PROVIDENCE, R.I. — Developer EQT Exeter has begun leasing Emblem 125, a 249-unit apartment community in Providence. Designed by Torti Gallas + Partners, Emblem 125 features studio, one-, two- and three-bedroom units, and amenities include a fitness center, game area, resident lounge, concierge services and an outdoor courtyard. The building also houses 19,398 square feet of retail space. Shawmut Design & Construction served as the general contractor for the project, construction of which began in October 2020. Rents start at roughly $2,100 per month for a studio apartment. Bozzuto is the property manager.

Carson Development Plans 200-Acre Ledge Rock Center Mixed-Use Community in Johnstown, Colorado

JOHNSTOWN, COLO. — Carson Development is developing Ledge Rock Center, a 200-acre, master-planned, mixed-use community in Johnstown, approximately 25 miles southeast of Fort Collins. At full build out, Ledge Rock Center will offer more than 1 million square feet of retail space, 1,200 apartments and 200 single-family residences. Murdoch’s Ranch and Home Supply has already committed to one anchor tenant space, pre-leasing 85,000 square feet. Phase I of the retail development is slated for completion at the end of 2022 or first-quarter 2023. Michael Kendall, Daniel Miller and Cameron Flint of CBRE will handle retail leasing efforts for the development.
ROSHARON, TEXAS — Wan Bridge, a Texas-based developer of build-to-rent residential neighborhoods, is underway on vertical construction of Pradera Oaks, an 812-unit community located south of Houston in Rosharon. Pradera Oaks will offer three- and four-bedroom homes with an average size of 1,750 square feet and two-car garages. Residents will have access to a lake, jogging trail, dog park, playground and splash pad as part of the amenity package. The development team will deliver the community in phases, adding about 300 homes over each of the next three years.
WHITE PLAINS, N.Y. — Nashville-based developer Southern Land Co. has broken ground on Juliette, a 177-unit multifamily project in White Plains, a northern suburb of New York City. The site at 250 Mamaroneck Ave. previously housed a YMCA. The complex will offer one-, two- and three-bedroom units with an average size of 1,200 square feet. Amenities will include a pool, spa, garden terrace, grilling stations, a pet spa, resident lounge and a conference room. Completion is scheduled for 2024.
CFG Provides $32.9M Construction Financing for Assisted Living, Memory Care Facility in Temecula, California

TEMECULA, CALIF. — Capital Funding Group (CFG) has provided a $32.9 million construction loan for the ground-up development of Varenita of Temecula. The 108-bed assisted living and memory care facility is located in Temecula, within Riverside County between Los Angeles and San Diego. The borrower and developer is Griffin Living. Brightwater Senior Living will operate the facility upon completion. The financing features a Commercial Property-Assessed Clean Energy (CPACE) structure, which allows building owners to borrow money for energy efficiency, renewable energy or other projects and make repayments via an assessment on the property tax bill. The financing arrangement then remains with the property even if it is sold, facilitating long-term investments in building performance.
ALGONQUIN, ILL. — McShane Construction Co. has completed The Oaks at Algonquin, a 166-unit senior living community in suburban Chicago. Spectrum Retirement Communities was the developer. The property features independent living, assisted living and memory care units. Amenities include three restaurants, a pub, salon, media lounge, theater, health club, rooftop deck, memory care garden and doctor and therapist offices. Vessel Architecture provided architectural services for the three-story community.
SAN MARCOS, TEXAS — South Carolina-based developer Greystar has broken ground on Phase II of Whisper 35, a 500,000-square-foot industrial project in San Marcos, located roughly midway between Austin and San Antonio. Phase I of Whisper 35 consists of two buildings totaling approximately 180,000 square feet, the first of which is complete and fully leased and the second of which is slated for a fourth-quarter delivery. Phase II will comprise three buildings totaling roughly 315,000 square feet that are expected to be complete in the third quarter of 2023. RC Page is the general contractor for the project, and Stream Realty Partners is the leasing agent.
TUSKEGEE, ALA. — Farpoint Development has broken ground on a 169,000-square-foot spec industrial facility located in Tuskegee, a city about 15 miles from Auburn via I-85. The $20 million facility represents Phase I of the Regional East Alabama Logistics (REAL) Park, a 683-acre development that is slated to house up to 13 buildings spanning 5 million square feet at full buildout. The overall development is estimated to generate $386 million in new capital investment, according to a study conducted by the University of Alabama’s Center for Business and Economic Research. Farpoint estimates the campus will support 1,000 new jobs directly and 863 jobs indirectly. REAL Park is a partnership between Farpoint, the Bassett family and the Macon County Economic Development Authority. Opportunity Alabama’s OPAL Fund is the lead equity investor for REAL Park. Doster Construction is the general contractor for the first facility, which is slated to deliver in early 2023. The property will be the only Class A warehouse or manufacturing facility in a 40-mile radius, according to Farpoint.
TUCSON, ARIZ. — Lincoln Property Co. (LPC) has released plans to develop I-10 International, a more than 1 million-square-foot, Class A industrial property in Tucson. LPC purchased the land site from Tucson-based Diamond Ventures for an undisclosed price. Keri Lazarus Silyvn served as entitlement counsel for LPC. Situated on 77 acres, the four-building warehouse/distribution campus will feature a 476,000-square-foot facility, a 214,882-square-foot property, a 188,327-square-foot asset and a 158,908-square-foot building. All buildings will be state-of-the-art cold storage capable, 32-foot to 36-foot clear heights, 14-foot glass entrances, full concrete truck courts and R-83-insulated roof deck systems. Construction is slated to begin in second-quarter 2022, with completion scheduled for second-quarter 2023. The project will be built in two phases, with Phase I including the three smaller buildings and Phase II including the large cross-dock facility. Butler Design Group and Ware Malcomb are the project’s architects, while Rick Engineering is the project’s civil engineer. A general contractor has not been selected.
ANN ARBOR, MICH. — Sartorius, a life sciences research and biopharmaceutical company, has broken ground on its new 130,000-square-foot research center at Ann Arbor Research Park. Sartorius currently employs about 140 people in the Ann Arbor area and expects to increase that number to about 300 employees over the next three years. The jobs will include product development, operations and other support functions. Employees at the facility will focus on providing advanced solutions to help customers develop drugs that cure, prevent and halt the progression of diseases. Sartorius expects to open the facility by the end of 2023. Hobbs+ Black Architects is the project architect and J.S. Vig Construction Co. is the general contractor.
