Connection-Park

DALLAS — Stream Realty Partners has broken ground on the first phase of its latest office development, Connection Park. Situated at the intersection of Freeport Parkway and LBJ Freeway, Connection Park will include at least 301,000 square feet of office space across two buildings. Stream is partnering with Alex Brown Realty on the project. Dallas-based American Bank of Texas is providing construction financing. Located on 18.3 acres of real estate fronting LBJ Freeway, Phase I of the Connection Park campus includes a 3.5-story building and 141,219 square feet of Class A office space. The top floor will feature a patio-ready rooftop, which tenants can convert to an indoor/outdoor cafe or executive amenity. Design firm Powers Brown is the project’s architect and EMJ Corp. is the general contractor for Phase I. Construction on the 160,000-square-foot second phase of Connection Park will begin later this year.

Gale Boutique Hotel & Residences Fort Lauderdale

FORT LAUDERDALE, FLA. — Newgard Development Group and Menin Hospitality have launched Gale Boutique Hotel & Residences located at 2900 Riomar St. in Fort Lauderdale. The $120 million project will include the restoration of a historic 96-room hotel and the construction of an adjacent 128-unit condominium building. Newgard and Menin have partnered with Dev Motwani’s Merrimac Ventures in a joint venture arrangement for the development, which is slated to open in late 2016. Units are now available for reservation and priced from $385,000, with Newgard Realty overseeing the project’s sales and marketing efforts. The development will feature a roof-top sky deck, private lobby, fitness center and spa, concierge service, 24-hour valet parking and multiple resort-style pools. Individual condos will range in size from 780 square feet to nearly 2,000 square feet. All units will be delivered fully-finished, with gourmet kitchens, designer fixtures and cabinetry, spa-style bathrooms, customized flooring and walls and walk-in closets. Each residence will have floor-to-ceiling, impact-resistant glass doors and balcony space.

Atlantic House Midtown Atlanta

ATLANTA — Novare Group and Batson-Cook Development Co. have broken ground on Atlantic House, a new 32-story luxury apartment tower located on the corner of 14th and West Peachtree streets in Midtown Atlanta. Designed by the architectural firm Smallwood, Reynolds, Stewart and Stewart, Atlantic House will feature elements of natural stone, precast concrete and glass. Atlantic House will feature two rooftop pools, a fitness center, clubroom, business center and outdoor patio space as well as a grilling area, tennis court and dog park on top of the attached parking garage. The project will also have 13,124 square feet of retail along 14th and West Peachtree streets. The luxury tower will have 407 units, ranging from studio to two-bedrooms that will feature nine-foot ceilings with floor-to-ceiling glass, granite countertops, hardwood floors, stainless steel appliances and ceramic tile. The top six floors will feature 68 one- and two-bedroom apartment homes featuring larger floor plans, 10-foot ceilings, quartz countertops, double-sink vanities and half baths. Novare Group and Batson-Cook Development are partnering with UBS Global Realty Advisors for Atlantic House. Wells Fargo is providing construction and permanent financing for the project, and NGI Investments LLC is providing equity. Batson-Cook Construction is the general contractor. …

BOSTON — The Grossman Companies and The Waypoint Companies have partnered to acquire a 0.7-acre land site that has been permitted for an 80-unit apartment complex in Boston’s Allston neighborhood for $3.5 million. The joint venture is seeking investors willing to provide 58 percent of the equity to acquire the land, which is located at 61-89 Braintree St., and fund soft costs until it either sells the permitted land or closes on a construction loan. The $26 million 61-89 Braintree Street project will be the largest modular construction project in the city. The project was designed and permitted to use modular construction to ensure quality control, a fast-track construction schedule, greater energy efficiency and the reduction of excess materials.

MOUNT PLEASANT, WIS. — Meridian Design Build has completed construction on a 132,002-square-foot speculative industrial facility in Mount Pleasant. The building, constructed for Land and Lakes Development, includes 10 loading docks, two drive-in doors and 153 parking spaces. The facility, located about one mile east of I-94, is the first to be built in Land and Lakes’ new 60-acre Mount Pleasant Business Park, which has the potential to accommodate up to 800,000 square feet of new construction. Harris Architects provided architectural services and Pinnacle Engineering Group provided civil engineering work for the project.

PITTSBURGH — Village Green has broken ground for the development of Southside Works City Apartments, a residential property located in Pittsburgh’s Southside Works corridor. The project will feature 264 luxury apartments, 12,000 square feet of retail space and a 562-space parking garage. Slated to open in early 2016, property will offer nano, studio, convertible, and one- and two-bedroom units, as well as penthouse apartments. On-site amenities include a restaurant/café/specialty market, concierge services, indoor/outdoor pool, 24-hour fitness center, business center and conference room, Zen garden and courtyard park, and a club room with a bar, televisions, fireplace and gourmet kitchen. Pittsburgh-based Rycon Construction is building the project.

BALTIMORE — St. John Properties Inc. has plans to initiate construction on three new speculative office buildings totaling approximately 90,000 square feet at Baltimore Crossroads, a master-planned, 1,200-acre mixed-use park in the White Marsh section of Baltimore County. Baltimore Crossroads is configured to support more than 5 million square feet of office, research & development/flex, warehouse, industrial, retail and hotel space. St. John Properties leased more than 100,000 square feet of office/flex space to eight Baltimore Crossroads tenants in the fourth quarter of 2014. The new tenants include Pro Transport, Social Solutions, All-Pro Team Sports, Sovereign, Evolution Physiotherapy, Performance Contracting, Skillforce, The Mallow Bar and 24-Hour Dependable Medical Supplies.

Coral Gables Streetscape Project Mixed-Use

CORAL GABLES, FLA. — The city of Coral Gables has selected Cooper, Robertson & Partners of New York to design its Streetscape Project in downtown Coral Gables. The selection marks the start of the design phase of the much-anticipated project, which will provide a facelift to Miracle Mile and Giralda Avenue. The approximately $20 million project, which received the go-ahead from the City Commission last August, will widen sidewalks, plant trees, create garden areas and add outdoor dining along newly landscaped curbs. The plan also calls for benches, kiosks, mid-block parks, intimate public spaces and plazas for events and gatherings. It will also feature better signage for businesses and parking garages, more welcoming connections to garages and alleyways and permanent valet stations.

Altaire LCOR Arlington

ARLINGTON, VA. — LCOR, a real estate company specializing in property development, investment and management, has received final site plan approval from the Arlington County Board for The Altaire, located at 400 Army Navy Drive in Arlington. The multifamily project is slated to break ground by mid-year 2015, with completion planned for the second quarter of 2018. The project will consist of two towers, with the first tower including 150 condominium units and the second tower offering 300 rental units. Located on 1.7 acres of land at the border of Crystal City and Pentagon City, the 20-story building will be LEED Gold-certified. Amenities will be shared by the two towers and will include a landscaped courtyard with an outdoor pool area and fire pits, a fitness center, club room and a sky lounge. Both buildings will also feature rooftop terraces overlooking D.C. Each residential tower will have a separate entrance, but they will share access to the common reception area with 24-hour security, concierge services and staffing.

IKEA

COLUMBUS — IKEA plans to open a 354,000-square-foot store in Columbus in the summer of 2017. The proposed store and its 1,200 parking spaces would be built on 33 acres at the Polaris Centers of Commerce development, approximately 15 miles north of downtown Columbus. The property is located at the northeastern corner of I-71 and Gemini Place. IKEA Columbus will feature nearly 10,000 exclusively designed items, 50 inspirational room-settings, three model home interiors, a supervised children’s play area and a 450-seat restaurant. During the construction phase, more than 500 jobs will be created and approximately 300 employees are expected to work at the new store once it opens.
