BAYTOWN, TEXAS — A partnership between two locally based firms, Pontikes Development and McNair Interests, has broken ground on a pair of rail-served industrial facilities totaling 630,128 square feet in the eastern Houston suburb of Baytown. Building 3 at Port 10 Logistics Center will span 450,873 square feet and is expected to be complete in the third quarter. Building 5 will total 179,255 square feet and is scheduled for a fourth-quarter delivery. JLL is leasing both projects. A fourth building totaling 452,266 square feet has also been proposed at Port 10 Logistics Park.

HOUSTON — A partnership between an affiliate of developer Atlantic | Pacific Cos. and The Harris County Housing Authority has completed Arbor at Wayforest, a 192-unit affordable housing complex located in Houston’s Greenspoint neighborhood. Residences are reserved for renters earning up to 30, 50 and 60 percent of the area median income. According to Apartments.com, the property features two- and three-bedroom units that range in size from 926 to 1,103 square feet and amenities such as a pool, fitness center, business center and a playground.

KATY, TEXAS — Locally based firm Investment & Development Ventures (IDV) will develop Anserra Business Park, a 715,920-square-foot industrial project that will be located on the western outskirts of Houston in Katy. The development will comprise a 510,000-square-foot cross-dock building and a 205,920-square-foot, front-load building. The structures will house 36- and 32-foot clear heights, respectively, and will offer combined parking for 436 cars and 179 trailers. A construction timeline was not disclosed.

NEW YORK CITY — The Durst Organization has completed the lease-up of SVEN, a 70-story apartment tower in Queens. Designed by Handel Architects, the building is the borough’s second tallest and houses 958 units, including 288 income-restricted residences, as well as 50,000 square feet of amenities. Leasing began in January 2021, and the building’s market-rate residences are now fully occupied. Finback Brewery will also open a microbrewery and taproom at SVEN later this year.

NEW YORK CITY — Manhattan Mini Storage is underway on a self-storage redevelopment project on the Upper West Side that will add 1,200 units to the local supply. The company, which is owned by Missouri-based developer and operator StorageMart, plans to redevelop the site of the former CMX Cinema into a six-story self-storage building that offers 65,000 net rentable square feet of space. The project, which is slated for a 2024 completion, will also function as an addition to Manhattan Mini Storage’s existing facility at 420 E. 62nd St.

NEWTON, MASS. — Benchmark Senior Living will undertake a $13 million renovation project at Evans Park at Newton Corner, a seniors housing property located on the western outskirts of Boston. The assisted living and memory care community was originally built in the early 1990s. Bechtel Frank Erickson designed the project, and South Coast Improvement will serve as general contractor. All spaces will feature interior design by Boston-based Stefura Associates. Completion is slated for early 2024.

HACKENSACK, N.J. — Locally based developer Hornrock Properties has begun leasing Ivy & Green, a 221-unit apartment complex in the Northern New Jersey community of Hackensack. Designed by Minno & Wasko Architects, the six-story building houses studio, one- and two-bedroom units. Amenities include coworking spaces, private conference rooms, a gaming lounge, speakeasy bar, demonstration kitchen, theater and music studio, a children’s playroom, fitness center, pet spa and package lockers. Monthly rents start in the $2300s. A second phase of Ivy & Green totaling 168 units is also in the development pipeline.

WINCHESTER, MASS. — General contractor Seaman DiCarlo has completed the renovation of the radiology oncology department at Winchester Hospital, a 229-bed facility located on the northwestern outskirts of Boston. The hospital is part of the Beth Israel Lahey healthcare system. Locally based design firm Margulies Perruzzi served as the project architect and has now completed 28 collaborations with Beth Israel Lahey, including eight at Winchester Hospital.

BEAUMONT, TEXAS — ExxonMobil has begun the $2 billion expansion of its petrochemical refinery in the East Texas city of Beaumont. The initiative was launched in 2019 but subsequently paused and delayed due to COVID-19. The plant was originally built in 1903 along the banks of the Neches River and has grown to encompass more than 2,700 acres and include manufacturing and packaging operations that employ more than 2,000 people on a daily basis. The Beaumont refinery processes some 366,000 barrels of crude oil per day, and the company expects that the expansion will increase that figure by an additional 250,000 barrels per day.

LUBBOCK, TEXAS — McGrath Real Estate Partners will develop The Saltus, a 234-unit, 736-bed student housing development located near the Texas Tech University campus in Lubbock. The project is named after the city’s namesake, Thomas Saltus Lubbock, and will serve students at Texas Tech University. The project will offer nine different floor plans ranging in size from 559 to 2,025 square feet. Shared amenities will include a pool with cabanas, pickleball courts, grilling stations, dog park and an outdoor amphitheater. Completion is slated for fall 2025.
