MIDDLETON, PA. — Woodmont Industrial Partners has opened the newest facility at Capital Logistics Center. Located at 200 Capital Lane, the 400,000-square-foot warehouse facility is LEED certified. A joint venture between Woodmont Industrial Partners and AEW Capital Management owns the six-building, 1.55 million-square-foot industrial park in Middletown. The joint venture purchased the industrial park in 2013. As part of the capital improvement program, two buildings that were more than 50 years old were demolish with 200 Capital Lane and 300 Capital Lane being constructed in their place.

GAINESVILLE, FLA. — Vertical construction is set to begin on Celebration Pointe, a 225-acre, $200 million mixed-use development in Gainesville. The development team — comprising Gainesville-based Viking, Atlanta-based Ra Co Real Estate Advisors and Miami-based 1220G — will break ground on the public infrastructure improvement phase of the development, which is located at the intersection of I-75 and Archer Road. The 1 million-square-foot development will be anchored by a Bass Pro Shops and a new 10-screen theater. The property will also house 300,000 square feet of office space, which is partially pre-leased to Info Tech; approximately 1,000 Class A multifamily residences; a 120-room Hotel Indigo; and 400,000 square feet of retail, restaurant and entertainment space. Phase I of the development is slated to open in fall 2016. ROYSE CITY, TEXAS — MYCON General Contractors has broken ground on a 154,696-square-foot Walmart Supercenter in Royse City. The new store is located off IH 30 at 782 E. St. The Walmart will open in October 2015 and is expected to employ approximately 100 people. NEW YORK CITY — The New York City Landmarks Preservation Commission (LPC) has approved RFR’s plans to reposition and redevelop 281 Park Avenue South in New York City. Formerly known as Church Mission House, the six-story, 45,000-square-foot building will undergo a renovation to modify the storefronts and create retail space on the second floor and a dedicated entry for a single office tenant. Redesigned by MdeAS Architects, the building will feature 6,700 rentable-square-foot office floor plates, marble mosaic flooring, stained glass windows, wood wainscoting, plaster ornamentation and a copper and terracotta roof. RFR is a fully integrated real estate investment firm based in New York City with a core focus on select urban markets in the United States and Germany.
Comcast to Anchor Atlanta Braves Mixed-Use Project, Provide Connectivity for New Ballpark

ATLANTA — The Atlanta Braves and Comcast Corp. have announced a multi-year technology and real estate partnership for SunTrust Park and the surrounding mixed-use development in Cobb County. Comcast will anchor a new nine-story office tower in the mixed-use development surrounding the ballpark, which is set to open in April 2017 in advance of Opening Day. The Comcast space will house 1,000 employees and include an innovation lab that will be connected via high-speed fiber to the company’s other major research and development facilities in Silicon Valley, Denver and Philadelphia. The tower will also feature 15,000-20,000 square feet of restaurant and hospitality space facing into the SunTrust Park plaza. Construction on the office tower is slated for completion in 2017. As part of the deal, Comcast will provide video, voice and high-speed Internet connectivity throughout the 60-acre project. The Comcast network will include two datacenters, each with 10,000 fiber connections that are backed by dual 400 Megawatt generators. According to Comcast and the Atlanta Braves, SunTrust Park and the surrounding development will be the most technologically advanced mixed-use development in the United States.
NEW YORK CITY — Eastern Consolidated had brokered the sale of a vacant commercial building, located at 117-119 West 21st St. in the Chelsea/Flatiron district. The Amirian Group acquired the property for $28.5 million. The buyer plans to redevelop the four-story commercial building, which has 38,612 square feet of buildable space, into a residential building featuring one townhouse triplex unit, six full-floor units and two duplex penthouses. Amenities for the new development will include a doorman, storage and five on-site parking spots. Brian Ezratty of Eastern Consolidated represented the seller and procured the buyer in the deal. Manish Majithia of Eastern Consolidated facilitated the equity for the buyer. Richard Horowitz of Cooper Horowitz brokered the acquisition and construction financing. Andrew Albstein and Rob Loshiavo of Goldberg, Weprin, Finkel, Goldstein were the attorneys for the seller, while Matt Kasindorf and David Moss of Meister Seelig & Fein served as legal counsel for The Amirian Group.

AUSTIN, TEXAS — Under Armour has opened its Connected Fitness digital headquarters in downtown Austin. The new facility is located within a new commercial development near the restored City of Austin Power Plant. The office currently employs more than 100 engineers, data scientists, designers and product designers in digital health, fitness and sports. The building spans more than 35,000 square feet and occupies the second floor of the adjacent building to the City of Austin Power Plant. The five acres surrounding the office are being transformed into a mixed-use development, which will feature more than one acre of public open space and a plaza; a 30-story residential tower and 33,000 square feet of retail space. This is the first Under Armour office in Texas, and the only office in the brand’s history solely dedicated to digital innovation. The Under Armour Connected Fitness team will focus on building the company’s digital products.
DENTON, TEXAS — H&M, Hennes & Mauritz AB (H&M), a fashion retailer, will open a new location in Denton. The 23,000-square-foot property is located at the Golden Triangle Mall and is set to open this fall. H&M currently operates 14 locations in the state of Texas. With the opening of the Golden Triangle Mall store, H&M will add about 30 people its estimated total of 15,000 U.S. employees. H&M operates 364 locations across the country.
VICTORIA, TEXAS — Balfour Beatty Campus Solutions has been selected to design, build and finance a $20 million on-campus housing project for the University of Houston-Victoria through a public-private partnership. KSQ Architects designed the new, 380-bed housing facility that will include two- and four-bedroom suites. The University of Houston System Board of Regents approved the project at its February board meeting and construction on the project is expected to begin in June for a scheduled delivery in August 2016. Dallas-based Balfour Beatty Construction, a residential and commercial construction firm and a sister division of Balfour Beatty Campus Solutions, is the construction partner on the project. Upon completion, the university will operate the housing. Balfour Beatty Campus Solutions is a developer and operator of infrastructure projects for the college and university market.
