FLOWER MOUND, TEXAS — New Era Hotels & Resorts and Sunset Legacy LP plan to develop a 12-story, 220-room luxury hotel and conference center overlooking Lake Grapevine in Flower Mound. The development, which will be called The Pearl on the Peninsula Hotel & Conference Center, will overlook the Grapevine Lake from 40-foot bluffs. It will be the centerpiece of the southern 25-acre peninsula, which is part of the 150-acre mixed-use development, Lakeside DFW. The Tarwater and Stewart families, who have collectively owned the property since the 1890s, are driving the development of The Pearl on The Peninsula Hotel & Conference Center. The Flower Mound Town Council approved a measure that will assist New Era Hotels & Resorts in developing the hotel and conference center. The 12-story hotel will include a 32,000-square-foot conference center. The developer plans to seek LEED certification. Tarwater and New Era Hotels & Resorts are leading the development effort and DePalma Hotels & Resorts will manage the property. The project team includes Merriman Associates/Architects, TBG (landscape design), Duncan, Miller, Ullmann Design (interior design), Gateway Planning (master planning) and Kimley-Horn (engineering). Balfour Beatty is acting as design builder.

FORT WORTH, TEXAS — HopFusion Ale Works, a new Fort Worth brewery, has leased 8,500 square feet of industrial space in the building located at 200 E. Broadway St., known as the Texaco Building, in Fort Worth’s Southside. Located one block east of South Main between Vickery Boulevard and Pennsylvania Avenue, the building was constructed in 1950. LHS 200 Broadway LLC owns the property. HopFusion Ale Works will be leasing the larger of the two spaces available in the building, and construction will soon start on the brewery, which is set to open later this year. Co-owners Macy Moore and Matt Hill plan to use the space not only as a production brewery, but also as an art gallery featuring local artists. Four beers will be featured when the brewery opens, with additional beers to follow soon after the opening.
SCARSDALE, N.Y. — Developer Amba P. Sharma has opened The Ambassador of Scarsdale, an assisted living community located at 9 Saxon Wood Road in Scarsdale. The 115-unit property features studio, one-bedroom and two-bedroom residences, a secure on-site memory care program, a fitness center, fully equipped medical offices, a restaurant, fine arts studio, full-service beauty salon and spa, a living room and lounge with fireplaces, and a business center. The project team includes Stamford, Conn.-based Perkins Eastman Architects, Jasper Design and Solutions-Advisors.
ATLANTA — Charlotte-based FCA Partners has announced the redevelopment plans for Buckhead Exchange, a 48,500-square-foot retail center located at Peachtree Road and Grandview Avenue in Atlanta’s Buckhead neighborhood. The plans call for the shopping center to be transformed into a pedestrian-friendly retail and dining development. A portion of the center will be demolished to make way for a paseo that will connect the east-facing storefronts with those facing Peachtree Road and Grandview Avenue. Demolition is scheduled to begin this month and be completed in phases by early 2016. New tenants slated to open at Buckhead Exchange include Storico Fresco Alimentari Ristorante e Mercato and YEAH! BURGER. Formerly a division of Faison Enterprises, FCA Partners has invested more than $600 million in equity on behalf of institutional capital since the mid-1990s. FCA Partners acquired Buckhead Exchange in 2013 from Principal Financial for $15.2 million.
ELKTON, MD. — The Community Builders Inc. (TCB) and Home Partnership Inc. have completed construction on the $11 million North Street Senior Residences at 214 North St. in Elkton. Several local officials, including Elkton Mayor Robert J. Alt and Cecil County Executive Tari Moore, attended the opening of the new affordable seniors housing community. The new development, built from a former historic county jail which was most recently a community center, brings 53 new units to Elkton area seniors. The one-bedroom apartments average over 600 square feet of living space with monthly rents ranging from $434 to $675. The two-bedroom apartments offer nearly 900 square feet with monthly rents ranging from $755 to $795 depending on resident income. North Street Senior Residences, which is managed by Habitat America, is the first TCB development in Maryland.
COLLEGE STATION, TEXAS — Best Western Plus College Station Inn & Suites is now open at 950 Arrington Road in College Station. The 64-room hotel is located within the Tower Point mixed-use development. Rooms include mini-fridges, microwaves, coffee and tea makers, work desks and 42-inch televisions. Community amenities include a fitness room and outdoor swimming pool.
SLIDELL, LA. — Stirling Properties and CBL & Associates Properties Inc. have announced 12 new tenants coming to Phase II of Fremaux Town Center, a shopping center in Slidell. The 285,000-square-foot Phase II is slated for an October 2015 completion. The new tenants are: Off Broadway Shoe Warehouse, Forever 21 Red, Pier 1 Imports, Victoria’s Secret, Buckle, Charlotte Russe, LOFT, Bath & Body Works, Torrid, Journeys, Claire’s and Which Wich. Phase I of Fremaux Town Center opened in March 2014 with anchor tenants Dick’s Sporting Goods, Michael’s, T.J. Maxx, Kohl’s and LA Fitness. Upon completion, the shopping center will span 635,000 square feet.
FORT LAUDERDALE, FLA. — Halvorsen Holdings has begun construction on 1600 Commons, a shopping center anchored by Trader Joe’s and Nordstrom Rack. The in-fill development will be the first Fort Lauderdale stores for the two retailers. The 80,000-square-foot center is located along Federal Highway between Oakland Park and Sunrise Boulevard. Halvorsen Holdings purchased the existing Toys “R” Us and Office Depot on the site and begun demolition to make way for the 12,500-square-foot Trader Joe’s and a new prototype for a 15,500-square-foot Office Depot. The two-story Nordstrom Rack will span 36,000 square feet. Other committed tenants include Mattress Firm, T-Mobile, Hair Cuttery and Anthony’s Coal Fired Pizza.
NIAGARA FALLS, N.Y. — Picone Construction has completed the $10 million Wingate by Wyndham Hotel in Niagara Falls. Located at 333 Rainbow Blvd., the four-story 100,000-square-foot hotel features 110 rooms, an indoor pool, breakfast area, meeting and board space, a fitness center, a restaurant and retail space. The architect of record was Silvestri Architects and the project engineer was Studio T3 Engineering.
Hilton Worldwide has announced it will open the new the 623-guestroom Hilton Garden Inn Waikiki Beach on Oahu early next year. It will occupy the former site of OHANA Waikiki West at 2330 Kuhio Ave. That structure was built in 1970. The resort’s public spaces and guestrooms are currently undergoing a renovation that should be completed in early 2016. Hilton is also adding a full-service restaurant and lounge, a grab-and-go market, a modern lobby and a new fitness center. The hotel will also feature an enhanced pool deck with a bar, grill and poolside cabanas. This will be the firm’s first Hilton Garden Inn hotel on the island of Oahu. It will be managed by Evolution Hospitality.
