CHESTERFIELD, MO. — The new $150 million Reinsurance Group of America (RGA) global headquarters will open this month in Chesterfield, a suburb of St. Louis. Fox Architects designed the 405,000-square-foot stone, glass and steel building, which is one of the largest projects in the St. Louis region since Centene Plaza was completed in 2010, and the largest local headquarters project in at least 20 years. The headquarters’ two five-story towers are linked by a two-story atrium lobby and amenities bar, which features 10,000 square feet of training facilities; a 7,500-square-foot fitness center; a 20,000-square-foot café, kitchen and barista; and a 500-seat cafeteria that can function as a 700-seat auditorium. The complex also includes 580,000 square feet of parking. Built on a 17-acre site, the complex will accommodate RGA’s workforce expansion over the next several years, and is master planned to include a third building for long-term growth. Fox Architects designed the interiors and was RGA’s consultant to international architectural firm Gensler on core and shell design. Clayco was the design-build contractor.
MIAMI — Miami-based Mayan Properties, 3H Group Hotels and Arti Hersi Inc. have teamed up to break ground on the new Hampton Inn & Suites in Miami’s Biscayne Boulevard corridor. The 151-room hotel will be located at the intersection of Biscayne Boulevard and Northwest 35th Street. The hotel will feature 4,400 square feet of street-level retail space and an eight-story parking garage. 3H Group Hotels will manage the hotel upon completion, which is slated for first quarter 2016. The design team includes architect Israel Bigelman, exterior architect Kobi Karp and interior designer Monioni Design. Michael Comras of Comras Co. will handle leasing the retail space.
MCDONOUGH, GA. — Ridgeline Property Group plans to develop a 714,560-square-foot speculative industrial building in McDonough, a city in the South Atlanta industrial submarket. The property, known as McDonough Commerce Center, will sit on a 53-acre site off the I-75 and Highway 155 interchange. Clarion Partners will be Ridgeline’s capital partner on the project, which is slated for a late summer 2015 completion. The facility will be able to handle large-scale distribution operations and e-commerce order fulfillment. Ben Logue and Price Weaver of Colliers International’s Atlanta office will lease the property. McDonough Commerce Center will feature 36-foot clear heights, 56-foot wide bay spacing, concrete truck courts, ESFR fire suppression, 431 parking spaces and 160 trailer spaces (expandable to 240 trailer spaces).
JERSEY CITY, N.J. — Onyx Equities and Rubenstein Properties has begun the redevelopment project at 30 Montgomery St., a 15-story, 320,000-square-foot office building in Jersey City. The $20 million redevelopment will bring the building, which was built in the early 1970s, up to modern standards and position it has a premiere office and retail property in Jersey City. The project includes a $5 million exterior window replacement program, enhanced streetscape, ground-floor retail expansion, refurbishment of the façade, modernization of the HVAC system, a new conference center, elevator landing and restroom renovations, and a new, expanded two-story entry lobby. Onyx and Rubenstein purchased the building earlier this year. Completion of the renovation is slated for mid-2015.
Wake Forest Baptist to Build $50M Medical Education Facility in Wake Forest Innovation Quarter

WINSTON-SALEM, N.C. — Wake Forest Baptist Medical Center plans to break ground on a new medical education facility for the Wake Forest School of Medicine. The $50 million project will be located in the former 60 series R.J. Reynolds Tobacco Co. complex in the Wake Forest Innovation Quarter, an urban research and business park in Winston-Salem specializing in biotechnology, materials science and information technology. The 168,000-square-foot property is scheduled to open in July 2016. The building will be developed in partnership with Wake Forest Baptist’s Innovation Quarter partner, Wexford Science + Technology LLC, a BioMed Realty Company.
WEST POINT, GA. — Batson-Cook Construction has broken ground on Phase I of Abbey Glen, a $4.8 million, 72-unit apartment complex in West Point. Scheduled for a late 2015 completion, Abbey Glen will feature a swimming pool, clubhouse and exercise facilities. The project team includes owner Abbey Glen LLC, engineer Harris Gray LLC and lender Auburn Bank. Construction on the remaining phases will follow annually, increasing the number of units in Abbey Glen as well as adding retail space.
IPSWICH, MASS. — LCB Senior Living has opened The Residence at Riverbend, located at 149 Country Road in Ipswich. The seniors housing property features 53 studio, one-bedroom and two-bedroom units for traditional independent and assisted living, and 22 studio and shared memory-care living apartments. Situated on the former Riverbend Estate along the Ipswich River, the community offers 24-hour security, on-site laundry and cleaning services, a restaurant, an activities program, and building and grounds maintenance. Peabody, Mass.-based Congress Building Corp. provided construction management services for the 75-unit, 73,674-square-foot facility. The developers have conveyed approximately 3 acres of the original 15.5-acre site to the town and the Ipswich River Watershed Association (IRWA) as conservation land along the riverfront. Additionally, IRWA has been granted access to a wetland area of the site for public educational purposes. Norwood, Mass.-based LCB Senior Living was founded in 2010 by the management team of the former Newton Senior Living LLC.
NEW YORK CITY — The Moinian Group, along with Tishman Construction, have topped off 605 West 42nd Street, a 1,174-unit residential tower at the northwest corner of West 42nd Street and 11th Avenue in Manhattan. Upon completion, the property will offer studios, one- and two-bedroom units with 939 as market-rate apartments and 235 as permanently affordable apartments. Additionally, there will be penthouses on the top floors. On-site amenities include a 70,000-square-foot clubhouse, complete with indoor and outdoor pools and spa services. The building, which is designed by Goldstein Hill & West Architects, is slated to begin pre-leasing in spring 2015.
WACO, TEXAS — Construction has begun on the 70,000-square-foot, 81-unit Heartis Waco Assistant Living & Memory Care Community. The development is scheduled for completion in late 2015. Caddis, a national healthcare real estate firm, owns and is developing the project. Frontier Management will manage the property. Heartis Waco is the second of three Heartis communities under development that will be managed by Frontier. The development will be located on five acres at Speegleville Road north of U.S. Highway 84. Katus LLC is the project’s architect and General Contractor Ltd. is the contractor. American National Bank of Texas provided debt financing for the project.
