CoolSprings Galleria Franklin Nashville

FRANKLIN, TENN. — CBL & Associates Properties Inc. has completed the redevelopment of CoolSprings Galleria, a 1.1 million-square-foot super-regional shopping development in Franklin, a suburb of Nashville. The property’s tenant roster includes The Apple Store, Ann Taylor, J. Crew and Pottery Barn and its anchor tenants are Belk, Dillard’s, JC Penney and Macy’s. CBL & Associates redeveloped the former Sears store to make way for new retailers and restaurants. Retailers now open as part of the redevelopment include American Girl, H&M and A’Gaci. These new stores join Belk Men’s & Kid’s store, which opened in March, and The Cheesecake Factory, which opened in November 2014. The development’s new restaurants coming this year include Connors Steak & Seafood, Kona Grill and King’s, a boutique bowling and entertainment venue. The new retailers coming this summer and fall include Ulta Beauty, the renovated Belk’s Women’s & Home store, Zumiez, Tilly’s and Windsor Fashions. Sephora opened in early May.

Rivertowns-Square-Dobbs-Ferry-NY

DOBBS FERRY, N.Y. — Saber Real Estate Advisors has completed demolition and begun construction for Rivertowns Square, a $150 million mixed-use development in Dobbs Ferry. Slated to open next year, the project will feature a hotel, restaurants, and boutique retail and entertainment space. Rivertowns Square is currently 80 percent pre-leased to a variety of tenants, including Mrs. Green’s Natural Market, ULTA Beauty, Chipotle, Buddha Asian Bistro, My Gym, The Learning Experience, New York Sports Club, Starbucks Coffee, GNC and a luxury movie theater. Leasing for the project is being handled by Greenstone Realty of Manhattan.

Bay House Miami East Edgewater

MIAMI — Melo Group has completed the construction of Bay House, a 165-unit, 38-story luxury condominium tower in Miami’s East Edgewater District. The building is located at 600 N.E. 27th Ave. and features two-story penthouse units spanning 2,766 to 3,512 square feet that include private rooftop decks. The project’s other units range in size from 1,581 to 1,720 square feet. Bay House’s amenities include a 20,000-square-foot resort deck with a swimming pool, Jacuzzi, outdoor lounge, cabanas and barbeque pavilion. Roughly 99 percent of the units are sold, with prices ranging from $2 million and up. Melo Group plans to deliver a mix of 2,000 residential units over the next two years in the form of market-rate rental projects as well as luxury condominiums.

LOS ANGELES — The City of Los Angeles is set to receive its first Hotel Indigo. The 350-room Hotel Indigo Downtown Los Angeles will be the flagship hotel at Metropolis, a more than $1 billion mixed-use development. Hotel Indigo is currently under construction and scheduled for completion in winter 2016. It will be located at 899 Francisco Street. The hotel was designed by Gensler. Its décor will feature narratives from Downtown LA’s past, including Fiesta De Las Flores, the glamorous pre-Hollywood nightlife scene and the underground speakeasies of the roaring ‘20s. Metropolis, which is also under construction, will feature three residential towers and a curated retail experience. It is owned by Greenland USA. The Hotel Indigo Downtown Los Angeles is owned by Greenland LA Metropolis Hotel Development LLC. It will be managed by an affiliate of IHG. The hotel is being developed by IHG and Greenland USA, a subsidiary of Shanghai-based Greenland Group. JOLIET, ILL. — Newmark Grubb Knight Frank (NGKF) represented Saddle Creek Logistics in its relocation to a 1.1 million-square-foot build-to-suit distribution facility in Joliet. Located within CenterPoint Intermodal Center, the state-of-the-art facility will be situated on 60 acres. The $43 million facility will feature 32-foot clear ceiling heights, 132 dock doors, four drive-in doors, ample parking, 328 trailer stalls and 15,000 square feet of office space. Saddle Creek is relocating to the new facility from its current 590,000-square-foot facility at 21051 W. Walter Strawn Drive in Elwood, Ill. The company plans to occupy the new space by February 2016. Gateway at UTC Hyattsville

HYATTSVILLE, MD. — ECHO Realty and Bernstein Cos. have signed two new tenants to their Gateway at UTC mixed-use development in Hyattsville, a Maryland suburb seven miles northeast of Washington, D.C. The Gateway at UTC development is currently under construction and will be located along East-West Highway, between America Boulevard and Democracy Avenue. The two new tenants joining the development are MedStar Health and Town Center Wine & Spirits. MedStar will operate a primary care office and a MedStar PromptCare urgent care facility comprising 10,000 square feet on the second level of the commercial development. With the majority of parking situated on the second story, patrons will have drive-up access to both MedStar and Phenix Salon Suites, the other tenant to occupy the project’s upper level. On the first floor, Town Center Wine & Spirits will occupy 3,600 square feet at the north end of the street-level retail lining America Boulevard. The mixed-use development is currently 95 percent pre-leased to tenants such as Safeway, Unleashed by Petco and Le’s Nails. Safeway is on schedule to open this fall with other retailers opening soon thereafter.

PLANO, TEXAS — Gaedeke Group LLC has unveiled the design of One Legacy West, the first of two Class A office buildings planned for its 11-acre site at the southeast corner of Sam Rayburn Tollway and Legacy Drive in Plano. Gaedeke’s 14-story project will be the first multi-tenant office space to deliver in the $2 billion Legacy West, a 240-acre mixed-use development underway by Karahan Companies, KDC and Columbus Realty Partners. Gaedeke Group will break ground this summer and deliver the project in the fourth quarter of 2016. One Legacy West will feature a six-level parking structure and will be surrounded on three sides by a reflecting pool. The Class A tower will feature a 25-foot white marble lobby, elevators and floor-to-ceiling glass. Tenant amenities will include an outdoor terrace with fireplaces and seating areas, tenant lounge/game area, Wi-Fi in common areas, a conference center, fitness center, electric car charging stations and secure bike storage in the garage. Additional services include concierge service, courtesy shuttle service to local restaurants and shops, an on-site management and engineering service team, 24-hour security officer, car detailing/washing and shoe shine services.

HOBOKEN, N.J. — The Daten Group is developing a seven-story residential building at 600 Harrison St. in downtown Hoboken. Designed by Nastasi Architects, the 67,000-square-foot building will feature 46 apartment units with spacious layouts and in-unit washer/dryers, a virtual doorman, a private gym, an outdoor recreation space and 32-spot parking garage. The rental units will range from $2,900 per month for a one-bedroom, one-bath unit to $4,950 a month for a three-bedroom, two-bath unit. Groundbreaking is scheduled for Thursday, May 28, and construction is estimated to last 18 months.

CUMMING, GA. — Atlanta-based contractor Juneau Construction Co. has entered the final phase of construction for The Villas at Canterfield in Cumming, which includes a 146,000-square-foot independent living apartment facility. The structure under construction is a four-story building housing 76 residential units, plus a pool, exercise facilities, multi-purpose activity rooms, a club area, country store, fully equipped communal kitchen, restaurant-style dining area and an outdoor courtyard. Juneau expects to complete construction of The Villas at Canterfield by November. The developer is Medical Development Corp., and the architect and engineer is The Corcoran Ota Group.

NORMAN, OKLA. — University House Communities (UHC), formerly known as Inland American Communities Group, will develop a new University House community on the site of the current Bishop’s Landing apartments near the University of Oklahoma. Construction will begin on the apartment community this fall, with a scheduled opening of August 2017. Leasing will begin by August 2016. The five-story, 388-unit development will feature 917 beds with studio, one-, two-, three- and four-bedroom floor plans, all fully furnished. The community will also include amenities such as three outdoor courtyard areas, a clubroom, lounge, pool, 24-hour fitness center, parking and on-site management. Residents of University House will also have easy access to campus via the Norman CART bus system, with a transit hub directly across the street from the property. The project team consists of Humphrey’s & Partners Architects as the architect and Huitt-Zollars as the civil engineer. University House will be located near Brooks and Classen at 333 E. Brooks St. in Norman.
