DENVER –The Confluence, an ultra-luxury, 288-unit apartment community, has broken ground in Denver. The high-rise tower will be located at 2166 15th Street, in the Lower Downtown (LoDo) District. The new project is named after its unique location: at the confluence of the South Platte River and Cherry Creek. It will feature a mix of studio to three-bedroom units that range in price from $1,500 to $12,000 per month. The new multifamily high-rise will be the tallest building in Riverfront Park once it’s completed. It is being designed by GDA architects. The glass apartment tower will feature common-area amenities that include a large terrace with a saltwater infinity-edge pool, underwater sound system, heated Jacuzzi, outdoor cabanas and fire pit, Skyline Lounge with catering kitchen, fitness center, concierge, a dog washing station and a 24-hour coffee bar. All homes feature views of either Downtown Denver or the Rocky Mountains. The ground floor of the building is intergraded into Confluence Park, which contains more than 8,000 square feet of high-end, ground-floor retail and restaurant space. FORT WORTH, TEXAS — HFF has secured joint venture equity for the development of Waterside, a $75 million mixed-use development in Fort Worth. HFF worked on behalf of the developer, Trademark Property Co., in sourcing the capital from Sarofim Realty Advisors. Equity proceeds will be used to develop the first phase of the project. Waterside will be anchored by a Whole Foods and will be located on 52 acres at the intersection of Bryant Irvin Road and Arborlawn Drive on the former Lockheed Martin Recreation Association site. The development will include 1.5 miles of Trinity River waterfront and 190,000 square feet of retail and restaurant space.
Riviera Point Development Group Breaks Ground on EB-5 Funded Office Building in Metro Miami

DORAL, FLA. — Riviera Point Development Group has begun construction on Riviera Point Business Center at Doral, a $9.5 million, 41,000-square-foot office building in Doral, an affluent suburb of Miami. Corrales Group Architects designed the two-story lakefront property, which is slated for completion in the first quarter of 2016. The office project is fully funded through the U.S. Immigrant Investor program, also known as EB-5. Under the U.S. Citizenship and Immigration Services (USCIS) program, the EB-5 program allows a foreign national interested in obtaining permanent U.S. residency to do so by investing in a commercial enterprise that generates at least 10 jobs for U.S. workers for two years. The qualifying investment for a project like Riviera Point Business Center at Doral is $500,000.
COLUMBIA, S.C. — Landmark Builders has been named the general contractor for Phase II of the historic Nickelodeon Theatre on Main Street in Columbia. The 9,700-square-foot renovation project will include renovations to the second floor movie theater, the renovation of existing office space on the second floor and the addition of an elevator. Landmark’s Thomas Brantley will serve as the project manager, and Terry Terranga will serve as the superintendent. The theater is scheduled for a first quarter 2015 completion, in time for the 2015 Indie Grits Film Festival. The design team includes construction manager LCK Construction Services and architect 1X1 Design.
EL PASO, TEXAS — Hunt Metro 31 LLC will develop a 31-acre mixed-use project at the former Northpark Mall site in Northeast El Paso. The project, known as Metro 31, will consist of 325 apartments, 80 units of senior living and 48 live/work units. The project will be located at the corner of Dyer Street and Diana Drive. and will include Sun Metro’s BRIO bus rapid transit station along with 135,000 square feet of retail space. A grocery store will anchor the project, which will also include up to 100,000 square feet of office space.
LIVINGSTON, N.J. — Hollister Construction Services is serving as construction manager for the development of LifeTown, a facility that will provide social, therapeutic, recreational and educational programs to youths with special needs. The 47,000-square-foot project, which is slated for completion in winter 2015, will feature a variety of educational and therapeutic experiences, including a sand room and water room for tactile therapy and mock retail stores. The center of the project features Life Village, a detailed mock-up of a town square featuring functioning storefronts, including a bank, florist, food and book stores, a salon, pet shop, health-care facility, café and movie theater, as well as street crossings, a traffic light and sidewalks. All elements of LifeTown have been designed to accommodate individuals with special needs, including noise reduction and easily accessible activities and spaces. The $14 million project was designed by Rotwein & Blake Associates.
BRIDGEPORT, CONN. — Bridgeport Landing Development LLC, a subsidiary of The RCI Group, has added Starbucks and Chipotle to the tenant roster for Steelpointe Harbor. The two retail stores will open with the first phase of the 2 million-square-foot, waterfront development in fall 2015. Situated on 82 acres, the mixed-use project will feature more than 750,000 square feet of retail, restaurant and entertainment space, with a 12-screen premium theater. Additionally, the development will feature two hotels, 1,100 residential units, 30,000 square feet of office space and a 200-slip, full-service deep-water marina. In addition to Starbucks and Chipotle, Bass Pro Shops has signed on to open its first-and-only Connecticut store at the project. The $50 million first phase of Steelpointe Harbor is slated for completion in fall 2015.
NEW YORK CITY — BRP Development Corp. plans to redevelop the long-vacant Renaissance Ballroom, located at 2341-2349 Adam Clayton Powell Blvd. in Harlem, into a mixed-use development. The development company purchased the site from Abyssinian Baptist Church for an undisclosed price. The new project, Renny, will feature 134 mixed-income residential units, 17,500 square feet of retail space, 20,580 square feet of community facility space and 67 below-grade parking spaces. The development team is aiming to achieve LEED Silver certification with the project, which will feature solar panels, water-saving plumbing systems, an energy-efficient boiler and green roofs. Construction is slated to begin in first quarter 2015, with completion scheduled for 2017.
LAND O’ LAKES, FLA. — Wood Partners has broken ground on Alta Terra Bella, a 19-acre, 311-unit apartment community in Land O’ Lakes, a suburb of Tampa. The developer expects to complete the garden-style property in May 2016 and begin pre-leasing in September 2015. Wood Residential Services, a division of Wood Partners, will manage the property. Alta Terra Bella will feature an 8,939-square-foot clubhouse with a community room, fitness center, kids’ playroom, Wi-Fi café, summer kitchen and swimming pool. The design team includes civil engineer Surak Engineering, landscape architect Libra Design Group, general contractor Wood Florida Builders and architect Charlan Brock & Associates. PNC Bank was the seller for the land deal, which was brokered by Bruce Erhardt of Cushman & Wakefield. NXT Capital and EIG Euroinvestor are the equity partners on the project, and Synovus Bank is providing construction financing.
LOUISVILLE, KY. — First Hospitality Group Inc. and City Properties Group LLC have opened the 162-room Hilton Garden Inn Louisville Downtown. The seven-story, 111,000-square-foot hotel is located at 350 W. Chestnut St. in downtown Louisville’s Clay Commons District. The hotel features a fitness center and a rooftop restaurant/full-service bar known as 8UP. First Hospitality and City Properties co-developed the hotel.
