BETHESDA, MD. — JLL Capital Markets has arranged the capitalization for a Class A multifamily development located at 7000 Wisconsin Ave. in Bethesda, which is less than 10 miles from Washington, D.C. JLL Capital Markets arranged the land partnership between Starr Capital and Woodfield Development, and secured the joint venture development capital. The 7000 Wisconsin Ave. high-rise development will stand 12 stories tall, consist of 181 one- and two-bedroom units and include 6,090 square feet of ground-floor retail space. The property includes finishes such as two-toned shaker cabinetry, quartz countertops and stainless steel appliances. Community amenities include a coworking lounge, fitness center, game room, courtyard and a rooftop lounge. The multifamily property is positioned near Bethesda Metro Station and over 11 million square feet of office space, 250,000 plus private-sector employees and 530,000 square feet of retail and dining offerings. COLUMBIA, MD. — The Howard Hughes Corp. has broken ground on Marlow, a 472-unit residential property in the Merriweather District in downtown Columbia. The Dallas-based developer is targeting initial occupancy to begin in the fourth quarter of 2022. The seven-story Marlow will span 510,000 square feet, including 32,000 square feet of retail space and approximately 14,000 square feet of amenity space. Amenities will include a fitness center, golf simulator and a dog park. The property will also have a work-from-home lounge equipped with workspaces and private conference rooms. Marlow will have feature patios, promenades, a courtyard, pools, lawn areas and private alcoves, as well as an 800-square-foot rooftop sky lounge.
MIAMI BEACH, FLA. — The Goodtime Hotel, the first collaborative lifestyle hotel brand from David Grutman of Groot Hospitality and Pharrell Williams, has opened on South Beach’s Washington Avenue and 6th Street in Miami Beach. Grutman and Williams worked alongside the real estate developers Michael Fascitelli and Eric Birnbaum of Imperial Cos. to build the hotel. Morris Adjmi was the architect, Ken Fulk was the interior designer and Raymond Jungles was the landscape architect. The Goodtime Hotel has 266 rooms that range from individual queen bed accommodations to a handful of suites. Many rooms hold direct views east to the Atlantic Ocean or west to Biscayne Bay. Each of Goodtime’s guest rooms feature custom bedding, blackout drapes, benches, bath amenities and a pink rotary dial phone. The hotel also has dining options such as Grutman’s Strawberry Moon, a restaurant and 30,000-square-foot pool club. Also, Goodtime has 45,000 square feet of ground-floor retail, a gym and library. The hotel opens for guest stays starting this month.
MEMPHIS, TENN. — Seefried Industrial Properties plans to develop a build-to-suit distribution facility in Memphis for an unnamed e-commerce retailer. Located off Victory Ridge Cove, the last-mile logistics facility will include a 181,500-square-foot standalone package delivery facility used to complement a larger fulfillment center less than half a mile north on New Allen Road. The new building will feature 32-foot clear heights, 17 dock doors, 13 trailer spaces, parking for 953 delivery vans and 290 employee vehicle spaces, as well as 12,190 square feet of office and breakroom space. The project is slated for completion in February 2022. The Conlan Co. will serve as the general contractor, BL Cos. is the architect and The Reaves Firm Inc. is the civil engineer on the project. Seefried Industrial Properties is based in Atlanta and is one of Amazon’s preferred development partners.
BELTON, MO. — NorthPoint Development has received approval from Belton City Council to move forward with its $30 million expansion of Southview Commerce Center in metro Kansas City. The development currently includes three industrial buildings that are fully leased. The expansion will enable access to the business park from 155th Street and include the construction of Building 4 on the long-vacant Century Concrete plant. The new 501,000-square-foot building will be identical in design to the other buildings. Belton City Council also approved a preliminary application for single-family lots near the project. Belton’s public-private partnership with NorthPoint also calls for the creation of a workforce development center, which will provide training to ensure a prepared workforce for the business park. NorthPoint has also agreed to fund the design and engineering as well as fund half of the construction costs to replace 1.2 miles of old cast iron water pipe along Allen Avenue.
Comunale Properties Enters Phoenix Market with Chandler Connection Industrial Development

CHANDLER, ARIZ. — Denver-based Comunale Properties, with Stevens-Leinweber Construction as general contractor, is developing Chandler Connection, a Class A industrial property located adjacent to the Chandler Municipal Airport in Chandler. Located on Germann Road, Chandler Connection will offer 201,000 square feet of mid-bay industrial space featuring 32-foot clear heights, 140-foot to 240-foot bay depths, 52-foot by 60-foot column spacing and a 135-foot fenced and secured concrete truck court. The project will also offer dock-high and drive-in loading, as well as accommodations for users ranging from 14,500 square feet to full building. Construction is slated to begin in July 2021, with completion scheduled for first-quarter 2022. Butler Design Group is serving as architect for the project, which Ken McQueen and Chris McClurg of Lee & Associates will market for lease.
KENOSHA, WIS. — Panattoni Development Co. has purchased a 13.7-acre site in Kenosha with plans to build a 270,000-square-foot speculative distribution center. Located at 10200 55th St., the project will feature a clear height of 32 feet, two drive-in doors and LED lighting. Ned Frank, Fred Regnery, Jeff Devine, Steve Disse and Jack Rosenberg of Colliers International Chicago represented the seller, Kenall Manufacturing. Colliers also represented Panattoni in the acquisition and will handle lease-up of the facility.
MESA, ARIZ. — Thompson Thrift Retail Group (TTRG) has acquired the first parcel of a 15-acre master-planned development in Mesa. When fully developed, the property at the northwest quadrant of US 60 and Signal Butte Road will offer 95,000 square feet of retail space in a mix of freestanding and multi-tenant buildings. Whataburger, Backyard Taco, Black Rock Coffee and EOS Fitness have committed to the new project, with the first phase is slated to open first-quarter 2022. At build-out, TTRG expects the development to have a total project cost in excess of $28 million. This is the 26th project for TTRG in the Southwest since opening its Phoenix office in 2016. In addition to the Mesa development, TTRG’s 2021 Southwest pipeline is slated to include more than $150 million in development across the Phoenix metro, including planned projects in Glendale, Gilbert, Tempe, Peoria, Maricopa, Tucson and Casa Grande.

ATLANTA — Publix will occupy a 42,514-square-foot store for the second phase of The Interlock, a mixed-use development underway at the intersection of Ethel Street and Northside Drive in Atlanta’s West Midtown district. Demolition for the site will begin in May, and vertical construction will start in the fall of 2022. S.J. Collins Enterprises is the landlord. Phase I of The Interlock is a nine-acre, mixed-use property located at 1115 Howell Mill Road N.W. The development includes 200,000 square feet of office space; 105,000 square feet of retail and restaurant space; 349 apartments and 18 townhomes; 70 single-family homes; and the 161-room Bellyard, a Tribute Portfolio Hotel. Phase I leasing opportunities still include approximately 87,000 square feet of office space and 30,000 square feet of retail and restaurant space. Phase II includes an additional 4.5 acres that will include another 40,000 square feet for retail space, 186,000 square feet of office space, student housing serving students of nearby Georgia Tech and the Publix grocery store.
