SAVANNAH, GA. — CenterPoint Properties has completed a 3.1-acre container yard for KW International, an international third-party logistics provider, at CenterPoint Intermodal Center–Savannah. John Neely and Danny Chase of Colliers International represented CenterPoint and KW International, respectively, in the lease transaction. KW International’s new facility is located four miles from the Georgia Ports Authority, adjacent to Highway 307 and within minutes of I-95 and I-16. Facility features include a 900-square-foot office, 105 trailer parking stalls and 12 car-parking stalls. KW International began operations at the build-to-suit property on Jan. 1.

TWINSBURG, OHIO — Developer Scannell Properties has selected Meridian Design Build to provide design-build construction services for a 303,888-square-foot package and sortation distribution center in Twinsburg. The new facility will be located at CornerStone Business Park, with access to I-480 and I-271. The building will include 99 loading docks, 236 interior van-loading positions, 509 exterior trailer stalls and 15,434 square feet of office/administrative space. Additional construction will include a freestanding 5,180-square-foot maintenance garage as well as a 3,135-square-foot gateway building, which will serve as a secure entry point into the facility. The architect is Precept Design LLC. Weber Engineering Services will serve as the civil engineer for the project.
LEESBURG, VA. — Trammell Crow Co. (TCC) and Keane Enterprises Inc. have broken ground on the new global headquarters for K2M Group Holdings Inc., an international medical device company that designs, develops and commercializes technologies and techniques related to the spine. The 146,000-square-foot build-to-suit project will be located in Keane’s Oaklawn master-planned community in Leesburg, a suburb of Washington, D.C. K2M’s new headquarters will be comprised of a 62,000-square foot, three-story office building and an 84,000-square-foot, one-story research and development building. The office building will house general administrative, executive and sales staff, and the research and development building will contain office, conferencing, research and assembly space. TCC and Keane expect to wrap up construction on the project and open for occupancy in early 2016.
FORT LAUDERDALE, FLA. — Housing Trust Group (HTG) has completed the construction of Village Place Apartments, a $15 million, 112-unit senior affordable housing community for ages 55 and up. The mid-rise community is located at 720 N.E. 4th Ave. in downtown Fort Lauderdale, blocks from the Las Olas Boulevard district. The property, which is already 100 percent leased, features units with granite countertops, split-level designs and eco-friendly features such as low-flow plumbing fixtures, low-VOC paint, Energy-Star qualified appliances, Energy-Star windows and energy efficient HVAC systems. HTG and architect Sotolongo Salman Henderson of Miami have designed and constructed Village Place to be designated a green building in line with the National Green Building Standards. The apartment community includes a gated entrance, community center with computers and Wi-Fi access throughout, swimming pool and a fitness room with exercise equipment. Residents will also have access to The Wave Modern Streetcar transit system that is scheduled to open in 2017. EPOCH Senior Living, National Development to Build Memory Care Community in Connecticut

TRUMBULL, CONN. — Massachusetts-based National Development, in partnership with EPOCH Senior Living, has begun construction on Bridges by EPOCH at Trumbull, a state-of-the-art memory community in Trumbull. Located at 2415 Reservoir Ave., the 64-unit apartment complex is slated to open in summer 2015. Bridges by EPOCH will feature a 24-hour specially-trained health care staff. The project team includes Boston-based CBT as architect; Portsmouth, N.H.-based JSA Inc. as interior designer; and Middletown, Conn.-based C.E. Floyd Company as general contractor.
THE WOODLANDS, TEXAS — Truluck’s and Starbucks are set to join Hughes Landing, a 66-acre mixed-use development in The Woodlands. Truluck’s will be located in restaurant row in Hughes Landing, while Starbucks will be located on the retail level of One Lakes Edge, a 390-unit multifamily development. Hughes Landing features a mixture of restaurants and retail, entertainment venues, up to 800 multifamily residences, Class A office space and a full-service Embassy Suites scheduled to open in late 2015. Truluck’s plans to begin construction on its 10,000-square-foot space this spring, and expects to complete construction this fall. The restaurant features seafood, steaks and wine. NORFOLK, VA. — The city of Norfolk has opened the first phase of the Norfolk Consolidated Courts Complex, a 315,000-square-foot complex that combines three courthouses into one. Both phases will cost approximately $121.5 million to develop. The eight-story Phase I will consolidate the Circuit and General District courts into a single facility. Phase II, which is slated for an early 2017 completion, will add the Juvenile and Domestic Relations courts. The design team, including architect Fentress Architects and general contractors Archer Western and Heery International, is constructing the complex to achieve LEED Silver certification.
PARIS, TEXAS — Construction will begin this summer on a new addition to the campus of Paris Regional Medical Center (PRMC). The groundbreaking for the Paris Regional Medical Pavilion, a 40,000-square-foot medical office building, is slated for this summer. The new facility, which will connect to the main hospital, is designed to expand the range of services and improve accessibility for patients of northeast Texas and southeast Oklahoma. PRMC plans to occupy 60 percent of the new facility. Once complete, patients will have access to primary care, specialty care, laboratory and other services. Rendina Healthcare Real Estate will develop the project. Construction is expected to last approximately 10 months. The first phase of construction will coincide with the demolition of two vacant hospital buildings, which is a part of PRMC’s overall goal to enhance the campus environment and free up space for future expansion.
NEW YORK CITY — Mitsui Fudosan American Inc., Related Cos. and Oxford Properties Group have partnered for the full capitalization of 55 Hudson Yards. The joint venture has broken ground for construction of the office tower, which will be located at 33rd Street and 11th Avenue on Hudson Park and Boulevard. Situated within the 28-acre Hudson Yards development, the 51-story, 1.3 million-square-foot building is slated for tenant fit-out in 2017. Designed by A. Eugene Kohn and Kohn Pederson Fox Associates, the property is anticipated to achieve LEED Gold certification upon completion. Upon build out, Hudson Yards will include more than 17 million square feet of commercial and residential space, more than 100 shops and restaurants, approximately 5,000 residences, a cultural space, 14 acres of public open space, a 750-seat public school and a 175-room luxury hotel.
Wingate Cos., Columbia Residential Break Ground on Seniors Housing Facility in Atlanta

ATLANTA — Wingate Cos. and Columbia Residential have broken ground on City Lights, an 80-unit affordable seniors housing development located at 430 Boulevard in Atlanta’s Old Fourth Ward district. The project is the first phase of the redevelopment of the Village of Bedford Pine. The property’s one-bedroom apartments will be made available to qualifying seniors aged 62 or older. The project’s financial partners include Community Affordable Housing Equity Corp., Sugar Creek Capital, HUD, the Georgia Department of Community Affairs and Atlanta’s Office of Housing. Prudential Huntoon Paige is providing construction financing for the project, which is slated for a summer 2016 completion. Amenities at City Lights will include a fitness center, TV and movie room, community kitchen, sundeck, covered garage, Wi-Fi access and a business center.
