ALPHARETTA, GA. — Developer North American Properties (NAP), Alpharetta Mayor David Belle Isle and other dignitaries and business professionals officially opened Avalon for business yesterday morning. The $600 million development features single-family homes, chef-driven restaurants and national eateries, a Whole Foods Market, apparel retailers, a gym, 12-screen Regal theater, dog park and upscale apartment residences. Retail tenants include Arhaus, Banana Republic, Columbia, Everything But Water, J. Crew, lululemon athletica, Orvis, Pottery Barn Kids, Ted’s Montana Grill and West Elm. Phase II of Avalon, which has been approved for construction, includes 85,000 square feet of retail and restaurant space and is scheduled to open in fall 2016.

THOMSON, GA. — Hollander Sleep Products has selected Red Rock Developments to construct its 200,000-square-foot manufacturing and warehouse facility in Thomson. The property will be Hollander’s 10th manufacturing facility in the United States. The company’s bedding products include Laura Ashley, Ralph Lauren, Beautyrest and Waverly.

HADDON TOWNSHIP, N.J. — Walters Group is developing Alberston Village, an apartment project located in Haddon Township. Located in the Westmont section of Haddon Township, the 82-unit apartment building will offer a mix of one- and two-bedroom residences with optional loft spaces and upgraded interiors, including Energy Star appliances and granite kitchen countertops. Comprising four three-story buildings, the community will feature a clubhouse with 24-hour fitness and parking garages for residents.

Turnpike Business Park

WEST PALM BEACH, FLA. — McCraney Property Co. plans to develop Turnpike Business Park, a five-building, 400,000-square-foot warehouse/distribution project in West Palm Beach. Situated on 33.8 acres, the development will have one mile of direct Florida Turnpike footage. Final approval plans from the Palm Beach County Building and Zoning Department are expected before the end of the year, and McCraney Property expects to break ground in January 2015. The industrial park will have clear heights of 24 to 30 feet with dock-high loading. McCraney Property has hired Peter Corrales of Corrales Group Architects to design the project and Christopher Thomson of Cushman & Wakefield to lease the park. In addition to Turnpike Business Park, McCraney Property has two other industrial parks under construction and one was recently completed.

MINNEAPOLIS — The Opus Group has completed construction on The Nic on Fifth, a luxury high-rise apartment complex in downtown Minneapolis. The 26-story development is located on the corner of Fifth Street and Nicollet Mall. The apartment building features 20,000 square feet of retail space on the street and skyway levels with 253 apartment units above – including 26 penthouses. Residents began moving into the building in September, and it is now more than 60 percent leased. All units feature condo-level finishes with granite countertops, stainless steel appliances and floor to ceiling windows with floor plans ranging from alcove units to three-bedroom penthouse suites. Opus Development Co. LLC began construction for the building in November 2012. Opus Design Build LLC served as the design-builder for the project. Opus AE Group LLC served as the architect, structural engineer of record, and interior designer. Minneapolis-based Elness Swenson Graham Architects Inc. was the design architect.

ORLANDO, FLA. — CBRE has arranged the $16 million sale of a 10-acre, lakefront site located at 1711 and 1887 Jake St. in Orlando’s Baldwin Park neighborhood. The buyer, a joint venture partnership between ZOM Development Inc. and AIG Global Real Estate, is planning a $100 million, 483-unit apartment community at the site known as Baldwin Harbor. Construction is expected to commence in November. Shelton Granade, Luke Wickham and Justin Basquill of CBRE represented the seller, Baldwin Newco.

HOUSTON — StreetLights Residential has begun construction on a new 20-story residential tower known as The Carter. The property will sit on two acres between Montrose Street and Travis Street in the Houston Museum District, near Rice University and Herman Park. Gromatzky Dupree & Associates designed the building. The Carter will include 305 one-, two- and three-bedroom units along with townhouse and penthouse options. Amenities will include 10-foot ceilings, keyless entry systems, stone countertops and stainless steel appliances. The community will also feature a swimming pool, fire pits, private game room, gym, outdoor covered dog park, Wi-Fi, private garages and electric car charging stations. The property is scheduled for completion in late 2017.

UNION CITY, GA. — Atlanta-based Rooker has partnered with 404 Studio Partners to develop a movie and television studio known as Atlanta Metro Studios. The 345,000-square-foot project will be located in Union City, 17 miles southwest of downtown Atlanta. Phase I of the studio will feature 130,500 square feet of soundstages, 60,000 square feet of office space and 50,000 square feet of construction/flex space. Rooker, which purchased the 90-acre property in February, will be the developer and general contractor of the studio complex. 404 Studio Partners, led by a team of film and television production professionals, will be the exclusive sales, marketing and operations management company for the studio facilities. The site of the studio complex is currently home to the former Shannon Mall, which is currently being demolished. Additionally, Rooker is developing a 1.1 million-square-foot distribution center at the site. The property will feature 36-foot clear heights, 60-foot-wide bay spacing, ESFR fire suppression and 900 parking spaces. Colliers International is the leasing agent for the distribution center. Vertical construction on both the studio facility and the distribution center will begin in March 2015 with completion expected in fourth-quarter 2015.

NASHVILLE, TENN. — Brasfield & Gorrie has signed a lease to occupy office space at 1201 Demonbreun, a $50 million, 15-story office tower in Nashville’s Gulch neighborhood. Brasfield & Gorrie is the general contractor of the 680,000-square-foot project, which includes 305,000 square feet of office space and a 375,000-square-foot parking deck with 950 spaces. The project team includes developer Eakin Partners and architect Hastings Architecture Associates. Brasfield & Gorrie expects to deliver 1201 Demonbreun in late 2016 and move in to its office space in spring 2017. Other committed tenants include talent agency William Morris Endeavor, law firm Neal & Harwell and Sony Music Nashville.

SELDEN, N.Y. — Suffolk County Community College (SCCC) has opened a $29.8 million William J. Lindsay Life Sciences Building in Selden. Patchogue, N.Y.-based BBS Architects served as architect, interior designer, and civil, mechanical and electrical engineer for the building, which is aiming to achieve LEED Gold certification. Approximately 5,000 students will attend classes in the new building in the spring semester beginning in January 2015. Additionally, the building will also allow for the expansion of science classes to include an additional 100 students in the spring and 300 students next fall. The project team included J. Petrocelli Contracting, Tsoi/Kobus & Associates, Greenman-Pedersen, Ysrael A. Seinuk and Bladykas Engineering. New York State and Suffolk County financed the project in equal parts.
