FORT WORTH, TEXAS — San Antonio-based developer Embrey has acquired a 22.9-acre site in Fort Worth for the development of a 276-unit single-family residential community. Collection Champions Circle will feature one-, two- and three-bedroom homes, as well as a pool and a clubhouse. Construction is scheduled to begin in late July or early August and to be complete in 2024. Embrey is also the general contractor for the project and will provide onsite property management services upon completion.

11701-N-132nd-Ave-Surprise-AZ

SURPRISE, ARIZ. — SWC Development Partners has broken ground on its second building, a warehouse/distribution facility, within Skyway Business Park in Surprise. The 135,896-square-foot building will feature 32-foot clear heights, nine-foot by nine-foot dock-high doors, 12-foot by 14-foot grade-level doors, full concrete truck court and a fenced truck yard. Located at 11701 N. 132nd Ave., the property is slated for completion in second-quarter 2023. In October 2021, Avison Young’s Kevin Helland brokered the acquisition of 27.9 acres of land located within Skyway Commons on behalf of SWC Development Partners. Since the acquisition, SWC commenced construction on a 59,352-square-foot warehouse/distribution building, which is nearly complete. Additional buildings are currently going through the design review process, including two 25,000-square-foot speculative flex buildings. Helland and Mark Seale of Avison Young continue to represent the ownership on the leasing and sale of the project.

Remy-Apartments-Frisco

FRISCO, TEXAS — Locally based general contractor KWA Construction has broken ground on Remy, a 357-unit multifamily project located within the 147-acre Frisco Square mixed-use development on the northern outskirts of Dallas. Designed by HEDK Architects and developed by Toll Brothers, Remy will offer units that are furnished with stainless steel appliances and stone countertops. Most residences will include washers and dryers and private balconies. The amenity package will comprise a pool, sky deck, speakeasy lounge, library, fitness center, coworking space, clubroom, media room and a package handling system. Completion is slated for early 2024.

MIAMI BEACH, FLA. — SHVO, a New York City-based development and investment firm, plans to develop a 250,000-square-foot office building in Miami Beach. The firm, along with finance partner Deutsche Finance America, recently acquired an assemblage at 1656-1680 Alton Road and 1677 West Ave. near Lincoln Road for $39.3 million. Designed by Foster + Partners, the new office building will be branded The Alton and will feature 300 feet of frontage on Alton Road, terraced outdoor rooms and large windows offering panoramic views. SHVO and Foster + Partners recently collaborated on Transamerica Pyramid Center, a luxury office redevelopment in San Francisco. The design team for The Alton also includes locally based Kobi Karp Architects. No construction timeline was disclosed.

Anova-uCity-Square-Philadelphia

PHILADELPHIA — GMH Communities has completed Anova uCity Square, a 462-unit apartment community in Philadelphia’s University City area. The six-story, 330,000-square-foot building will be the first of four Anova-branded multifamily developments that will open in the life sciences district by 2025. Anova uCity Square includes 10,000 square feet of retail space and a 157-space parking garage. Units come in studio, one-, two- and three-bedroom formats and feature stainless steel appliances, individual washers and dryers and private balconies/patios. Amenities include a pool, coworking space, pet care facilities and a package locker system. Construction began in March 2020. Rents start at $1,645 per month for a studio apartment.

East-Foster-Crossing-Anna

ANNA, TEXAS — Palladium USA, a locally based affordable housing developer, has broken ground on East Foster Crossing, a $64 million mixed-income residential community in Anna, located north of Dallas in Collin County. East Foster Crossing will feature 239 units in one-, two- and three-bedroom formats and amenities such as a pool, fitness center, conference center, a children’s playroom, dog park and a clubroom. HEDK Architects is designing the project, and BBL Construction is the general contractor. Preleasing will begin next summer. Information on specific income restrictions was not disclosed.

FOUR106-Bellevue-WA

BELLEVUE, WASH. — Patrinely Group, in partnership with affiliates of Dune Real Estate Partners, has broken ground on FOUR106, an office tower in downtown Bellevue. The 21-story building will feature approximately 484,000 rentable square feet of office space with average floor plate sizes of 24,000 rentable square feet, along with 6,500 square feet of street-level retail space. FOUR106 will feature a fully equipped fitness center with shower and locker facilities, hands-free entries, delivery dispatch, hands-free elevators and hands-free restrooms. The project is designed to meet LEED Gold standards for core and shell. The project team includes CollinsWoerman, Mortenson Construction, DCI and Gensler. Paul Sweeney, Jason Furr and Colin Tanigawa of The Broderick Group are leasing FOUR106 on behalf of Patriney Group and Dune.

LAKE PARK, FLA. — Forest Development, a Boca Raton, Fla.-based development firm, has obtained a $269 million construction loan for Nautilus 220, a mixed-use project in South Florida’s Palm Beach County. Located at 220 Lake Shore Drive in Lake Park, the waterfront development will comprise 330 condominium residences in two 24-story towers, as well as restaurants, shops and offices alongside a marina. Concord Summit Capital arranged the financing through Fortress Investment Group LLC, a New York City-based private equity firm. In addition to the financing, Forest Development has engaged in a joint venture partnership with Royal Palm Cos., a development firm based in Royal Palm Beach, Fla. Other project partners for Nautilus 220 include architect R+N Architecture, interior designer Interiors by Steven G. Inc. and landscape architect Insite Studio. Forest Development expects to complete Nautilus 220 in summer 2024.

FAYETTEVILLE, ARK. — Landmark Properties has begun construction on The Retreat at Fayetteville, a 585-bed student housing development located adjacent to the University of Arkansas campus. Located at 1030 Razorback Road in Fayetteville, the community will offer a mix of two- to five-bedroom, fully furnished units in a cottage-style development. Shared amenities will include outdoor green space with a putting green and bocce ball area; 24-hour study lounge; computer lab; fitness center; resort-style swimming pool and hot tub; grilling area; and a fire pit. The property will also feature 1,000 square feet of ground floor retail space. Athens, Ga.-based Landmark expects to complete the project in fall 2023.

HOUSTON — Resia, a Miami-based developer formerly known as AHS Residential, has begun construction on Resia Ten Oaks, a 576-unit apartment community that will be located within the 83-acre Ten Oaks master-planned development in Houston’s Energy Corridor. The community will comprise three 12-story buildings that will house one-, two- and three-bedroom units. Amenities will include a pool, fitness center and a resident clubhouse. Gensler is the project architect. Completion is slated for the first quarter of 2024.
