POMPANO BEACH, FLA. — ZOM, a luxury multifamily real estate developer, plans to begin construction on The Residences at Palm Aire, a 404-unit luxury apartment community in Pompano Beach. The asset will be located on Atlantic Boulevard adjacent to the Florida Turnpike. PNC Bank is providing construction financing for the asset, and ZOM has formed a joint venture partnership with an investor account advised by UBS Global Asset Management for the development. The apartment community will have floor plans ranging from 655 to 1,545 square feet and units will feature kitchens with islands and granite countertops, private patios and walk-in closets. Amenities will include a fitness center, e-lounge and a resort-style pool. ZOM plans to begin construction in March and begin pre-leasing in early 2016. ZRS Management LLC will provide property management services.
Oakmont Industrial, Carlyle Group Break Ground on Spec Industrial Property in Atlanta

ATLANTA — Atlanta-based Oakmont Industrial Group and Washington, D.C.-based The Carlyle Group have broken ground on Oakmont/85 South, a spec industrial property located on a 35-acre parcel in Atlanta’s I-85 South industrial submarket. The 370,000-square-foot property will feature 36-foot clear heights, cross-dock loading, concrete truck courts, 106 trailer parking spots and 238 auto parking spaces. Steve Grable, Chris Tomasulo and Stephen Bridges of JLL will handle the leasing assignment. The Atlanta-based design and construction team includes architect Randall-Paulson Architects and general contractor The Conlan Co. Regions Bank is providing construction financing. Oakmont Industrial Group and The Carlyle Group plan to deliver Oakmont/85 South in the fall.
CLARK, N.J. — The Provident Bank has closed a $55 million loan for the development of Clark Commons, a 244,450-square-foot shopping center at Raritan Road and Walnut Avenue in Clark. Situated on 28 acres on the former U.S. Gypsum paper plant, the seven-building shopping center will offer 27 retail spaces. Completion is slated for late spring with a proposed grand opening in early August. The center is 100 percent preleased to Whole Foods Market, Home Goods, L.A. Fitness, Michaels, Petco, Ulta, Modell’s and Party City. Krame Development is constructing the center, which was designed by The Dietz Partnership Architects. The Provident Bank and M&T Bank provided the construction financing, with Provident serving as administrative agent. Gregory Lamb of Provident handled the transaction.
ALPHARETTA, GA. — The city of Alpharetta has chosen a team led by MidCity Real Estate Partners and Morris & Fellows to develop Alpharetta City Center, an $80 million mixed-use project in downtown Alpharetta. The public-private partnership will develop 75,000 square feet of restaurant/retail space, 33,000 square feet of office space and 220 units of residential housing. Located across Main Street from the historic district, the development is bound by Main Street, Academy Street and Haynes Bridge Road. The site includes Alpharetta’s new City Hall, a new Fulton County library, public parking deck, city park and Town Green located within new grid streets completed by the city. The project team includes South City Partners, Hedgewood Homes and architect Smallwoods, Reynolds, Stewart, Stewart & Associates. The development team is set to break ground in the third quarter.
RALEIGH, N.C. — Atlanta-based TWO Capital Partners and its capital advisor Patterson Real Estate Advisory Group have begun construction on Capital Creek, a 214-unit multifamily community in Raleigh’s North Wake submarket. The property will be part of the 2,000-acre Heritage master-planned development, which upon completion will feature a golf course, three public schools, a private school, a charter school, multifamily housing an multiple office and retail facilities. Patterson arranged construction financing through RBS Citizens for Capital Creek. TWO Capital Partners expects construction to last roughly 16 months with lease-up starting in early 2016.
ROYAL OAK, MICH. — Construction has begun on a new proton therapy center at Beaumont Hospital’s Cancer Institute in Royal Oak, a northern suburb of Detroit. Proton therapy is a newer, high-tech alternative to treating certain types of cancer. The $40 million project will be the first single-room proton treatment center of its kind in Michigan. Upon completion, the two-story proton therapy building will be 25,200 square feet, including a basement. The first floor will house the Proton Therapy Center. The 10,000-square-foot space will include a cyclotron that produces the proton beams and a single-room treatment area. The first patients will undergo treatment at the proton therapy center in the spring of 2017. The 8,000-square-foot second floor will house the pediatric oncology and hematology program at Beaumont Children’s Hospital. Along with hundreds of construction jobs, the new proton therapy center will create at least 30 clinical positions at Beaumont. The hospital is developing the project in cooperation with Proton International, an Atlanta-based proton therapy development group with expertise in all phases of proton therapy development and operations.
INDIANAPOLIS, FORT WAYNE AND LAFAYETTE, IND. — Dunkin’ Donuts has signed multi-unit store development agreements with two existing franchise groups to build 46 restaurants in Indiana over the next several years. Existing franchise group Kings Point Ventures plans to develop 38 Dunkin’ Donuts restaurants in Indianapolis and Fort Wayne, 10 of which will be located outside of the major metropolitan area. The group currently operates more than 70 Dunkin’ Donuts restaurants in several states. Existing franchisee Bud Patel plans to develop eight Dunkin’ Donuts locations in Lafayette and Indianapolis. Three of these new restaurants will be located in smaller towns and communities outside Lafayette and Indianapolis. Patel currently operates more than 20 Dunkin’ Donuts restaurants in the metro Chicago area and Davenport, Iowa. Jay Punukollu, Patel’s partner, will be responsible for overseeing the daily restaurant operations in Lafayette. The duo’s first restaurant is planned to open in 2016, and the remainder by 2019. Currently, there are nearly 30 Dunkin’ Donuts restaurants located throughout Indiana, and the company is continuing to recruit franchisees in the cities of Evansville and Terre Haute.
DULUTH, MINN. — Dougherty Funding has arranged an $18.5 million construction loan for Pier B hotel in Duluth. The 140-room full-service waterfront hotel will be located in the Canal Park area. The site includes four 90-by-90 foot cement silos that are nearly 100 years old that will provide an iconic image for the development. The hotel complex will include a spa, banquet center, a pool overlooking Duluth’s harbor, and outdoor patios near bars and restaurants. Dougherty Funding served as the lead lender and servicer for the loan, which was arranged for the borrower, Pier B Holding LLC.
BREA, CALIF. — Clarion Partners and Pacific Industrial have purchased 17.6 acres in Brea for an undisclosed sum. The land is located at 1225 West Imperial Highway. The partners plan to redevelop the site to build a 367,194-square-foot logistics and distribution facility. The Class A facility will be known as Imperial Distribution Center. The center will feature 36-foot minimum clearance, 55 dock-high doors, a fully concrete truck court, 3 percent skylight coverage and 4,976 square feet of office space.
