LAS VEGAS — DXD Capital has broken ground on a self-storage facility located on a 1.7-acre parcel at the corner of West Sahara Avenue and South Monte Cristo Way in Las Vegas. Designed by Studio Level I with Arco Murray serving as general contractor, the new property will feature 1,100 units, plus two interior loading bays with room for three trucks in a fully climate-controlled building with two freight elevators and a storefront with moving supplies. Public Storage will operate the facility, which is slated to open in third-quarter 2022. DXD acquired the property in January 2021 through its DXD Self Storage Fund I, which was launched in November 2020. The fund is raising $50 million to invest in ground-up development of Class A, multi-story, climate-controlled self-storage facilities.

EAST HANOVER, N.J. — New Jersey-based developer CHA Partners is nearing completion of LIVIA, a 123-bed senior living community in East Hanover, about 30 miles west of New York City. The 100,000-square-foot facility will offer skilled nursing, memory care, assisted living and long-term care/rehabilitation services. Amenities will include restaurant-style dining options, outdoor courtyards, a theater, game room, full-service bar/lounge, beauty salon, and a café. CHA Partners expects the facility to be operational before the end of the month.

ROUND ROCK, TEXAS — The NRP Group, a Cleveland-based multifamily developer, has broken ground on The James on Grand Avenue, a 275-unit affordable housing project in the northern Austin suburb of Round Rock. All of the property’s units will be reserved for renters earning 60 percent or less of the area median income. The James on Grand Avenue will feature one-, two-, three- and four-bedroom units and amenities such as a pool, business center children’s play area and a fitness center. Residents will also have access to services such as first-time homebuyer programs, financial literacy training and after school care. Leasing is expected to begin next August, with full completion scheduled for June 2023. NRP Group is developing the project in partnership with Capital Area Housing Finance Corp.

KENNESAW, GA. — TireHub, the Atlanta-based national tire distributor cofounded by Bridgestone Americas Inc. and The Goodyear Tire & Rubber Co., has opened its new TireHub Logistics Center in Kennesaw. Relocated from Lawrenceville to Chastain Road, the Kennesaw TireHub Logistics Center will serve as a distribution center for the company. The relocation to Kennesaw will allow TireHub to reach customers in west Atlanta and surrounding areas, while the Norcross and Chattanooga logistics centers are meant to take care of customers in north Georgia. The Kennesaw location will hold 65,000 tires and employ 20 logistics specialists. TireHub operates 71 logistics centers in the United States offering full passenger and light truck tire product lines from the Goodyear and Bridgestone companies.

ST. PETERS, MO. — Cooper’s Hawk Winery & Restaurant has purchased a nearly two-acre site at The Shoppes of Mid Rivers in St. Peters, a northwest suburb of St. Louis. Construction is scheduled to begin immediately on the 10,000-square-foot restaurant and bar with a planned opening for next spring. This will be the third Missouri location for Downers Grove, Ill.-based Cooper’s Hawk. GBT Realty Corp. owns The Shoppes of Mid Rivers, which was completed in 2019. The 270,000-square-foot shopping center is now 95 percent leased to tenants such as Burlington, Academy Sports, HomeGoods, Marshalls, Ross Dress for Less, Ulta Beauty, Five Below, Outback Steakhouse and Pappy’s Smokehouse. Also joining the tenant roster is Gulf Shores Restaurant & Grill, a casual seafood restaurant that is currently under construction.

ST. LOUIS PARK, MINN. — Kraus-Anderson has completed a $31.4 million renovation and expansion of St. Louis Park Middle School in the western Minneapolis suburb of St. Louis Park. The scope of the project, designed by Cuningham Group Architecture, features 46,243 square feet of additions and 44,732 square feet of renovations. The project includes a new auditorium with front offices for senior staff, a remodeled kitchen, new cafeteria, new classrooms, new gathering spaces, a second-floor hallway and a remodeled media center. St. Louis Park Middle School is one of the dozens of educational construction projects undertaken by Kraus-Anderson this summer.

SEATTLE — Amazon is expanding its presence in the Mid-Atlantic by opening several new delivery stations and a career center in Maryland and Virginia. The first facility set to open is a 72,000-square-foot delivery station located at 2100 Van Deman St. in Baltimore, Amazon’s first delivery station in Baltimore City. The e-commerce giant also plans to open a 194,000-square-foot facility at 7226 Preston Gateway Drive in Hanover, Md., which will be Amazon’s third delivery station in the city. Since 2010, Amazon has created more than 29,000 jobs in Maryland, and the company has invested over $9.5 billion for infrastructure and compensation in the state. Additionally, Amazon announced it will open an Amazon Career Center at 1989 S. Military Highway in Chesapeake, Va. This center will be used for hiring and orientation duties for the company’s Hampton Roads operations facilities. Additionally, the company will open two new delivery stations in the area including a 165,000-square-foot facility at 1400 Sewells Point Road in Norfolk and a 111,600-square-foot facility at 223 W Mercury Blvd. in Hampton, which was formerly a Kmart store. Since 2010, Amazon has provided more than 27,000 jobs in Virginia. The company has 15 delivery stations in the Commonwealth.

HENDERSON, NEV. — ACRES Capital Corp. and George Smith Partners have provided a $37.5 million loan to fund the construction of The Watermark, a mixed-use multifamily property in Henderson. The borrower is Nevada-based Strada Development Group. Located at 215 S. Water St., The Watermark will feature 151 residential units and accompanying parking spaces, 9,928 square feet of retail space, 14,725 square feet of restaurant space and 11,923 square feet of office space. The property is situated in downtown Henderson’s Water Street District that features a mix of boutique shops, restaurants and nightlife venues. Chris Hetzel of ACRES’ Los Angeles office originated the loan, which features an initial term of 24 months.

INDIANAPOLIS — TWG has opened Line Lofts Apartments, an $11 million affordable seniors housing project on the east side of Indianapolis. Located at 1145 E. Washington St., the property features 63 two-bedroom units. One-fifth of the units are designed and reserved for seniors with visual impairments, as part of a partnership between TWG and local nonprofit Visually Impaired Preschool Services (VIPS). The property includes specific features to aid visually impaired residents, including oversized elevator buttons, tactile markings, dedicated ride sharing pickup spots and a park area for service animals. Line Lofts will also serve as the new home for the VIPS Simon and Estelle Knoble Family Resource Center, a 6,000-square-foot center that will offer services for blind or visually impaired children such as early intervention, orientation and mobility, preschool transition assistance, advocacy training and parent events. Low-income housing tax credits from the Indiana Housing and Community Development Authority helped fund the project.

BOZEMAN, MONT. — George Smith Partners has secured a $46 million construction loan for the phased development of 400 apartment units located within an Opportunity Zone in Bozeman. The borrower is Roundhouse Development. Jonathan Lee and Paul Monsen of George Smith Partners secured the financing for the borrower. For the first 268 units, the loan is priced at a sub 3 percent rate. Construction of the first phase is expected to finish in late 2023, at which time the construction on the remaining 132 units will begin.
