HOBOKEN, N.J. — Advance Realty has started vertical construction at Willow14, a mixed-use development in Hoboken. Located at the corner of 14th Street and Willow Avenue, the seven-story building will feature 140 apartments, 20,000 square feet of retail space and a four-story, below-grade parking garage. The project’s residential component will feature a mix of studio, one-, two- and three-bedroom units, an outdoor pool, landscaped pool deck, fitness center, outdoor terrace areas with barbecues, bike racks and on-site parking. Completion is slated for first quarter 2016.

RANCHO CUCAMONGA, CALIF. — Victoria Gardens in Rancho Cucamonga will undergo a complete renovation throughout the 1.1-acre shopping center. The full streetscape renovation will take place along Monet Avenue. It will include the refurbishment of exterior building facades, the widening of sidewalk areas to accommodate new outdoor patio dining, the introduction of parklets and a newly designed plaza area that will include a street art program. The redevelopment will introduce new, modern landscaping, linear concrete pavers, updated lighting and new streetscape furniture. The center will install LED lighting and drought-resistant landscaping, offer several hot spots along Monet Avenue with free Wi-Fi, and focus on new fast-casual restaurants and cafes that will be incorporated into the active outdoor patio areas. Ferraez adds this renovation project will serve as the prototype for the rest of the center as it grows and matures. The redevelopment will commence this month. It is scheduled for completion in November.
COLUMBIA, S.C. — Arnold Cos. has redevelopment plans for 700 and 800 Gervais St. in Columbia. The retail and entertainment complex is currently home to Tsunami, Rocket Man Piano Bar, Wet Willies and Jillian’s. Arnold Cos. plans to rebrand the complex as West End Alley and connect the complex with a new alleyway, as well as upgrade the façade, upgrade the lighting and add covered outdoor seating in the new alleyway. Arnold Cos. will also bring two new tenants to the complex: Atlanta-based Mexican chain Tin Lizzy’s and City Bar and Fondue. The two restaurants are slated to open in mid-2015. Once a Train Depot building and warehouse, the complex spans 94,000 square feet and features a 478-space parking lot wrapping around the perimeter of the complex. Arnold Cos.’s redevelopment of 700 and 800 Gervais St. will begin in the second quarter of this year.
WASHINGTON, D.C. — Fundrise has announced that the first-ever crowdfunded real estate project has opened in Washington, D.C.’s H Street Corridor. The project is known as Maketto, a communal food and retail market located at 1351 H St. N.E. The property will include a new restaurant from chef Erik Bruner-Yang of Toki Underground in D.C.; a DURKL retail store; gourmet coffee shop; bakery; and outdoor vendor stalls. Fundrise raised $325,000 from 175 individual, unaccredited investors who invested anywhere from $100 to $10,000 into the project. Maketto was not only Fundrise’s first offering when the platform launched in 2012, but the first real estate project in the country to allow investment from individuals online. Since its founding, Fundrise has activated more than 50,000 investors for real estate projects in top markets around the country, including landmark developments such as 3 World Trade Center in Manhattan. Crocker Partners Completes $15M Renovation of SunTrust International Center in Miami CBD

MIAMI — Crocker Partners has completed a $15 million makeover of its 31-story SunTrust International Center, a 449,000-square-foot office tower in Miami’s central business district (CBD). The renovation includes a redesigned lobby and streetscape, 4,000-square-foot bayview sky terrace, complimentary tenant fitness center and a new conference facility. The renovation also includes 20,000 square feet devoted to fully finished office suites for companies new to the market and for growing start-ups. The building is LEED Silver-certified, has 11 high-speed elevators and on-site amenities including a restaurant, pharmacy and banking. Among recent leasing activity at SunTrust Center, the Daily Business Review, Marcum LLP, US Legal and BastAmron recently renewed and/or expanded their leases along with several other long-time tenants totaling approximately 72,000 square feet. SunTrust Center will have the largest contiguous block of space available in the CBD — 116,000 square feet — when Akerman LLP vacates later this year. Jon Blunk, Cristina Glaria and Laurel Oswald of Cushman & Wakefield are the leasing agents for the office tower.
JERSEY CITY, N.J. — Fisher Development Associates has broken ground for the construction of the first phase of 33 Park Avenue, 44-story residential tower on the Gold Coast of downtown Jersey City. Designed by Perkins Eastman, the 448-unit tower is part of a two-building project in Jersey City’s Liberty Harbor North area. 33 Park Avenue will feature a mix of studio, one- and two-bedroom residential units, ranging from 550 to 1,200 square feet; a 24-hour concierge; an outdoor pool, lounge and landscaped deck; a children’s playroom; cyber café; business center; conference room; screening room; and bicycle and general storage space. The residential tower is slated for completion in spring 2017. At total build out, the two-phase project will feature 900 rental residences, retail space, a state-of-the-art health club, indoor and outdoor screening areas and a full-size sports court. Additional plans for the project include the development of a 267-room Marriott hotel by Tramz Hotels.
AUSTIN, TEXAS — A planned 58-story condo tower will become the tallest building in Austin upon completion. The planned 685-foot tall structure will be called The Independent. The property is also set to become the tallest residential building in the U.S. west of the Mississippi River. The Independent will feature 370 condo residences, ranging from 675 to 3,485 square feet, with floorplans featuring one to three bedrooms. Units will range in price from the mid-$300,000s to over $3 million. The 950,000-square-foot project is located at the northeast corner of West 3rd Street and West Avenue.
CHARLOTTE, N.C. — Crescent Communities has broken ground on Air Park West Three, a 209,000-square-foot industrial building in the AirPark West industrial facility in northwest Charlotte. Merriman Schmitt Architects designed the property to achieve LEED certification and feature 32-foot clear heights, an ESFR sprinkler system, 60 mil TPO roof, 46 insulated overhead doors and two drive-in doors. The Class A front-loading building will be 200 feet deep. General contractor Myers & Chapman expects to complete the facility in September. AirPark West is located at I-85 and Sam Wilson Road and offers close proximity to I-485, Charlotte Douglas International Airport and the Charlotte Regional Intermodal Facility. The park features two fully leased industrial buildings, also developed by Crescent, that total 276,000 square feet.
GLADSTONE, MO. — Flaherty & Collins Properties will host a grand opening ceremony for The Heights Linden Square, a luxury mixed-use development in Gladstone, on Thursday, April 16. The $26 million project features 222 market rate luxury apartments and 10,000 square feet of street-front retail. The property is located 601 NE 70th St. The ground level of The Heights includes 40 two-level apartment homes, each with their own attached single car personal garage. Above the two-level apartments are two levels of flats. The average apartment home is 942 square feet. Community amenities include a fitness center, tanning salon, cyber cafe, business center and a game and leisure center. In addition, the property features a pool that includes a wet deck and an “outdoor living room,” which includes fire pits, grills and outdoor furniture.
LOGAN TOWNSHIP, N.J., AND CARLISLE, PA. — Reno, Nev.-based Dermody Partners has broken ground on the development of two industrial facilities in New Jersey and Pennsylvania. In New Jersey, Dermody and its capital partner, Great Point Investors, have broken ground for the construction of a multi-tenant facility at 1110 Commerce Blvd. in Logan Township. Situated within LogistiCenter Logan, the 171,600-square-foot facility is slated to be complete in June. The property will feature 32 feet of clear heights, 106-car parking spaces and 39-trailer parking spaces. In Pennsylvania, Dermody and Pacific Coast Capital Partners have broken ground on construction for a 602,250-square-foot facility at One Ames Dr. within LogistiCenter Carlisle industrial park in Carlisle. The facility will feature 36 feet of structural clear height, 142 loading docks, 187-car parking spaces and 93-trailer parking spaces. The facility is slated for completion in September.
