Bridge Point Crossroads West Hialeah Gardens

HIALEAH GARDENS, FLA. — Bridge Development Partners LLC has tapped PREMIER Design + Build LLC to construct Bridge Point Crossroads West. The general contractor will build the 242,859-square-foot speculative industrial facility on a 17-acre parcel in Hialeah Gardens, roughly 15 miles north of Miami. The facility will feature 32-foot clear heights, 81 truck dock positions, two drive-in doors, an ESFR sprinkler system, 227-stall parking lot and a TPO roofing system. RLC Architects is designing the facility, which is scheduled for a second quarter 2016 completion. Gian Rodriguez and Wayne Ramoski of Cushman & Wakefield are providing leasing services for the project. Bridge Development Partners has also tapped PREMIER to construct Bridge Point Crossroads East and South, a four-building industrial complex.

PORTLAND, ORE. — Subaru of America has announced its plans to lease 600,000 square feet at Gresham Vista Business Park, just east of Portland. The new facility will be developed at the intersection of NE 38th Drive and NE 242nd Drive. The space will break ground this August. Subaru is scheduled to occupy the facility in October 2016. The 220-acre Gresham Vista Business Park is situated at the Port of Portland. The new space is being developed by a joint venture between Trammell Crow Company and a commingled fund managed by Clarion Partners. This is the second development Trammell Crow has handled for Subaru on port-owned property. It is also the largest development at Gresham Vista since the property was acquired by the port in 2011, according to Trammell Crow. The new space will allow Subaru to relocate its master distribution facility, which serves regional facilities from Japan to Portland. The facility will sit on 40 acres, which will also allow for future expansion of up to 236,000 square feet. Subaru’s existing 413,900-square-foot regional distribution center in the Port’s Rivergate Industrial Park will continue to operate.

Southfork-Lake

MANVEL, TEXAS — Allied Orion Group has broken ground on Southfork Lake, a 328-unit apartment complex located in Manvel. Scheduled to open in summer 2016, Southfork Lake is the first multifamily property Allied Orion Group has built in the Manvel/Pearland area. Steinberg Design Collaborative Architects designed the complex. Southfork Lake will be located at 3333 Southfork Parkway, near local retail, dining and entertainment destinations. Floor plans range from one to three bedrooms and will feature granite countertops with under-mount sinks, stainless steel appliances and nine-foot ceilings. Amenities will include a swimming pool with cabanas, courtyard with grilling stations and a fitness center. The community will also offer a pond and walking track, an air-conditioned pet care center, a dog park with 6,000 square feet of space with separate areas for large and small dogs and both attached and detached garages.

Hines Atlantic Station Midtown Atlanta

ATLANTA — Hines has purchased a commercial property site in Atlantic Station in Midtown Atlanta from CBRE Global Investors for an undisclosed amount. Hines plans to develop a 200,000-square-foot creative office building at the site. The Class A project will include bicycle lockers, a rooftop patio, collaborative lobby space and oversized windows. According to CBRE Global Investors, Atlantic Station has become an epicenter for technology companies in recent years, and Hines hopes to attract more tech and creative companies to the new office building. Construction is scheduled to begin in the first quarter of 2016 and is expected to be completed in the second quarter of 2017.

SMITHTOWN, N.Y. — Whitetop Mountain Professional Properties and Stalco Construction, serving as general contractor, have broken ground on a medical and research building located in the Village of The Branch, a part of Smithtown. Located at 226 Middle Country Road, the 15,100-square-foot building will be occupied by North Shore-LIJ Health System diagnostic imaging center and the headquarters and product research and development facilities of MIDI, a consulting firm that focuses on medical, life sciences and home healthcare product development. The property will house state-of-the-art medical services and research & development facilities. The project team includes nf architectural designs, Design Bureau of Leonid Krupnik, RMS Engineering and Mottola Rini Engineers.

Parkside-Tower

DALLAS — Champion Partners has rebranded 3500 Maple, an 18-story office building in Dallas, as Parkside Tower at 3500 Maple. Along with the name change, the tower has undergone a renovation focused on health, wellness and convenience to better accommodate the professional class in the Uptown market. Champion, a Dallas-based commercial real estate investment and development firm, will work with Gensler and Building & Land Technology on the renovation. The redevelopment of the 376,000-square-foot building will include transformed entry elements and a new lobby, a new outdoor plaza and courtyard area, new common lounge and seating areas off the building lobby with WiFi connectivity, a fitness center, café and new front door drop-off area along Maple Avenue. Other amenities will include wood furnishings and green technology. Located in Uptown, the building will offer a full-service experience on health, wellness and convenience with easy access to the Katy Trail.

HOUSTON — Houston-based MetroNational plans to begin developing a 240,000-square-foot office building located in Houston’s Memorial City district. The development will be situated on MetroNational’s 18-acre tract located at the northwest corner of Gessner Road and the Katy Freeway, directly across from the Memorial Hermann Tower. CEMEX’s U.S. headquarters will anchor the six-floor, LEED-certified building at 10100 Katy Freeway. MetroNational, a privately held real estate investment, development and management company, began assembling the tract in 1961. CEMEX has had offices in Memorial City since 2005 and will now occupy approximately 80,000 square feet on the new building’s second and third levels. Each level features 40,000-square-foot floor plates. The building’s first floor will include approximately 15,000 square feet dedicated to retail, and the top three floors are available for pre-leasing. Building amenities will include 24-hour security, card key access and connectivity to Memorial City conveniences via a shuttle service. Powers Brown Architecture is the architect of record, and Anslow Bryant Construction is the general contractor for the project. Sue Rogers and Steven Heal of Cresa represented CEMEX, and MetroNational represented itself in the transaction. The project is due to break ground this fall, and completion is projected for fall 2016.

LOS ANGELES — A 420,000-square-foot, first-of-its-kind wellness village will break ground next summer in the Los Angeles submarket of Palmdale. Dubbed the Oasis, this development will offer a continuum of care adjacent to Palmdale Regional Medical Center. The new project will sit on 17.5 acres that includes multiple districts promoting health and wellness. The Oasis will contain public amenities and public infrastructure improvements that will enhance the project’s look and feel. This will include a public pavilion, parking, circulation amenities, a park, pedestrian areas, signage, decor and landscaping. It will also include services like yoga, a farmer’s market and physical therapy sessions. The $200 million Oasis is being developed by Thomas Partners Properties, which is collaborating with nationally renowned leaders in healthcare to provide safe, reliable and branded healthcare services. It is being designed by HKS architects.

Bent Oak Industrial Park Orlando

ORLANDO, FLA. — McCraney Property Co. has purchased 66 acres at the intersection of Taft Vineland Road and the Florida Turnpike, which is adjacent to the company’s existing Bent Oak Industrial Park in Orlando. The company plans to develop six buildings totaling 1.1 million square feet on the site. The project is officially Phase II of Bent Oak Industrial Park, which McCraney plans to deliver by the end of the second quarter of 2016. The design team for Phase II includes general contractor Edwards Construction Services Inc. and architect C4 Architecture LLC.

Windsor Office Park Baltimore County

MILFORD MILL, MD. — St. John Properties Inc. has started construction on 9,500 square feet of additional retail space within Windsor Office Park in Milford Mill, a city in Baltimore County. The speculative inline space is located at 2835 N. Rolling Road, adjacent to an existing Wawa gas station. The retail space will address the need for restaurants and shopping that can be accessed during lunch hours by the existing business community in the area. St. John Properties expects to have the space available for occupancy in late 2015.
