LITTLE ELM, TEXAS — Victory Real Estate Group, a commercial development and investment firm based in Dallas, has begun construction on a seven-acre tract located on the east side of FM 423, just south of Little Elm Parkway between Eldorado Parkway and FM 720/Main Street. The site will house Victory at Creekside, a mixed-use retail development that will include six pad sites, along with a 6,000-square-foot retail center. Victory anticipates completion of Victory at Creekside by the end of this year. The new retail center is 100 percent leased to tenants such as Fast Lane Car Wash, Jack in the Box, Taco Villa and Kiddie Academy Child Care.

MOUNT PLEASANT, MICH. — Construction is underway on a $95 million biosciences building at Central Michigan University in Mount Pleasant. Clark Construction Co. began working on the four-story, 169,000-square-foot building in July with a projected completion date of September 2016. The first academic classes are scheduled to begin in the new building in January 2017. The facility is the largest capital project ever in CMU’s 120-plus year history. The building will provide classrooms, laboratories and faculty offices. The research facilities will include equipment storage, prep areas, a laboratory to research infectious diseases, an isotope laboratory, imaging center, herbarium and vivarium to replicate aquatic conditions for research.
NASHVILLE, TENN. — GBT Realty Corp. has acquired a one-acre site in Hillsboro Village, a historic Nashville neighborhood, from Regions Bank with plans to develop a $45 million mixed-use project. The site is located at the corner of 21st Avenue South and Wedgewood Avenue. The plans for the development, known as Village 21 at Regions Park, include 22,000 square feet of retail space and 101 Class A apartment residences. Regions Bank will operate a 3,800-square-foot bank branch in the retail portion, which will also include a two-story, 6,000-square-foot restaurant. Regions will occupy a temporary, on-site facility during construction, which is scheduled to wrap up in spring 2017. The multifamily portion of Village 21 will feature a courtyard deck that includes a pool, outdoor grilling area and fire pit. Other amenities will include a fitness center, yoga lawn, clubroom and surface and below-grade parking totaling 250 spaces. The development team includes EOA Architects, Yates Construction, Littlejohn Engineering and Waller Law Firm.
BEE CAVE, TEXAS — Work has begun on a 126,000-square-foot, mixed-used project in the Austin suburb of Bee Cave. The first phase of the project will consist of 46,000 square feet of retail space. Construction on the first phase is expected to last 10 months. Immediately following, a second phase will begin consisting of an 80,000-square-foot office condo concept available to buy or lease. Pathfinder PFP Retail LLC is developing the project, while Austin-based brokerage firm St. Croix Capital Advisors is handling the marketing and leasing. Jay Macliver with Construction Strategies Management Group, a sister company to the brokerage house, is overseeing construction of the development. Two retailers have signed on board; Pioneer Bank will have a 3,000-square-foot branch, pending regulatory approval. Also Serasana, a day spa, will occupy 3,500 square feet. Southstar Bank is the lender for Gateway to Falconhead, IE2 is the construction firm, Land Strategies is the land planner, Gary Shaw is the architect and Garrett Ihnen is the engineer.
LAKE WORTH, FLA. — Big Rock Partners, a national real estate management and development firm, will begin construction this month on Atria at Villages of Windsor, a Class A seniors housing community in southern Palm Beach County. Big Rock is developing the community on a 22.5-acre site in the Villages of Windsor development. The new community will offer a total of 186 independent living units, 78 assisted living apartments and a 54-unit memory care building. Ventas Inc., one of the largest REITs in seniors housing, will provide equity capital and be the principal owner of the community when finished. Wells Fargo will provide construction financing. The finance advisor is Walker & Dunlop. Gensler is providing architectural services, and Moss & Associates is the construction manager. Atria Senior Living, which operates 180 senior living communities throughout the U.S. and Canada, will operate and market the community. Big Rock expects the community to open in the summer of 2017.
HAYWARD, CALIF. — The City of Hayward recently broke ground on three new multifamily communities. The properties are situated on the site of the former South Hayward BART overflow parking lots. Eden Housing is developing two affordable communities off Mission Boulevard that will provide a total of 151 affordable apartments near the South Hayward BART station. AMCAL Equities is developing a market-rate community of 206 luxury apartments off Dixon Street, adjacent to the BART station. Both developments received transit-oriented development grants from the California Department of Housing and Community Development. The Eden Housing development is known as the South Hayward BART Family & Seniors Communities. The two affordable rental communities will be composed of adjacent five-story, standalone buildings that share a common courtyard. They will provide 87 affordable rental apartments for families and 64 affordable rental apartments for seniors, aged 62 or older. AMCAL’s development is known as Cadence. The community will feature one- and two-bedroom, market-rate apartments. Amenities will include a state-of-the-art fitness center with separate yoga room, a resident lounge, pool and spa deck, clubhouse, business center, pet spa, self-service bike parking and repair, and package concierge service.
DUBLIN, OHIO — Crawford Hoying has started Phase I for the mixed-use Bridge Park development in Dublin, a suburb of Columbus. Hoying is the Ohio-based developer spearheading the $350 million project. The first of the three-phase development spans 30 acres and will include 269,000 square feet of restaurant, office, retail and personal services space, two 850-space parking garages, as well as 382 luxury apartment units and 42 condominiums. Phase I will also include more than $155 million in public improvements, of which the City of Dublin will contribute $43.1 million. Slated for a fall 2016 completion, Crawford Hoying is expected to release its first tenants for Phase I in the coming weeks. This fall, Phase II of the project is slated to break ground, with tenants and development anticipated to be coming online in early 2017. Plans for Phase II include a 150-key hotel, a 500-person event center, as well as significant additions of office, retail, and for-sale and rental residential units. Upon completion, the entire Bridge Park project will include more than 1.1 million square feet of residential space, 220,000 square feet of Class A Office, 120,000 square feet of service retail and 92,000 square feet of restaurants.
KATY, TEXAS — InSite Realty Partners and Urban Cos. have formed a partnership to develop Phase II of Grandway West following a pre-lease commitment for 21,066 square feet from Severn Trent Services Inc. Grandway West is a five-building office development that will total 780,000 square feet when complete. The co-developers have commenced construction on Phase II, which will span 124,017 square feet and be ready for occupancy in March 2016. Transwestern’s Paul Wittorf, Eric Anderson and Parker Burkett are providing leasing services on behalf of the co-developers. In 2011 and 2012, the Class A office market in Katy had vacancy in the 4.5 percent to 6.5 percent range. From 2013 through mid-year 2015, Class A vacancy rose to the high-11 percent range as an increase in construction activity brought new supply to the area. Grandway West is a 56-acre office development located one mile north of I-10 with frontage on the Grand Parkway. Phase I, totaling 83,912 square feet, is 90 percent leased. Phase II has 109,179 square feet available for pre-lease following the Severn Trent Services transaction.
CONCORD, N.C. — Beacon Partners will soon begin construction on a 143,670-square-foot industrial facility within RiverOaks Corporate Center, a 1.4 million-square-foot industrial park located in Concord, roughly 24 miles north of Charlotte. The new facility will be located one mile east of I-85, five miles north of I-485 and near Concord Regional Airport. Matt Greer and John Cashion of JLL represented an undisclosed tenant in a 73,667-square-foot pre-lease at the facility. The tenant plans to move into the building in spring 2016. The design team for the new facility includes general contractor Choate Construction, architect Merriman Schmitt and civil engineer ColeJenest & Stone.
STILLWATER, OKLA. — Progress Builders has selected Greystar Student Living to manage Progress405, a new apartment development in Stillwater. The 544-bed student housing community will be located at 1520 N. Boomer Road at the cross streets of Boomer Road and Bennett Drive. The new development is within walking distance of the Oklahoma State University campus and Boone Pickens Stadium. Progress405 will include one-, two- and four-bedroom apartment homes ranging in size from 548 to 1,640 square feet. Units will be fully furnished and will feature private bedrooms and bathrooms. Interior finishes will include quartz countertops, stainless steel appliances and wood-style plank flooring. The project’s community amenities will include a clubhouse with a lobby fireplace, study areas with Wi-Fi, a fitness center with locker rooms and showers, tanning beds, an entertainment lounge with billiards tables, sand volleyball court, a zero-entry swimming pool and a sun deck with cabanas and grilling stations. The pet-friendly community is close to Stillwagon Dog Park and Boomer Lake. Construction is expected to be completed by fall 2016.
