Stadium on the university’s campus.
