SEATTLE — GTIS Partners and Ryan Cos. have formed a joint venture to develop 65 S Horton St., a last-mile industrial/urban logistics property in Seattle. The project is expected to cost approximately $42.5 million. Totaling 126,646 square feet, the four-story building will offer dual freight elevator access to floors two through four, and the ground floor will feature a loading dock, shipping/receiving space, 10 covered docks and 85 parking spots. The site is located in one of the city’s qualified opportunity zones, adjacent to several Port of Seattle terminals and one mile south of downtown Seattle.

GROVEPORT, OHIO — The Pizzuti Cos. and development partner Olympus Ventures LLC are underway on the construction of Hamilton Road One Distribution Center, a 324,000-square-foot industrial building in central Ohio’s Groveport. The development team is undertaking the project on a speculative basis. Located on Hamilton Road, the site provides convenient access to I-270 and I-70. The building will feature a clear height of 32 feet, 57 dock doors, four grade doors, 212 auto parking spaces and 64 trailer parking spaces. Completion is slated for December. Jeff Lyons of CBRE is marketing the project for lease.
HALTOM CITY, TEXAS — Creation, a Phoenix-based investment and development firm, has broken ground on Northmark Commerce Center, a 234,000-square-foot industrial project in the Fort Worth suburb of Haltom City. Designed by LGE Design Build, the Class A logistics facility is expected to be complete in late 2022. Creation is developing Northmark Commerce Center in partnership with Crow Holdings Capital. Dallas-based Holt Lunsford Commercial has been tapped to lease the development.
KIRKLAND, WASH. — Aegis Living has opened its second community in 2021, Aegis Living Kirkland Waterfront in Kirkland. The 98,000-square-foot development will feature 106 units of assisted living and memory care. Aegis currently has six other communities in development in Seattle and California. “Heading into 2020, we set aggressive goals to double in size over the next decade,” says Dwayne Clark, founder, CEO and chairman of Aegis Living.
PMB Plans Medical Building on Providence St. Joseph Hospital Campus in Orange, California

ORANGE, CALIF. — PMB has unveiled plans for Helen Caloggero Women’s & Family Center, located on the Providence St. Joseph Hospital campus in Orange. The company will begin demolition for the 137,000-square-foot center this month. Located at 363 S. Main St., the four-story medical office building will house a range of services and amenities, including a mother and baby assessment center; maternal diabetes and wellness; maternal fetal testing; pelvic health and rehabilitation; perinatal education; OB/GYN clinical offices; pediatric clinical offices; certified midwives; women’s mental health services; conference/education rooms; birthing center; a pharmacy; and a Blue Bowl Superfoods outlet. Additionally, visitors and tenants will have access to an underground parking garage. The project team includes Boulder Associates as architect and Synder Langston as general contractor. San Diego-based PMB RES will serve as the property manager, and PMB and Madison Marquette will handle leasing. Completion of the facility is slated for fourth-quarter 2023.
CHICAGO — Ryan Cos. US Inc. has topped off Clarendale Six Corners, a $117 million senior living community on the Northwest Side of Chicago. Construction of the 10-story, 258-unit project began in January. Completion is slated for fall 2022. Ryan is serving as developer, architect, builder and capital markets partner. Ryan owns the project in a joint venture with LCS and Harrison Street. LCS will handle the day-to-day operations and Ryan will provide asset management services. The 258 units will be comprised of independent living, assisted living and memory care residences, including 11 affordable units for residents at certain income levels. The project will include an outdoor sky terrace on the fourth floor and 18,000 square feet of street-level retail space. Resident amenities will include an eatery, cocktail bar, billiards lounge, massage room, full-service salon, fitness center, fine dining experiences and weekly housekeeping. Clarendale Six Corners will be the 10th Clarendale senior living property in Ryan’s portfolio.
ATLANTA — RangeWater Real Estate and its equity partner, ParkProperty Capital, have broken ground on The Vivan, a 325-unit apartment project along the Atlanta BeltLine’s Westside Trail. The apartment development marks RangeWater’s third project along the Atlanta BeltLine and ParkProperty’s second investment in Atlanta. The first apartment units are slated for completion in late 2022 with the total project slated to be complete by summer 2023. The Vivan will have three-, four- and five-story buildings offering studio, one- and two-bedroom apartments. Rents at The Vivan will start at $1,200 per month, with 20 percent of units priced at attainable rents, per the City of Atlanta’s specifications for new BeltLine projects. Community amenities will include a dog park, clubroom, pool and a fitness center. The property will be located in the Capitol View neighborhood, with two entry points to the Westside Trail. Located at 1246 Allene Ave. S.W., the 8.5-acre site formerly was the Exide Technologies battery plant. RangeWater is an Atlanta-based multifamily real estate company. RangeWater’s other projects along the Atlanta BeltLine include Maverick, an apartment and townhome project at 72 Milton Ave., and Skylark Apartments located at 1099 Boulevard S.E., both along the Atlanta BeltLine Southside Trail.
SACRAMENTO, CALIF. — A public-private partnership between Sacramento State University and Greystar has opened Hornet Commons, a 1,100-bed residence hall on the university’s campus in Sacramento. The community offers apartment-style, fully furnished units for upper-division and graduate students. Shared amenities include a swimming pool, fitness center, volleyball and bocce ball courts, retail space leased to Einstein Bros. Bagels, fire pits, a clubhouse and yoga lawn. “We are excited to welcome Sacramento State’s students to Hornet Commons,” says Julie Skolnicki, senior managing director of Greystar university partnerships. “This project was conceived with lofty goals of supporting academic outcomes, strengthening the sense of community, and providing a long-term partnership. LEBANON, PA. — Logistics firm DHL Supply Chain has begun construction on a 970,000- square-foot warehouse in Lebanon, a suburb of Harrisburg. The project will house manufacturing, storage and distribution space that will serve the healthcare and life sciences industries. DHL Supply Chain is constructing another building at the site as part of an initiative to invest $88 million in the regional economy and create about 200 new jobs. The first building is scheduled to be complete in the first quarter of next year.
DUBLIN, OHIO AND MIAMI — The Wendy’s Co. and REEF have unveiled plans to open and operate 700 delivery kitchens over the next five years across the U.S., Canada and the United Kingdom. Miami-based REEF is a mobility, logistics hubs and kitchen operator. The development commitment builds upon the successful test of eight delivery kitchens in Canada beginning in late 2020, according to a news release. Through this commitment, REEF will become the first Wendy’s franchisee in the United Kingdom. Dublin-based Wendy’s and REEF expect to open roughly 50 delivery kitchens this year, with the remainder to be launched by 2025. “The demand for convenient delivery solutions means we must look for opportunities beyond our traditional restaurant formats, especially in dense urban areas,” says Abigail Pringle, president, international and chief development officer with Wendy’s. With 5,000 locations across 30 cities, REEF is the largest operator of parking real estate and delivery kitchens in North America. Wendy’s and its franchisees employ hundreds of thousands of people across more than 6,800 restaurants worldwide.
