CARROLLTON, TEXAS — Japan-based Daiso will be opening its first Texas location Carrollton Town Center, which was developed by NewQuest Properties. The 11,000-square-foot store will open to the public at noon on Friday. Daiso currently operates 3,300 stores worldwide with a total of 44 stores in the United States. The company plans to open 20 stores throughout Texas. Carrollton Town Center is located at 2540 Old Denton Road in Carrollton, a suburb of Dallas. The grand opening will be a weekend-long event. Carrollton Town Center is undergoing a $7 million facelift and will be anchored by a new 99 Ranch Market. In addition to Daiso, the development will feature other prominent Asian restaurants and retailers, such as Gen Korean, Kung Fu Tea and Dan Sung Sa.

HAP-East-Harlem-NYC

NEW YORK CITY — HAP Investments has broken ground on a multifamily property at the corner of Third Avenue and E. 121st Street in Manhattan’s East Harlem neighborhood. The company plans to develop a 17,500-square-foot vacant lot into a 120,000-square-foot residential property. The property will feature 78,000 square feet of residential space, 26,000 square feet of commercial space, 5,000 square feet of parking and 1,000 square feet of community facility space. The new project will be an 80/20 rental development with at least 20 percent of the units designated as affordable housing for low-income residents. Karl Fischer Architect PLLC is providing architectural services for the project.

Oasis at Grande Pines Orlando

ORLANDO, FLA. — Forum Architecture & Interior Design Inc. has received a contract to design Oasis at Grande Pines, a 282-unit apartment community located on Westwood Boulevard in Orlando near Sea World. The project team includes developer Picerne Development Corp., structural engineer Structural Concepts & Design and MEP engineer Joseph, Lawrence & Co. The apartment community will feature one-, two- and three-bedroom units within three-story walkup buildings, as well as separate carriage units with direct access garages. The property will also have a 9,600-square-foot clubhouse with a clubroom, game room, theater, fitness center, conference room, business facility and an outdoor porch.

The Shoppes at Bel Air Mobile

MOBILE, ALA. — New York-based Rouse Properties Inc. has unveiled plans for a redevelopment of Bel Air Mall, a 1.3 million-square-foot regional mall in Mobile. Once complete, the renovated property will be known as The Shoppes at Bel Air. Renovations will include the redevelopment of the enclosed mall space into a streetscape with retail and high-volume restaurant concepts fronting on Airport Boulevard, as well as an interior cosmetic revamp, improved lighting, interior landscaping, soft seating and high-end finishes and amenities. Rouse recently inked a lease with Belk Inc. to open a new 237,000-square-foot flagship store, which will take the place of an existing Sears location. Construction on the new store is slated to begin in January 2016 with completion slated for that fall. Other tenants to join The Shoppes at Bel Air include a P.F. Chang’s and Grimaldi’s Pizza, which will open 6,000-square-foot and 3,500-square-foot locations, respectively, on the newly designed streetscape.

FORT WORTH, TEXAS — Trademark Property Co. has completed a 57,000-square-foot Class A office building, named WestBend 2, at its WestBend mixed-use development in Fort Worth. Located at 1701 River Run Road, the three-story building is situated on top of The Fresh Market grocery store and other retailers and restaurants opening at WestBend. The adjacent Trinity Trails provides access to walking or biking and allows for Trinity River views from all floors. Additional amenities include outdoor seating and meeting space, bicycle storage, onsite locker rooms with showers and garage parking separate from retail parking. Regus, a provider of flexible workspace, will outfit 15,000 square feet at WestBend. The new office building is part of the redevelopment efforts underway at WestBend, which upon completion in fall 2015 will include 278,000 square feet of retail, dining and office space. Current WestBend tenants include Zoë’s Kitchen, East Hampton Sandwich Co. and Silver Fox.

WEATHERFORD, TEXAS — Fort Worth-based design-build general contractor Speed Fab-Crete has broken ground on a 60,000-square-foot auto dealership for Roger Williams, the only new car dealer in Weatherford. Slated for completion in April 2016, the new Roger Williams Chrysler, Dodge, Jeep and Ram dealership will be located at 1102 Washington Drive along I-20 and will replace the existing Roger Williams Auto Mall. The dealership’s exterior will be built using precast concrete walls, cast stone, metal accents and floor-to-ceiling panoramic glass. Interior amenities will include a customer lounge, open office spaces, display areas, 25 service bays, car wash facility and parts sector. The new dealership is the largest project included in the company-wide upgrade of Roger Williams’ auto facilities in Weatherford, all of which are being built by Speed Fab-Crete and designed by Callahan & Freeman Architects. Business operations will remain open during the construction process. In addition to Speed Fab-Crete and Callahan & Freeman Architects, the Roger Williams expansion project team includes Fort Worth-based Callahan Structural Engineering Inc. as the structural engineer and Lillian, Texas-based Hulsey Engineering as the mechanical, plumbing and electrical (MEP) engineer.

TAMPA, FLA. — Atlanta-based Pollack Shores Real Estate Group has begun construction on Havana Square, a new 274-unit luxury apartment community in south Tampa. Located in North Hyde Park on Rome Avenue, the property will feature a resort-style pool with fountains and cabanas, a fitness center, yoga room, courtyard with an open lawn, bocce ball court, sitting areas, fire pits and a parking garage. The one-, two- and three-bedroom units in Havana Square will include high-end finishes such as quartz and granite countertops, plank flooring, pendant lighting, stainless steel appliances and under mount sinks. Pollack Shores expects to have the first units available for rent in summer 2016 with final completion expected in early 2017. Matrix Residential, the multifamily residential management division of Pollack Shores, will manage the property upon completion.

SACHSE AND SAN ANTONIO, TEXAS — Venture Commercial Real Estate has represented Fitness International LLC in deals for two new LA Fitness clubs in Sachse and San Antonio. Venture’s John Zikos, Jonathan Cooper and Cheryl Hill represented LA Fitness in both deals, working with Walt Brown Jr. and Tim Dollander of Diversified Partners, master brokers for LA Fitness in the Southern United States. In north Texas, LA Fitness has signed a lease and will soon begin construction on a 37,000-square-foot facility that will anchor the Woodbridge Gate development located on the southwest corner of Highway 78 and Woodbridge Parkway in Sachse. David Watson of Direct Property Services Inc. represented the landlord. The Sachse club is expected to open in early 2016. In central Texas, LA Fitness has acquired a five-acre tract of land and has begun construction on a prototype facility in the newest phase of the Potranco Village development, located on the northeast corner of Potranco Road and Loop 1604 in San Antonio. Wade McGinnis represented the seller, Barshop & Oles Co. The Potranco Village club is expected to open in late 2015. Founded in 1984, LA Fitness has more than 650 locations in the U.S. and Canada.
