CUPERTINO, CALIF. — Sand Hill Property Co. has announced plans to transform Vallco Shopping Mall into The Hills at Vallco, a mixed-use town center. The $3 billion redevelopment will completely transform the property into 2 million square feet of office space and mixed-use buildings, including 680 market-rate apartments, 80 affordable housing units and 40 apartments for seniors. The development will also be home to a 3.8-mile trail network for jogging and walking, vineyards, orchards, organic gardens and an amphitheater. Retail, restaurants and entertainment, including an AMC Theater, bowling, ice-skating, and fitness and banquet facilities will be part of the project. The Hills at Vallco will also feature a 30-acre rooftop community park with a nature preserve.

CLIFTON, N.J. — Tulfra Real Estate has topped out an industrial building, raising the roof to a 27-foot clear height, as part of a $10 million repositioning. Located at 65 Industrial South St., the 202,000-square-foot building includes 28,000 square feet of built out office space. Tulfra plans to reposition the well-located, former Glaxo building for single-tenant use. Constructed in 1956, the single-story building previously underwent a renovation in 2014. Situated on 11 acres, the property offers access to Route 3, the New Jersey Turnpike and Garden State Parkway.

FORT WORTH, TEXAS — The final steel beam has been placed on the new Texas Health Huguley Hospital, signifying the project has reached its maximum height. The facility is both designed and constructed by Dallas-based The Beck Group and will be completed in summer 2016. The six-story facility will total 234,300 square feet and include a new public lobby on the ground floor, a women’s services floor with two C-section suites, eight labor and delivery rooms, 20 postpartum rooms and a nursery, three levels with medical/surgical units and 36 inpatient beds per floor.

Brigham Building Charlotte

CHARLOTTE, N.C. — Bissell has started construction on Brigham Building, a speculative 287,507-square-foot office building within Ballantyne Corporate Park in Charlotte’s Ballantyne office submarket. The 10-story building will be located at 11625 N. Community House Road and will overlook the 12th hole of The Golf Club at Ballantyne. The project team, which includes architect LS3P Associates and general contractor Rodgers Builders, is aiming for LEED Gold certification. Upon completion in November 2016, Brigham Building will feature a two-story lobby, glass exterior curtain walls, free structured parking and balconies on the third and 10th floors. In addition to Brigham Building, Bissell has plans for the next phase of speculative development on the east side of Ballantyne Corporate Park. The plan presently includes a campus of three 10-story buildings and one six-story building, totaling more than 900,000 square feet, as well as a 150-room hotel with event space.

ROCKVILLE, MD. — Atlanta-based Gables Residential has completed Gables Upper Rock, a four-building, 551-unit upscale apartment community in Rockville, a Maryland suburb of Washington, D.C. Located at 40 Upper Rock Circle near I-270, the apartment community is the residential component of Rockville’s Upper Rock District, a mixed-use development that includes office space and will eventually house retailers. Gables Upper Rock features two community swimming pools, a lounge, grilling stations, 20-foot outdoor movie screen, fitness center, club room with a bar, foosball and billiards, a cyber cafe, bocce ball court, Zen garden, private meeting room and an onsite dog park and dog grooming station.

Walgreens-Teaneck-NJ

TEANECK, N.J. — Win Development has submitted construction and engineering plans to the City of Teaneck and Bergen County, N.J., for final building plan approval for a new Walgreens location in Teaneck. Demolition of the existing structure and construction of the 10,737-square-foot Walgreens will begin immediately upon purchase of the property. Weiss Realty Co. Inc. assembled three properties — previously occupied by a gas station at 520 Cedar Lane and several defunct stores and restaurants — for the new development on behalf of Win Development. “Walgreens adds an important asset to Teaneck’s central business district and introduces a new use on a site that has been underutilized for many years,” says Jaime Weiss, president of Weiss Realty Co. Inc. All governmental approvals are expected at the beginning of September, with Win Development closing on the purchase of the property by mid-September. The new Walgreens is slated to open next summer and the property will feature on-site parking and exits on both Cedar Lane and Alma Terrace.

CHICAGO — Associated Bank has completed a $1.45 million construction loan for the conversion of an existing office building into an apartment property. City Pads LLC is developing the property, which will feature 10 apartments at 5701 N. Ashland Ave. in Chicago’s Andersonville neighborhood. The completed project will offer eight two-bedroom and two one-bedroom units, with one affordable apartment that will be rented at 60 percent of the rental rate. All units will feature condo-quality finishes including granite countertops, stainless steel appliances, hardwood floors, individual HVAC, updated bathrooms and on-site parking. Michael McGovern of Associated Bank originated and managed the loan.

LogistiCenter at 275 Erlanger Kentucky

ERLANGER, KY. — Nevada-based Dermody Properties, in a joint venture with Hillwood Investment Properties, plans to develop an 898,560-square-foot facility in Erlanger for Wayfair Inc., an online home furnishings and décor retailer. The facility will be located on a 52-acre site at 1600 Donaldson Road adjacent to the Cincinnati/Northern Kentucky International Airport (CVG). Dermody Properties and Hillwood leased the land site from CVG earlier this year. The facility, known as LogistiCenter at 275, will be the largest single development by square footage in the history of Dermody Properties. DTZ represented Wayfair in the lease transaction. Paul Hemmer Co. is the general contractor on the project. Construction is expected to be complete in the second quarter of 2016.

Anthem on Ashley Atlanta Old Fourth Ward

ATLANTA — North American Properties (NAP) has begun construction on Anthem on Ashley, a 245-unit luxury apartment community in Atlanta’s Old Fourth Ward neighborhood. The property will front Historic Fourth Ward Park and will be situated a short walk from the Atlanta Beltline’s Eastside Trail. The property will feature 6,000 square feet of ground-level retail and commercial space that will house a restaurant and coffee shop. Anthem on Ashley’s amenity package will include a resort-style pool, fitness center, clubroom, business center and a rooftop terrace. NAP expects to deliver the project in early 2017.

SAN FRANCISCO — Simon Property Group has opened the 185,000-square-foot expansion of San Francisco Premium Outlets, an upscale outlet mall in San Francisco featuring retailers such as Burberry, Coach, Kate Spade New York, MaxMara, Michael Kors and Prada. With the expansion, San Francisco Premium Outlets is now the largest outlet center in California. The expansion adds 30 new stores to the development, including CH Carolina Herrera, Catimini, ECCO, Rag & Bone New York, Scotch & Soda, Ted Baker London, Tory Burch, UGG Australia and Vince. An additional 20 stores will open in the next few weeks, according to Simon. Simon’s redevelopment and expansion projects, including the addition of new anchors, were underway at 28 properties in the U.S. as of June 30. Simon’s share of the costs of all development and redevelopment projects under construction at quarter-end was approximately $2.3 billion.
