NEW YORK CITY — Meridian Capital Group has arranged a $44.8 million loan and $15.5 million in joint-venture equity for the construction of a multifamily property in the Astoria neighborhood of Queens. The three-year, interest-only loan, which was provided by CIT Real Estate Finance, features a LIBOR-based, floating-rate and two one-year extension options. Glenmont Capital Management provided the $15.5 million joint-venture equity. Tal Bar-Or of Meridian Capital Group negotiated the transactions. The undisclosed sponsor plans to develop a 143,320-square-foot structure on the site, which is located at 31-53 31st St. and was acquired through an off-market transaction. The property will feature 114 apartments, parking, retail space, storage and a community facility. On-site amenities will include a 24-hour doorman, sound-proof construction, on-site parking, a laundry room, bicycle storage, a media room, a fitness and yoga room, grocery storage, tenant storage and rooftop decks for grilling and lounging.

Housing Trust Group Closes $12.4M Financing for Affordable Housing Community in Largo

LARGO, FLA. — Housing Trust Group (HTG) has closed on the financing of Whispering Palms Apartments, a $12.4 million, 63-unit affordable housing community in Largo. HTG will develop the property on a 4.4-acre site at 601 16th Ave. S.E. HTG secured the financing through Raymond James Tax Credit Fund equity raised from the purchase of Florida Housing Finance Corp. low-income housing tax credits; construction and permanent debt financed by JP Morgan Chase and First Housing Development Corp.; and a loan from the Pinellas County HOME Investment Partnership loan program. Whispering Palms Apartments will feature a clubhouse, pool, fitness center, playground, computer lab and four units specifically for special needs families.
FREDERICKSBURG, VA. — Doster Construction Co. has been selected to construct Phase II of Station Square at Cosner’s Corner, a 120-unit apartment complex in Fredericksburg. The project team, including developer MAA Communities and architect Davis Architects, will break ground on the apartment community in the first quarter. Upon completion, the property will feature upscale kitchens, crown molding, screened balconies and patios, washers and dryers, walk-in closets, a resort-style swimming pool, fitness center and a business center.
Cambridge Healthcare Solutions Awarded Contract to Build New VA Facility in Pennsylvania

BUTLER, PA. — Cambridge Healthcare Solutions PA LP, a joint venture between Halle Enterprises and Cambridge Healthcare Solutions, has received a contract to design, build and manage a VA Health Care Center in Butler. Situated on 46 acres off North Duffy Road, the two-story, 218,000-square-foot center will provide outpatient services to veterans and their families, including primary care, specialty care, dental, lab, pathology, radiology, mental healthcare, ancillary and diagnostic services. Cambridge Development Group, a subsidiary of Cambridge Holdings, will act as the developer for the project. The center is expected to open in 2018.
FORT WORTH, TEXAS — Speed Fab-Crete has completed a 26,250-square-foot BMW dealership in Fort Worth. The property is located at 2828 White Settlement Road. The dealership consists of a rooftop parking structure, sky bridge and a 43-foot-tall clock tower. The parking structure was built using fabricated structural steel and concrete and is located on the roof of the existing Autobahn BMW new car showroom and service facility. It is linked to the adjacent Autobahn BMW Pre-Owned facility’s rooftop parking space by the sky bridge. Since 1996, Speed Fab-Crete has completed more than 300,000 square feet of new construction and renovation projects for Autobahn Motor Group. Fort Worth-based architectural firm Callahan & Freeman designed the clock tower. The project team also included Hurst, Texas-based Metro Structural Consultants Inc., Grand Prairie, Texas-based Pavecon, Granbury, Texas-based Rockin S Construction Co. Inc., Fort Worth-based Williams Electric and Everman, and Texas-based Williams Air Conditioning & Heating Inc.
ATLANTA — Atlanta-based developer Jamestown has revealed 13 new retail tenants for its Ponce City Market development, a 2 million-square-foot, adaptive reuse project in Atlanta’s Old Fourth Ward neighborhood. Ponce City Market is a retrofitting of the 1920s-era Sears, Roebuck & Co. building on Ponce de Leon Avenue, which is located along the Atlanta Beltline. The property features a marketplace with a central food hall (opening in spring 2015), loft apartments and boutique office space. The retail tenant roster includes The Frye Company (4,135 square feet); Oakleaf & Acorn (700 square feet); The Jean Machine (1,200 square feet); Williams-Sonoma Home (9,251 square feet); Madewell (3,017 square feet); West Elm (13,750 square feet); Anthropologie (11,618 square feet); Mountain High Outfitters (6,900 square feet); Rejuvenation (6,000 square feet); Goorin Bros. Hat Shop (1,000 square feet); J. Crew (5,382 square feet); Michael Stars (1,539 square feet); and Lou Lou Accessories (1,200 square feet). The retailers will begin to open their stores in the spring in conjunction with the opening of the central food hall, according to the Atlanta Business Chronicle.
SHELTON, CONN. — Continental Properties has broken ground for the development of The Mark | Fairfield County, a 228-unit residential community located in Shelton. Located at 740 Bridgeport Ave., the six-building property will feature 96 one-bedroom units, 132 two-bedroom units, a clubhouse, cinema room, library, sports lounge, fitness center, EV car charger, private dining room, pool cabana, fire pot, two gazebos and a dog park. The property is slated for completion in 2016.
BELLEVUE, WASH. — Value Place and West77 Partners LLC have teamed up to develop 25 new hotels in the State of Washington. The first three hotels are expected to break ground this spring. They will be located within the Seattle region. Value Place has about 200 extended-stay hotels in 32 states. The development agreement between Value Place Franchise Services LLC and West77 aims to roll out or commence construction on all the hotels over the next four years. West77’s partner company in this agreement is Keystone National Group, which develops multifamily and commercial properties. Value Place Property Management will manage the new West77 Partners portfolio.
MIAMI GARDENS, FLA. — Wal-Mart Stores Inc. has opened a new Walmart Neighborhood Market located at 3791 N.W. 167th St. in Miami Gardens. The new store is expected to employ roughly 95 people. The 41,000-square-foot location will feature groceries, health and beauty aids, a pharmacy, pet products and cleaning supplies.
LEAGUE CITY, TEXAS — NewQuest Properties will begin this year on Marketplace at Ninety-Six, a 36-acre retail development in League City featuring a 123,000-square-foot Kroger Marketplace as well as several pad sites and 25,000 square feet of retail space. The project is set for completion in early 2016. There are more than 6,000 homes within the immediate area, with nearby residential communities including Brittany Lakes, Brittany Bay, Sedona, Westover Park and Magnolia Creek. The development is located less than half a mile from I-45.
