DORAVILLE, GA. — Gray Television Inc. has entered into an operations agreement with NBCUniversal Media LLC to lease and operate a new studio campus spanning 43 acres in metro Atlanta. The Assembly Studios facilities will be situated within Gray’s Assembly Atlanta project, a 135-acre mixed-use development in Doraville that once housed GM’s Assembly plant. NBCUniversal’s lease with Gray will include a suite of facilities needed to support TV and film production. The new facilities will include multiple soundstages, production office space, warehouses and mill space, as well as parking and other necessary amenities. Adjacent to the Assembly Studios complex is Third Rail Studios, a movie and TV production facility spanning seven acres that opened in 2016 and that Gray acquired in September 2021. NBCUniversal will manage all studios onsite, including Gray’s own studio facilities and Third Rail Studios. Construction began on roadways and infrastructure throughout Assembly Studios last summer, and construction began on studio buildings for Gray’s Swirl Films late last year. FAIR LAWN, N.J. — Locally based developer Kushner has begun construction on a 307-unit apartment community that will be reserved for renters age 55 and over in the Northern New Jersey community of Fair Lawn. The community will offer one- and two-bedroom units, with 46 residences reserved as affordable housing. Amenities will include a pool, fitness center, spa, salon, massage room, clubhouse, game room, movie theater, putting green, library and a pet spa. The site currently houses a vacant office building. Completion is slated for the second quarter of 2025.
BROOKLYN PARK, MINN. — Taco Bell has opened its new and innovative drive-thru prototype in the Minneapolis suburb of Brooklyn Park. Coined Taco Bell Defy, the two-story restaurant features four drive-thru lanes. A proprietary vertical lift transports food items straight from the kitchen to guests. The drive-thru experience at Taco Bell Defy is designed to be two minutes or less. The restaurant was built in partnership with longtime franchisee Border Foods. Minneapolis-based Vertical Works Inc. handled the design of the concept. The project was first announced last year.
BARDSTOWN, KY. — Heaven Hill, a family-owned spirits company overseeing brands such as Evan Williams and Deep Eddy Vodka, has broken ground on a $135 million distillery in Bardstown, approximately 40 miles south of Louisville. The project, known as Heaven Hill Springs Distillery, is located at 1015 Old Bloomfield Pike, which was the site of the former Old Heaven Hill Springs Distillery. The former distillery opened in 1935, but was destroyed in a fire in 1996 that engulfed the distillery, seven rickhouses for barrel aging and about 100,000 barrels of whiskey. After the fire, Heaven Hill moved its distillery operations to the historic Bernheim Distillery in downtown Louisville, where the company still operates today. “We’re honored to celebrate this homecoming with a return to distilling in Bardstown to augment our overall bourbon-making capacity, as well as continue to make an impact in the Bardstown community,” says Max Shapira, president of Heaven Hill. Heaven Hill Springs Distillery is scheduled to open by the end of 2024. Heaven Hill anticipates the distillery will handle 150,000 barrels of spirits annually at first and ramp up production to 450,000 barrels annually over time, which mirrors the production at its Louisville distillery. PMG, Greybrook Realty Partners Break Ground on 31-Story Mixed-Use Development in Midtown Atlanta

ATLANTA — PMG and Toronto-based Greybrook Realty Partners have broken ground on Society Atlanta, a 31-story mixed-use development at 811 Peachtree St. in Midtown Atlanta. Designed by Cooper Carry, the mixed-use property will feature 460 residential units, 81,000 square feet of office space and 16,500 square feet of retail space. Juneau Construction Co. is serving as general contractor for project, which is slated to open in late 2024. Society Atlanta will offer traditional layouts alongside “rent-by-bedroom” (also known as co-living) options. Community amenities will include a rooftop pool and restaurant, a coworking lab with private conference rooms, a gym and a fitness studio. The property is the first of PMG’s Society Living multifamily platform to enter the Atlanta market.

VERNON HILLS, ILL. — PREMIER Design + Build Group has broken ground on a 51,950-square-foot speculative industrial facility in the northwest Chicago suburb of Vernon Hills. The building will feature a clear height of 32 feet, eight dock positions, two drive-in doors and 86 parking spaces. Completion is slated for November. JRW Property Holdings LLC is the developer, Cornerstone is the architect, Swift Structural is the structural engineer and Connelly Electric is the electrical engineer. Cushman & Wakefield will market the project for lease.
VERNON, CALIF. — Prime Data Centers has released plans for a three-story, 261,000-square-foot data center in Vernon. Additionally, the company will construct an electrical substation to serve the new site. The completed facility will deliver up to 33 megawatts of power to its tenants. The new carrier-neutral facility offers opportunities for tenants to obtain wholesale dark fiber in volume to all five of the central interconnection hubs in downtown Los Angeles: One Wilshire, 600 W. Seventh Street, 530 W. Sixth Street, 900 N. Alameda and 818 W. Seventh Street. The new facility will offer dedicated office, storage and staging options, as well as secure onsite parking. Completion is slated for as early as fourth-quarter 2023. Darren Eades of JLL handled the land parcel acquisition. Terms of the deal were not released.
John Knox Village Breaks Ground on $120M Seniors Housing Expansion in Pompano Beach, Florida

POMPANO BEACH, FLA. — John Knox Village of Florida (JKV), a continuing care retirement community in the South Florida city of Pompano Beach, has broken ground on Westlake, a two-tower, $120 million expansion. The groundbreaking comes on the heels of the completion of The Pavilion, a $35 million addition that included a 380-seat cultural arts center, two restaurants and a bar. “Over the past five years, a master site plan has been developed to guide the capital improvements of our 70-acre campus and the opening of our Pavilion and, in 2024, Westlake are the next steps to accomplishing our ambitious goals,” says Gerry Stryker, CEO and president. Westlake will add 146 apartments ranging in size from 1,277 to 2,346 square feet in two towers, The Vue and The Terrace. A large component of the project is to enlarge and enhance JKV’s water views. The first-floor common area lobby of the towers will boast new amenities, including a projection theater, technology hub, business center, art studio, spiritual space, club room, library and two dining venues. CHICAGO — Skender has completed construction of a two-story, 54,000-square-foot lab and office buildout for Hazel Technologies at 320 N. Sangamon St. in Chicago’s Fulton Market. Hazel is a USDA-funded technology company that develops solutions to extend the shelf life of fresh produce. The company is one of the first tenants to move into the new 13-story office building developed by Tishman Speyer and Mark Goodman & Associates. Hazel is moving from its current location at University Technology Park at Illinois Tech and plans to double its local workforce to approximately 100 employees this year. The buildout includes space for open research laboratory and lab support, 10,000 square feet of administrative and office space and 5,000 square feet of collaboration space. The project team included architect Perkins & Will, engineer Cosentini Associates and tenant representative CBRE.
CELINA, TEXAS — Texas-based general contractor Arch-Con Corp. has broken ground on Highfield Preston, a 251-unit multifamily project that will be situated on a 7.9-acre site in the North Texas city of Celina. Niles Bolton Associates designed the project for Houston-based developer i3. The three-building property will offer one-, two- and three-bedroom units and amenities such as a pool, fitness center, yoga studio, conference room and a resident clubhouse.
