NASHVILLE, TENN. — Pollack Shores Real Estate Group has announced that its new mixed-use development in Nashville’s Gulch neighborhood will feature 376 upscale apartment units, 9,000 square feet of retail space and a parking garage. Pollack Shores recently closed on the purchase of the site, which spans an entire city block and contains the Gossett Building and several land parcels. The site is bordered by Church Street and 12th Avenue North. Pollack Shores plans to salvage and restore the vintage neon M.T. Gossett sign outside the building for future use in the development. The new development’s apartment units will be outfitted with quartz countertops, European cabinetry, plank flooring, under mount sinks and stainless steel appliances. Matrix Residential, Pollack Shores’ multifamily management division, will manage the asset upon completion. The first residential units are expected to be available beginning in spring 2018.

MONTGOMERY, ALA. — Birmingham-based Retail Specialists LLC has topped out 79C, its new mixed-use development located on Bibb Street between Commerce and Lee streets in downtown Montgomery. The development is located across from the Montgomery Convention Center. Upon completion, the development will feature 54 Class A multifamily units and 15,800 square feet of retail space on the ground floor. The retail space will house four to six retailers and Mellow Mushroom has already committed as a tenant. Golden Bell Capital and Iberia Bank provided construction financing for the development. The design team includes general contractor Brasfield & Gorrie, architect Live Design Group and engineer Goodwyn, Mills and Cawood. T.J. Wiliford of Partners Realty is handling the management and leasing for the multifamily portion of 79C, and David Plummer of Retail Specialists is handling the management and leasing responsibilities for the retail portion. The development team expects to deliver 79C in September 2015.
PORT JEFFERSON, N.Y. — Port Jefferson-based Rail Realty has broken ground for the development of an apartment complex in Port Jefferson. The two-building community will feature 74 one- and two-bedroom, market-rate apartment units. Additionally the community will feature full amenities and secure on-site parking. The Town of Brookhaven Industrial Development Agency provided economic incentives for the project, which is expected to create 69 construction jobs and five permanent positions.
LOS ANGELES – Camden Glendale, a 315,391-square-foot, mixed-use project in Los Angeles, has opened its doors. The development includes 16 live-work units and six ground-floor retail spaces. It is located at 3924 San Fernando Road in the Glendale submarket. Notable employers in the area include Disney and DreamWorks. The project’s multifamily component features a pool and spa, two roof decks, four courtyards, a fitness center with yoga rooms and a barbecue area. It was designed by TCA Architects and built by Bernards.
HOUSTON — Morgan plans to start construction during the first quarter of 2016 on its latest Pearl luxury apartment project in Houston’s Midtown district. The eight-story complex will include apartments above a Whole Foods Market. The upcoming development is located in the 3100 block of Smith across the street from Morgan’s Pearl Midtown midrise that opened last summer. Ziegler Cooper is the project’s architect. The new apartment complex will feature 260 studios, one- and two-bedroom units. Amenities will include Bluetooth sound systems, a sky lounge, fitness center and pool. The Whole Foods Market store will be 40,000 square feet, with a second floor mezzanine for seating. Pearl will include components of Morgan’s LiveWell program, which focuses on providing a healthy and comfortable apartment lifestyle for residents of its Pearl branded projects.
MIAMI — Suffolk Construction has delivered the Judge Seymour Gelber and Judge William E. Gladstone Miami-Dade Children’s Courthouse to Miami-Dade County and the Eleventh Judicial Circuit. The 14-story, 371,500-square-foot courthouse is located at 155 N.W. 3rd St. The LEED Silver-certified courthouse features a multi-colored glass façade that was designed by HOK design. The building will be one of the only in the nation to house all court partners, as well as support agencies for the Juvenile Justice Community.
RICHARDSON, TEXAS — Hunt Cos. has broken ground on a transit-oriented development located in Richardson. The 250,000-square-foot project is scheduled for completion in the summer of 2016. The development will include 280 market-rate apartments in a mix of one- and two-bedroom apartments and lofts. Situated within the Dallas-Fort Worth Metroplex and home to the Telecom Corridor,the five-acre site is located near the North Central Expressway and Campbell Road. This project will be the first of many where Hunt is leading the development with support of its affiliates Moss & Associates, as general contractor, and Pinnacle Property Management Services, as the property manager.
ATLANTA — Porsche Cars North America (PCNA) has opened its new $100 million Porsche Experience Center (PEC) and headquarters in Atlanta. The 27-acre complex, which is located at the northeast corner of Hartsfield-Jackson Atlanta International Airport, is the largest investment ever outside Germany for the sports car manufacturer. The facility is complete with a driver development track, classic car gallery, restoration center, human performance center, driving simulator lab and a fine dining restaurant. The property’s business center features 13,000 square feet of conference and event space. An estimated 30,000 guests are expected to visit the PEC each year. PCNA has called the Atlanta area home since 1998. PCNA is now joined by Porsche Financial Services, Porsche Business Services, Porsche Consulting and Mieschke Hofmann & Partners, with all five entities housed at the new facility. Roughly 450 employees will be based at the new headquarters, over 100 of whom fill positions that are new to Georgia.
WAXAHACHIE, TEXAS — Atlanta-based Hotel Equities and owners Thomas and Michael Chen of Scenic Capital Advisors have broken ground on a new Fairfield Inn & Suites by Marriott hotel in Waxahachie. The hotel will be located at 2020 Civic Center Lane at the intersection of I-35 E and Highway 287, 30 minutes south of Dallas. Expected to open in early summer 2016, the hotel will sit beside the Waxahachie Civic Center, and across from the newly completed Baylor Scott & White Hospital.

LOUISVILLE, KY. — 908 Development Group, in a joint venture with Harrison Street Real Estate Capital, has begun construction on The Nine at Louisville, a 385-bed, urban infill project located adjacent to the University of Louisville. The Nine at Louisville will be a purpose-built student housing project to serve the students of The University of Louisville and will target students seeking pedestrian access to classrooms, the student center and athletic fields. The Nine at Louisville will be located immediately across the street from the University of Louisville Student Center. The community will consist of two-, three-, four- and five-bedroom units. Each floor plan will offer private bathrooms, will be fully furnished and will have finishes such as granite countertops, showerheads with Bluetooth-enabled capabilities, in-unit washer and dryers and stainless steel appliances.
