NASHVILLE, TENN. — Square Mile Capital has provided a $162 million construction loan for Society Nashville, a 16-story apartment tower located at 915 Division St. in the city’s Gulch district. The borrower is a development partnership between PMG, New Valley and RMWC. The developers also received $35 million in equity through CrowdStreet. Designed by Baker Barrios Architects, Society Nashville will rise 16 stories and include 502 residential units (both traditional and co-living), approximately 8,400 square feet of retail space and 485 parking spaces. Planned amenities include a pool with a pool deck, fitness center and coworking spaces. The developers plan to deliver Society Nashville in 2024.

CHICAGO — A joint venture between McShane Construction Co. and Ashlaur Construction has broken ground on The Foglia Residences at The Chicago Lighthouse. Brinshore Development and The Chicago Lighthouse are the developers. The new development will feature 76 affordable housing units for residents who are blind, visually impaired, disabled or veterans. The project will be the first Low-Income Housing Tax Credit building in the nation for the blind community, according to the development team. Positioned adjacent to The Chicago Lighthouse’s current center in the Illinois Medical District, the nine-story building will feature three levels of parking and first-floor retail space. Amenities will include a fitness center, community room, dog run and fourth-floor rooftop terrace. To make the residences fully accessible for its tenants, the common areas will offer contrasting colors, lit braille unit signage, handrails on both sides of the corridors and braille wallpaper. RENO, NEV. — LDK Ventures has received a $59.3 million senior loan for the purchase of Integra Peaks at Damonte Ranch, a partially complete apartment property in Reno. PCCP provided the loan. Located at 875 Damonte Ranch Parkway, the community is approximately 75 percent complete, with final delivery slated for late March 2023. Totaling 300 units, Integra Peaks consists of five four-story, elevator-served residential buildings and 10 two-story, carriage-style buildings. The unit interiors feature vinyl plank flooring, vaulted ceilings on fourth-floor units, island kitchens, high-end energy efficient appliances, tiled showers and baths, LED lighting and private balconies with mountain views. Community amenities include a standalone clubhouse offering a fitness facility with separate yoga and spin rooms, a cybercafé, resort-style pool, cabanas, outdoor firepits and a dog park.

BETHESDA, MD. — Marriott International has opened its new global headquarters campus in downtown Bethesda. The hotel giant’s home base is a 21-story, 785,000-square-foot office tower that houses around 3,500 Marriott employees working from 2,842 workspaces (including offices, workstations and flexible spaces). The LEED Gold-certified tower had a six-year construction timeline, according to Marriott. The design-build team includes architectural firm Gensler and general contractors Hensel Phelps and Rand Construction. The Bernstein Cos. and Boston Properties jointly own Marriott’s campus. In addition to the office tower, Marriott’s corporate campus includes the new Marriott Bethesda Downtown at Marriott HQ hotel next door that also serves as Marriott’s testing ground for new concepts, design elements, service approaches and amenities via 13 model hotel rooms. Within the office tower, Marriott operates an 8,400-square-foot lab, as well as a test kitchen and bar for research-and-development purposes. Each office within the tower has views from the floor-to-ceiling windows, and all desks are equipped with sit-stand optionality and ergonomic chairs. CUTLER BAY, FLA. — A few months after purchasing the former Southland Mall site in Cutler Bay for $100.4 million, owners Electra America (and affiliate American Landmark) and BH Group have unveiled plans for their $1 billion redevelopment of the 80-acre campus in Miami-Dade County. Named Southplace City Center, the mixed-use development will feature 4,395 residential units and over 500,000 square feet of retail space, with dining and entertaining venues at the existing mall and an additional 150,000 square feet of new retail space and outparcels for food-and-beverage operators, as well as a specialty grocer. Plans also call for a 150-room hotel, 60,000 square feet of medical office space, green spaces, man-made lakes, walking trails, bike and golf cart paths and transit access. The total project, to be completed over a seven-year time frame, is expected to create approximately 2,700 new jobs, according to Electra America and BH Group. The developers expect to break ground on the first residential building in mid-2023 and deliver the asset in early 2025, with rents starting at $2,500. SAN ANTONIO — A partnership between New York City-based Sovereign Properties and Florida-based Invest Capital Group has broken ground on Atlantica at Alamo, a 375-unit multifamily project that will be located at 5415 Alamo Parkway on San Antonio’s west side. Designed by Womack + Hampton Architects, the garden-style community will consist of eight four-story buildings. Residences will come in one-, two- and three-bedroom formats, and amenities will include a pool, fitness center, courtyard, pickleball court and a dog park. Cadence McShane is the general contractor for the project. Completion is slated for late 2024.

TOLEDO, OHIO — NorthPoint Development has broken ground on Toledo Trade Center, a three-building industrial project totaling more than 853,000 square feet in Toledo. The speculative project is being built on the site that was formerly home to North Towne Mall, which closed in 2005. NorthPoint estimates that the $84.6 million investment, excluding tenant improvements, will create more than 564 direct and indirect jobs and generate over $11.8 million in annual permanent wages for the local community. Rudolph Libbe Inc. is the general contractor. The first building is slated for completion next summer. Reichle Klein Group will serve as the leasing agent.

SAN YSIDRO, CALIF. — KeyBank Community Development Lending and Investment has provided $49.3 million in construction financing to 4132 Beyer L.P., a collaboration between nonprofit affordable housing Metropolitan Area Committee on Anti-Poverty of San Diego County and Riverside-based Kingdom Development. The partnership will use the funds to develop Ventana al Sur, an affordable seniors housing community in San Ysidro, just across the Mexican border from Tijuana. Ventana al Sur will include 100 one- and two-bedroom apartments for seniors, as well as a manager unit. The units will include roll-in showers, balconies, appliances, heating and air conditioning. The property will offer three laundry rooms, two elevators, secure parking and a rooftop terrace. The units will be restricted to seniors 62 and older making 20 percent to 50 percent of area median income, with 25 units for seniors experiencing chronic homelessness, supported by vouchers from San Diego Commission. Matthew Haas and Keven Ruf of KeyBank arranged the financing for the borrower. JACKSONVILLE, FLA. — Philadelphia-based BG Capital and New Jersey-based FreezPak Logistics have purchased a 20.5-acre development site at 8730 Somers Road in Jacksonville for $11.2 million. The duo plan to develop an approximately $120 million cold storage facility spanning 272,400 square feet at the site, which is located near JaxPort’s Talleyrand and Dames Point terminals. The property, dubbed FreezPak Jacksonville, will feature 34 loading docks, 132 trailer parking stalls, 90 container plug-ins and 194 car parking spots. The facility will offer 56,000 pallet positions in the freezer space spanning 211,517 square feet and the cooler dock spanning 40,480 square feet. Users will have access to blast freezing, cross-docking, transportation, repacking, overseas container plug-in and USDA and FDA compliance at the facility, as well as a fleet of 42 robots installed by FreezPak’s robotic division. BG Capital and FreezPak plan to break ground on the Jacksonville project in the first quarter of 2023 and deliver in first-quarter 2024. WASHINGTON, D.C. — A partnership between Lowe, FLGA and Davenport Group has secured a 99-year ground lease from Howard University to construct a new residential tower on two sites in Washington, D.C.’s Shaw neighborhood currently being used as student parking lots. The 1.9-acre assemblage at 2251 Sherman Ave. and 2047 9th St. NW will be converted into a 525,000-square-foot, 10-story tower housing up to 500 residences, 27,000 square feet of commercial space and an underground parking garage. The partnership is undertaking the development with USAA Real Estate. JLL arranged an undisclosed amount of bridge financing for the land transaction through Eagle Bank. Construction is anticipated to commence in fall 2023. The project is the latest transaction by Howard University to densify its campus while maintaining long-term control of its real estate. Plans for the new housing include units ranging from studios to larger two-bedroom with den floor plans. Approximately 40 units will be designated as affordable housing, with the potential to increase that number to 60 units.
