ROMEOVILLE, ILL. — IDI Logistics has selected Peak Construction Corp. to build Gateway Romeoville Building A, a 351,870-square-foot speculative industrial building in Romeoville. The project will be situated on 19 acres between Route 53 and Joliet Road. Plans call for a clear height of 36 feet, 41 dock doors, two drive-in doors, 96 trailer stalls and 285 car stalls. Completion is slated for January 2022. The project team includes Macgregor Associates Architects and civil engineer Jacob & Hefner Associates.

Kraus-Anderson, MedCraft Breaks Ground on TMC HealthCare’s Ambulatory Surgery Center in Tucson

TUCSON, ARIZ. — MedCraft Healthcare Real Estate and TMC HealthCare have partnered to develop an Ambulatory Surgery Center at TMC HealthCare’s Rincon campus located at 10360 Drexel Road in Tucson. The partnership selected Kraus-Anderson as contractor for the $8 million project. The 17,000-square-foot facility will provide additional medical and surgical services, as well as the ability for a 3,000-square-foot future expansion. Designed by Orcutt Winslow, the property will feature rooftop solar panels, low- and no-water use landscaping, a cool roof system to reduce heat island affects, trees to shade the building and glass, and the use of reclaimed water for irrigation. Completion is slated for spring 2022.
MESQUITE, TEXAS — The City Council of Mesquite, an eastern suburb of Dallas, has granted final approvals to Urban Logistics Realty for the development of Alcott Logistics Station, a $130 million industrial project that will be located near Mesquite Metro Airport. At full buildout, the industrial park will consist of approximately 2.3 million square feet of Class A space across six buildings. The site will also feature collaborative outdoor space, a walking trail and a water feature, as well as enhanced landscaping and a public park. The project is expected to add about 1,600 new jobs to the local economy.
LEWISVILLE, TEXAS — Locally based developer Centurion American will develop Fronterra, a 35.8-acre mixed-use project that will be located at the intersection of Justin Road and McGee Lane in the northern Dallas suburb of Lewisville. Plans currently call for 200 townhomes, 700 multifamily units, 30,000 square feet of commercial space and five acres of parks and water features. Centurion American, which will develop the project in phases, recently received approval for zoning changes from the City of Lewisville to move forward with the first phase.
PALMYRA TOWNSHIP, N.J. — A partnership between St. Louis-based development firm Sansone Group and a private equity real estate fund backed by Crow Holdings Capital is underway on construction of Tac-Pal Logistics Center. The 702,450-square-foot industrial facility is located in Palmyra Township. The development team expects to complete the single-building property, which will feature modern design and build-to-suit opportunities, during the first quarter of 2022. Cushman & Wakefield and Avison Young have been tapped to lease the project.
CANTON, GA. — A joint venture between Lumpkin Development, MacArthur Holdings and Live Oak Capital Partners has broken ground on a 93,000-square-foot self-storage facility located at 7222 Cumming Highway in Canton, close to the Northside Hospital Cherokee campus. The property is slated to be open to the public in the spring of 2022. The self-storage facility will be located on 9.2 acres and will comprise of drive-up, climate-controlled units. JM Williams Contractors will construct the facility, and Renasant Bank is providing the debt financing for the project. Max Design Group is the project’s architect, and Travis Pruitt & Associates is serving as the civil engineering. The facility is Lumpkin Development’s first Class A storage property in the area. Lumpkin Development builds and operates self-storage, retail and industrial real estate throughout the Southeast. MacArthur Holdings is a New York City-based real estate business, and Live Oak Capital Partners is a real estate developer based in Atlanta.
ALLEN PARK, MICH. — Ford Motor Co. has unveiled plans for a new battery testing center named Ford Ion Park in the Detroit-area town of Allen Park in effort to accelerate research and development of battery and battery cell technology. A team of 150 experts in battery technology development, research, manufacturing, planning, purchasing, quality and finance will assist Ford in more quickly developing and manufacturing battery cells and batteries. Plans call for a $185 million, 200,000-square-foot collaborative learning lab in Southeast Michigan that is dedicated to developing, testing and building vehicle battery cells opens late next year. Ford’s Battery Benchmarking and Test Laboratory, which spans 185,000 square feet, opened late last year in Allen Park.
AUSTIN, TEXAS — Atlanta-based developer Cousins Properties will develop Domain 9, a 335,000-square-foot office building that will be located within The Domain, a mixed-used development on Austin’s north side. Total project costs are anticipated to be about $147 million. Cousins plans to break ground on Domain 9 in the second quarter and to deliver the building in mid-2023. The company’s current office portfolio within the Domain submarket spans 2.1 million square feet and is 98 percent leased.
WASHINGTON, D.C. — Lowe and joint venture partner Mitsui Fudosan America have broken ground on Gallery 64, a 492-unit, 12-story apartment building that sits at the site of the former Randall Junior High School in Washington, D.C. The 500,000-square-foot redevelopment of the 2.7-acre site includes the preservation and repurposing of existing historic buildings into the Rubell Museum. Gallery 64’s apartment residences, 98 of which are designated as affordable, will include studio, one-, two- and three-bedroom floorplans. The property will have 19 two-level, townhouse-style residences as well. Community amenities will include rooftop gathering spaces with fire pits, grilling stations and outdoor kitchens, a dog walk and a resort-style pool. Indoor communal areas will include a lounge with fireplace, game room, fitness center and a maker space with sound studio. A landscaped area will be in between Gallery 64 and the Rubell Museum. The Randall School buildings closed in 1982. Two of the school’s three buildings will be transformed into the approximately 31,000-square-foot Rubell Museum, presenting contemporary paintings, sculptures, photographs and installations. NEW ORLEANS — Kimpton Hotels & Restaurants, a San Francisco-based boutique hotel company, will soon open Kimpton Hotel Fontenot, a 202-room boutique hotel located in New Orleans’ Central Business District on the corner of Poydras and Tchoupitoulas streets. The hotel will open on May 11 of this year, and guests are now able to book stays. Designed by MARKZEFF, Kimpton Hotel Fontenot will feature two dining and cocktail concepts within the property, led by executive chef Chris Lusk and restaurant general manager Jessica Retif. Gospel Coffee and Boozy Treats is a neighborhood café serving a range of coffee, teas, espresso and adult beverages, as well as a collection of eat-on-the-go options. The other dining and cocktail option is the Peacock Room, which offers cocktails and food.
