DALLAS — Miyama USA Texas and Pillar Commercial are teaming up on a proposed new office showroom/distribution project in Dallas. The 250,000-square-foot, two-building complex, SOHCO (previously known as Cornerstone Business Park), is owned by the Miyama family. Both existing facilities (9761 and 9755 Clifford Drive) are 100 percent leased and situated directly off I-35 just south of Spur 482, located between Love Field and DFW airports. The property includes an eight-acre site on which the development team is planning to build a third phase that will contain approximately 115,000 square feet with up to 30 dock-high doors. The Miyama family has owned SOHCO since 2006, and Pillar Commercial has worked with the Miyamas since 2007. A new jogging trail, clubhouse and upgrades to Phase I and Phase II are also being contemplated as part of the overall master plan.

PEORIA, ARIZ. — Heritage Communities of Omaha, Neb., has announced its plans to develop the company’s third seniors housing community in the Phoenix metro area: Orchard Pointe at Terrazza. Working in partnership with Telis Commercial Real Estate of Phoenix, the $22 million project will be located in Peoria as part of the Terrazza mixed-use development. When completed, Orchard Pointe at Terrazza will feature 118 units: 40 independent living, 56 assisted living and 22 memory care. Reece Angel Rowe, the architect for Heritage Communities’ other Phoenix properties, will also design this third location. Construction on the new project is slated to begin in 2016 with a projected open date in 2017. Heritage Communities’ first project in Arizona, Orchard Pointe, is located in Surprise. Opening in 2013, the community serves nearly 100 residents. Construction on Orchard Pointe at Arrowhead — Heritage’s second Phoenix-area community — is scheduled to begin this month in Glendale. Established in 2001, Heritage Communities owns and operates 10 senior living communities throughout Nebraska, Iowa and Arizona.
MIDDLEBOROUGH, MASS. — Braintree, Mass.-based Campanelli Construction has completed a 63,000-square-foot renovation of the formerly vacant Cranberry Specialty/St. Luke’s Hospital in Middleborough. The renovation transformed the property into the 72-bed High Point Hospital, a state-of-the-art psychiatric hospital for High Point Treatment Center. High Point currently operates inpatient and outpatient programs in Plymouth, Brockton, New Bedford and Taunton, Mass. The new hospital will create 200 jobs, including physicians, nurses, clinicians, maintenance staff, housekeepers, dietary, mental health and administrative staff, for the area.
ATLANTA — Earth Fare, a specialty organic and natural foods grocery chain, is set to open its first Atlanta store on Wednesday, July 8. The new 24,782-square-foot store is located at 1578 Avenue Place in Emory Point, a mixed-use development in Atlanta’s Druid Hills neighborhood. This is Earth Fare’s second location in the Atlanta metro area and fourth in Georgia. The store will feature Earth Fare’s first-ever urban concept design, which puts an emphasis on freshly prepared foods such as sandwiches, wraps, juices, smoothies, salads, coffee and in-house sushi. The location will also have a 50-seat indoor/outdoor café with free Wi-Fi. Ray Uttenhove, Steve Gunning and Sarah Williams of SRS Real Estate Partners represented Earth Fare in its lease. Darryl Bonner is the in-house representative for the landlord, Cousins Properties.
BEDFORD PARK, ILL. — Developer Weglarz Co. and general contractor William A. Randolph have completed the development of Hyatt Place Hotel at Midway Airport in Bedford Park, a Chicago suburb. Located at 6500 Cicero Ave., the six-story property features 148 rooms, an indoor swimming pool, fitness center, putting green, bar/café, lounge and meeting room facilities. Legat Architects provided architectural design services and Tech 3 Consulting served as civil engineer for the project.
MYRTLE BEACH, S.C. AND NEW BERN, N.C. — Crosland Southeast has closed on the land purchases of 12 acres in Myrtle Beach from L Star Management and eight acres in New Bern for two future Publix-anchored shopping centers. Village Shops at Grande Dunes in Myrtle Beach and River Place Shopping Center in New Bern represent a planned $38 million worth of development. River Place will be the first Publix location ever to break ground in coastal North Carolina. Crosland Southeast is the landlord on both lease transactions with Publix and is responsible for leasing future shop space and outparcels. Austin Williams and Brad McGinnis of Crosland Southeast’s Raleigh office jointly worked on the transactions, and Chris Taft of Crosland Southeast oversees all commercial leasing. Crosland plans to open the Village Shops at Grande Dunes in mid-2016 and River Place Shopping Center in late 2016.
Johnson Development Secures $41.7M Loan from SunTrust for Rite Aid Distribution Center

SPARTANBURG, S.C. — SunTrust Bank has provided $41.7 million in construction financing to Johnson Development Associates Inc. for the new Rite Aid Corp. distribution center in Spartanburg. The 900,000-square-foot facility will consolidate three existing distribution centers and is expected to employ roughly 600 new jobs once fully operational. Construction began on the distribution center in March and is expected to wrap up by this December. Johnson Development has also announced a 362,880-square-foot speculative building to be developed at Flatwood Industrial Park in Spartanburg. Construction is currently underway and is expected to wrap up by the end of the year.
BURLINGAME, CALIF. — Sunrise Senior Living opened its newest community — Sunrise of Burlingame near San Francisco — on June 29, marking the 40th community in California for the owner/operator. The new four-story, 65,000-square-foot assisted living and memory care community on Trousdale Drive contains about 80 units, with a resident capacity of 97. Sunrise expects to open a new community in Dublin, Ohio, in August and Sunrise at Palos Verdes in the Los Angeles area next year.
PLYMOUTH, MINN. — The Opus Group is developing a 96,000-square-foot speculative industrial office and warehouse facility in Plymouth, about 13 miles west of Minneapolis. Construction will begin this month on the property, which is located on a site that offers access to I-494 from Highway 55. Designed for multi-tenant use, the property will feature 24-foot clear heights, ESFR sprinkler systems, five loading docks and parking for 204 cars. The building will be ready for occupancy by January 2016. The property will be owned by a joint venture partnership between Opus Development Co. and Founders Properties. Opus Development is the developer, Opus Design Build is the design-builder and Opus AE Group will be the architect and engineer of record. Matt Oelschlager of CBRE has been retained to lease the property.
JMH Development, Madison Estates Receive Approval for Five-Story Condo Project in Brooklyn

NEW YORK CITY — JMH Development and Madison Estates have received approval from The Landmarks Preservation Commission for the development of a five-story condo project at 70 Henry St. in Brooklyn. The former site of Brooklyn Heights Cinema will be transformed into a luxury condo building designed by Morris Adjmi. JMH Development and Madison Estates acquired the site in November 2014 for $7.5 million.
