COLLEGE STATION, TEXAS — Midway, a Houston-based real estate and development firm, has begun construction on a mixed-use development known as Century Square. The project is being built in partnership with Texas A&M University. The development will feature more than 290,000 square feet of shopping, dining, office and entertainment space, along with two hotels. Century Square will occupy a 60-acre tract along University Drive between Texas Avenue and College Avenue. The project is scheduled for completion in fall 2016.

BRENTWOOD, TENN. — Brasfield & Gorrie has completed the new Tractor Supply Co. corporate headquarters in Brentwood, roughly 11 miles south of Nashville. The $59 million project includes two four-story buildings totaling 260,000 square feet, a two-story atrium connecting the two buildings and a four-level parking deck with 1,000 parking spaces. Approximately 900 Tractor Supply employees have begun working from the new headquarters, which has a total capacity for 1,200 employees. The design team, including Hastings Architecture Associates and Eakin Partners, is pursuing LEED Silver certification for the office campus.
Cohen Financial Secures $48.8M Acquisition Loan for Empire World Towers Site in Miami

MIAMI — Cohen Financial has secured a $48.8 million land acquisition loan for 300 Biscayne Blvd. in downtown Miami, which will be the site of the Empire World Towers, two 93-story mixed-use towers. Kevin O’Grady, Daniel Sheehan and Eric McGlynn of Cohen Financial secured the loan through an unnamed global investment manager on behalf of the borrower, Property Markets Group (PMG). PMG purchased the two-acre, L-shaped site for $80 million.
GAINESVILLE, FLA. — Info Tech, a Gainesville-based consulting and software company, will relocate its headquarters to the mixed-use Celebration Pointe project under construction in Gainesville. The company will build a new 60,000-square-foot corporate campus at the 125-acre, 1 million-square-foot development that will be located at the intersection of I-75 and Archer Road. ROSEMONT, ILL. — McShane Construction Co. has completed The Shops and Lofts at 47, a mixed-use development. The development sits on a three-acre parcel at 747 East 47th St. in Chicago’s Bronzeville neighborhood. The Shops and Lofts at 47 spans 202,000 square feet and is anchored by a 41,000-square-foot Walmart Neighborhood Market. It also includes 96 apartments in one-, two- and three-bedroom layouts.
SAN ANTONIO — San Antonio-based Embrey Partners has begun construction on a mixed-use development located at 1819 E. Sonterra Blvd. Dwell at Legacy is located near 326,455 square feet of retail space including Lifetime Fitness, Best Buy, Staples, Main Event Entertainment, Buffalo Wild Wings, Starbucks, Men’s Warehouse and a local farmer’s market. The development is scheduled to open in June 2015 with four buildings. When completed, it will include 289 apartments ranging in size from 550 square feet to 1,200 square feet with one- and two-bedroom layouts. Embrey will also manage the property once the project is complete. Dallas-based Good Fulton & Farrell is the architect. Texas Capital Bank is the lender.
NEW YORK CITY — Vaughn College of Aeronautics and Technology has unveiled its multi-phase expansion, renovation and sound abatement project at the college’s main campus in Flushing. Located at 86-01 23rd Ave., the project, which cost $40 million, included the installation of building envelope sound insulation, renovations, re-programming and building system upgrades to all campus components undergoing renovations. The renovated buildings include the main structure, built in 1940; 1983 classroom building built in 1983, and a two-story classroom building and a hangar with a 65-foot observation tower, both of which were built in 1997. The renovations were financed from two sources: Vaughn received grant funds totaling approximately $32 million from the Federal Aviation Administration and The Port Authority of New York and New Jersey; and the college invested $7 million in the project from its own funds. The project team included Ensign Engineering, John Ciardullo Associates, Stalco Construction, Langan Engineering and Environmental Services, DVL Consulting Engineers, Peter George Associates and Graf & Lewent Architects.
SAN BERNARDINO, CALIF. – The Glen at University Park, a 520-bed student housing development near California State University, San Bernardino, has received a $40.8-million construction loan. The new development will be located at the northwest corner of University Parkway and West Northpark Boulevard, directly across from the university. Community amenities will include a 7,000-square-foot recreational building with a fitness center, community lounge, media/gaming areas, a business center and study rooms. Outdoor amenities include a resort-style swimming pool, outdoor kitchen, barbecue area and open green space. The Glen at University Park is the final phase of the 132-acre University Park master-planned community, which commenced construction in 2003. It includes a mix of residential and student housing, public park space and retail options. The new student housing complex is scheduled for completion next September. The development is a joint venture between University Park Promenade & Shops and Capstone Development Partners. University Park Promenade & Shops is an affiliate of J.R. Watson & Associates. The Glen at University Park is being built by Bowlus Pacific. The three-year, floating-rate loan was arranged by HFF’s Adam Herrin and Charles Halladay. It was placed with Bank of the Ozarks.
LOS ANGELES – A 150,000-square-foot building in Los Angeles that formerly served as a Coca Cola production facility will soon undergo an adaptive reuse. The five-story, red-brick industrial building is located at 963 East 4th Street in Downtown Los Angeles’ Arts District. The property is being converted into a mixed-use, Class A creative office building. The redesign will utilize the building’s large, high-volume, 35,000-square-foot floor plates, in addition to its 14-foot ceilings, expansive windows and panoramic rooftop views. Current plans include 70,000 square feet of retail and restaurant space situated on the street and lower levels. A new flagship restaurant is planned for the east end of the building, which faces Traction Avenue, and for the west end, which faces the main entry and courtyard. Construction should be complete in the fourth quarter of next year. The redesign will highlight the building’s original brick façade. It will feature new, operable dual-glazed windows and a large atrium lobby. It will also include a newly constructed, 10,000-square-foot rooftop penthouse that will be surrounded by a landscaped rooftop deck with an outdoor kitchen, firepit and entry court park. BEDFORD, TEXAS — Construction has begun on Adam Smith’s Texas Harley-Davidson in Bedford, a suburb of Dallas. The six-acre site will be home to a 70,000-square-foot Texas flagship store for Harley-Davidson. The new building will consolidate the current three-building setup, adding more than 20,000 square feet, and will move the sales floor, service area and administrative offices into one location. Adam Smith’s Texas Harley-Davidson is already one of the top 10 Harley dealerships in the United States in terms of service, finance and sales volume. The flagship store is set to open in the fall of 2015.
