High-Rise Whole Foods Midtown Atlanta

ATLANTA — Miami-based The Related Group has unveiled plans for its new high-rise apartment tower in Midtown Atlanta. The 38-story tower located at the corner of 14th and West Peachtree streets will feature 390 luxury apartment residences and a 70,000-square-foot Whole Foods Market store. The property will also feature other retailers on the ground level. The tower’s amenity package will include a rooftop clubroom, demonstration kitchen and a swimming pool on the 10th floor. The project team includes architect Smallwood, Reynolds, Stewart, Stewart; interior designer Michael Habachy; and architect for Whole Foods Phillips Partnership.

Native Sun Natural Foods Market Jacksonville Beach

JACKSONVILLE BEACH, FLA. — Native Sun Natural Foods Market, an organic grocery chain based in Jacksonville, will open a new store at the corner of 3rd Street and 15th Avenue North in Jacksonville Beach in September. The new store will anchor North Beach Village, a 20,604-square-foot shopping center leased to tenants such as El Potro Mexican Restaurant and Philly’s Finest Cheesesteaks. Native Sun has begun hiring and expects to employ roughly 50 positions. The Jacksonville Beach store will be the grocer’s third location.

DANA POINT, CALIF. — Zephyr has purchased a nine-acre parcel in the Orange County suburb of Dana Point for $50 million. The parcel is located at 34202 Del Obispo Street. The project will include 168 high-end townhomes and seven mixed-use structures adjacent to Doheny State Beach and Dana Point Harbor. The site is walking distance to the beach, with the harbor, golf, shopping and dining options just minutes away. Construction will commence next year. The project is slated for completion in 2019. The fully entitled site previously featured a mobile home park. The seller was AG/A&M Doheny LLC.

SANTA CLARITA, CALIF. — JSB Development has broken ground on the first phase of Vista Canyon, a 185-acre mixed-use development comprising close to 1 million square feet of retail, office, residential and hospitality space in Santa Clarita, 30 miles from Los Angeles. Phase I of development will be centered around the main retail street, and will include a Gensler-designed 56,000-square-foot office/retail building, an 18,000-square-foot retail store, a 614-space parking structure and 480 studio, one- and two-bedroom apartment homes. Internal bike and pedestrian paths will connect the community and link to trails throughout Santa Clarita Valley.

Embassy Suites Charlotte/Ayrsley

CHARLOTTE, N.C. — Hilton Worldwide has opened Embassy Suites Charlotte/Ayrsley, a 170-room hotel located at 1917 Ayrsley Town Blvd. in southwest Charlotte. The six-story hotel is located within walking distance of shopping, dining and a movie theater, and is also 11 miles from Charlotte Douglas International Airport. The hotel features 13,000 square feet of meeting space, a Brickstones Grill dining venue, heated indoor pool, 24-hour fitness center, complimentary Wi-Fi and a 24-hour business center. Griffin Stafford Hospitality manages the new hotel.

PEORIA, ARIZ — Heritage Communities of Omaha, Neb., has announced its plans to develop the company’s third seniors housing community in the Phoenix metro area: Orchard Pointe at Terrazza. Working in partnership with Telis Commercial Real Estate of Phoenix, the $22 million project will be located in Peoria as part of the Terrazza mixed-use development. When completed, Orchard Pointe at Terrazza will feature 118 units: 40 independent living, 56 assisted living and 22 memory care. Reece Angel Rowe, the architect for Heritage Communities’ other Phoenix properties, will also design this third location. Construction on the new project is slated to begin in 2016 with a projected open date in 2017. Heritage Communities’ first project in Arizona, Orchard Pointe, is located in Surprise. Opening in 2013, the community serves nearly 100 residents. Construction on Orchard Pointe at Arrowhead — Heritage’s second Phoenix-area community — is scheduled to begin this month in Glendale. Established in 2001, Heritage Communities owns and operates 10 senior living communities throughout Nebraska, Iowa and Arizona.

COLLEGE STATION, TEXAS — KWA Construction has begun construction on Cherry Street Apartments, a 200-bed student housing complex in College Station’s entertainment district known as Northgate. Addison-based real estate investors Seneca Investments selected KWA Construction to build the 108,005-square-foot project, which was designed by NTS Architects & Planners. The project is expected to open in summer 2016. Formed in 1996, Seneca Investments is a privately owned real estate investment company with more than 60 years of combined experience in commercial real estate development. When complete next summer, Cherry Street Apartments will house up to 200 students and faculty. Located at 200 Cherry Street, the one- and two-bedroom apartment community will feature a swimming pool with lounges, outdoor grilling area, a fire pit and an outdoor theater. Additionally, the community grounds will include game and exercise rooms as well as a parking garage.

STATE COLLEGE, PA. — Athens, Ga.-based Landmark Properties has partnered with State College-based PennTrust Properties to develop The Metropolitan, a mixed-use student housing property located in State College. Situated at the corner of Atherton Street and College Avenue, the 12-story building will feature 540 beds, 32,000 square feet of retail and commercial space and 164 underground parking spaces for tenants and retail customers. On-site amenities will include a 9,000-square-foot clubhouse and amenity area, a rooftop terrace, fitness center and a third-floor outdoor terrace. Each residential unit will feature floor-to-ceiling windows, granite countertops, stainless steel appliances, high-speed Internet and cable, washers/dryers, private baths and decorator cabinets. Pre-leasing is slated to begin in second quarter 2016, with residential move-in starting in fall 2017. Landmark Properties will serve as the property manager and Landmark Construction will serve as general contractor for the project.

Crescent Main Street Durham

DURHAM, N.C. — Crescent Communities has completed construction on Crescent Main Street, a 208-unit apartment community located on Main Street near Duke Medical Center in Durham. The community’s environmentally friendly amenities include bike storage for every unit, electric car charging stations, a Filtera Biofiltration system and Energy Star appliances, windows and “Cool Roof.” Other amenities include a health and wellness facility, pet spa, resort-style pool and outdoor spaces. Additionally, Crescent Communities has sold the community to affiliates of Berkshire Group for $54.7 million, according to the Charlotte Business Journal. The sale is part of the announced nine-property, $700 million portfolio that Crescent is selling to Berkshire and UBS Global Asset Management.

Atlanta Beltline Multifamily

ATLANTA — SWH Residential Partners (SWHR) has purchased 3.3 acres of land adjacent to the Atlanta Beltline in Atlanta’s Old Fourth Ward neighborhood for $5.3 million. The land is an assemblage of three tracts that front North Avenue and is adjacent to the Historic Fourth Ward Park. The sellers include the Atlanta Development Authority (d/b/a Invest Atlanta), The Atlanta Beltline Inc. and Southeast Capital Cos. (SEC). SWHR and SEC are co-developing an eight-story, 220-unit luxury apartment building and a 4,500-square-foot restaurant at the site. On the north side of the land assemblage, SEC intends to repurpose two existing mill buildings as part of a 24,000-square-foot adaptive reuse. SWHR is a partnership between Worthington Hyde Partners, Soundview Real Estate Partners and John Tirrill.
