1000 South Tryon

CHARLOTTE, N.C. — Trinity Capital Advisors plans to develop 1000 S. Tryon St., a new 300,000-square-foot, Class A office building in Charlotte’s South End submarket. The 14-story building will be located on the gateway corner of Tryon and Morehead streets. The office building will feature retail space on the ground floor and a multifamily façade is planned for the side of the parking deck fronting Morehead Street. The project is a joint venture between Trinity Capital Advisors and Honey Properties, the long-time owner of the site. Once the asset has a committed anchor, Trinity Capital Advisors will break ground on the property with a 15-month construction schedule, according to Gary Chesson, founding partner of Trinity Capital Advisors.

INDIANAPOLIS — Milhaus Construction LLC has opened Phase I of Circa, a new Chatham-Arch historic district apartment development in Indianapolis. The $31 million project was built on the site of the former Mitchel & Scott Machine Co. at 617 N. College Ave. Circa includes 265 units, which consist of a mix of studios, one-, two- and three- bedroom units in five new apartment buildings. Three of the buildings are four stories high with private tuck-under parking garages. The other two buildings are five stories and include first floor open-air parking garages. Rents range from $900 to $2,500 per month. Construction on Phase II began earlier this summer on a half-acre site just north of Phase I. The four-story building will feature 29 apartments and 1,000 square feet of ground floor commercial space. Construction is expected to be complete by early summer of 2015. Milhaus Management LLC will manage the property. Milhaus Construction built the project. Milhaus, Blackline Studio for Architecture, Anderson + Bohlander Landscape Architecture and CEC Engineering collaborated on the design. Regions Bank provided the construction loan.

MAPLE GROVE, MINN. — Shingobee Builders Inc. has begun construction of a Paradise Car Wash and Detail Center in Maple Grove. The facility will be located at the former Champp’s restaurant site on Elm Creek Boulevard. The 15,600-square-foot building will provide a tunnel wash, three detail bays, customer lounge and support areas. Construction started in mid-August and is scheduled for completion early in 2015. The site is visible from I-94 and is located near the Maple Grove shopping area. Loretto, Minn.-based Shingobee Builders is a national commercial construction and development company that provides general contracting, project management and real estate services.

Shade Tree

CHARLESTON, S.C. — The Kalikow Group plans to start construction soon on The Apartments at Shade Tree, a 248-unit garden-style apartment community at the entrance of Shade Tree, a 355-acre master-planned development in Charleston. The asset will be located on a 9.2-acre site at 2947 Maybank Highway on Johns Island. The Kalikow Group has formed a joint venture with EYC Cos. for the project. The apartment community will feature a fitness center, clubhouse, pool, business center, playground, dog park, walking trails and access to community parks and retail outparcels. The Apartments at Shade Tree will be the first multifamily development in the Johns Island area since 2005.

St. Louis Firehouse

ST. LOUIS — Kwame Building Group Inc. (KWAME) will serve as the construction project manager for a new $6.2 million firehouse in St. Louis. KWAME will build a 30,000-square-foot brick and stone building for The Northeast Ambulance and Fire Protection District in St. Louis County. The building will include a lower level, a 17,500-square-foot main floor with five vehicle bays and a second floor. KWAME will serve as the liaison with district staff and officials, design firms and contractors on the construction, equipping and occupancy of the firehouse. KWAME will also review the district’s selection of a building site and evaluate the land for cost effectiveness, usefulness, code compliance, zoning and ability to meet the district’s goals and operational needs. JEMA will provide architectural services for the project.

The Gramercy

RALEIGH, N.C. — Lowe Enterprises Investors (LEI) has teamed up with Blue Ridge Realty to develop The Gramercy, a 203-unit multifamily property located at 401 Glenwood Ave. in Raleigh’s Glenwood South neighborhood. The community will sit atop 6,900 square feet of ground-floor retail space and a 260-space parking garage. Wells Fargo provided a $26 million construction loan, which was arranged by Howard Brooks of Medalist Capital. The six-story building will offer studio, one- and two-bedroom apartments with granite countertops, stainless steel appliances, nine-foot ceilings and individual balconies. Amenities include a clubhouse with a kitchen and lounge area, resort-style pool and a business center. The design team includes architect J. Davis and general contractor Choate Construction. Construction of the project has begun this week.

ORANGE TOWNSHIP, OHIO — NexCore Group LLC has broken ground on a 130,000-square-foot, integrated ambulatory care center for Mount Carmel Health System in Lewis Center, an unincorporated community of northwestern Orange Township. The site for MC Fitness & Health is located at 7100 Graphics Way. The three-level center will provide outpatient care, fitness, wellness education and rehabilitation facilities. In addition to housing primary care and specialty physicians with the Mount Carmel Medical Group, the facility will also provide approximately 20,000 rentable square feet of medical office space for independent physicians. Construction on the project is set for completion in October 2015. Denver, Colo.-based NexCore Group is the developer and is the owner of the project. OLC Architecture is providing architectural services. Elford Inc. is the construction manager and NexCore Properties LLC will manage the property.

ROMEOVILLE, ILL. — Meridian Design Build has begun construction on a new 188,166-square-foot cold storage facility in Romeoville. The build-to-suit facility is situated on a 35-acre site located at Airport Road just west of Southcreek Parkway. The property will include office space, dry storage, a refrigerated palletizing area and a -10°F freezer sized to accommodate 21,000 pallet positions. The new building will also include 36 loading docks, 75 exterior trailer stalls and 177 auto parking positions. A refrigerated elevated building link will be constructed to accommodate conveyance of product from an adjacent production facility. WBS Equities LLC and Abbott Land & Investment are providing development services for the project. Meridian has retained Ware Malcomb to provide architectural and structural design services for the project. Jacob & Hefner Associates will provide civil engineering services.

NEW YORK CITY — Meridian Capital Group has arranged $228.5 million in construction financing for the condominium conversion of the former Flatotel hospitality property in New York City. A partnership between Chetrit Group and Clipper Equity plan to convert the asset, which is located at 135West 52th St., into a five-story boutique office condominium and a 37-floorluxury residential condominium property. The 55,000-square-foot office component will be located on floors two through seven and approximately 109residential units will span floors eight through 47. The total project is estimated to cost $300 million. Aaron Birnbaum and Emanuel Westfried of Meridian’s New York City headquarters negotiated the two-year, non-recourse, interest-only loan, which features a floating LIBOR-based interest rate and a one-year extension option.
