MOORESTOWN, N.J. — Acts Retirement-Life Communities has begun a $10 million renovation and expansion project at The Evergreens, a senior living community in Moorestown, a suburb of Philadelphia. The renovations feature new construction and upgrades to existing common areas throughout the property, which is home to approximately 216 residents. The project is scheduled to take approximately two years to complete. The Evergreens’ 32-acre campus includes 200 independent living apartment homes, an onsite healthcare center with 66 assisted living suites and a 34-bed skilled nursing center.

INDEPENDENCE, MO. — A Block & Co. Inc. Realtors investment group has repurposed a former FedEx facility in Independence into multi-tenant retail space. Block acquired the 8,385-square-foot property, located at 3721 Noland Road, in March 2020. It now features four tenant spaces, three of which have been leased to Little Caesars, Cricket Wireless and Grassroots Dispensary. The project also included the construction of a new parking lot and building façade. Phil Peck and Marshal Blount of Block led the investment group.

CHARLOTTE, N.C. — Marsh Properties and Aston Properties are co-developing 2825 South, a Class A office building in Charlotte’s South End. The development is expected to break ground in September. 2825 South will be a six-story building located on South Boulevard at Elmhurst and Marsh roads. The property will total 138,780 square feet with 20,440 square feet of ground-level retail and four floors of office space atop a parking deck. Aston Properties will occupy 8,000 square feet of office space in 2825 South. The project’s general contractor, Samet Corp., plans to occupy 12,000 square feet. There is currently 77,000 square feet of office space available for lease. Designed by LS3P, 2825 South will include touchless automatic building entry doors, large main and elevator lobby suited for social distancing, UV CleanAir elevator air sanitization and filtration system and touchless restroom doors and fixtures, as well as advanced HVAC and air filtration systems. Aston Properties will handle leasing duties.

PHILADELPHIA — A partnership between locally based REIT Brandywine Realty Trust (NYSE: BDN) and the Pennsylvania Biotechnology Center (PABC) will develop a 50,000-square-foot life sciences project in Philadelphia. The property will be located adjacent to Brandywine’s Schuylkill Yards mixed-use development in the University City area. Construction is scheduled to begin immediately and to be complete in the fourth quarter.

CHARLOTTE, N.C. — JLL will open its new office at 650 S. Tryon at Legacy Union in Uptown Charlotte. The office spans nearly two floors and 41,000 square feet at the mixed-use development. Jaime Boast, Bryan White and Chris Schaaf of JLL represented the company internally in the lease negotiations. Lincoln Harris is the developer and landlord of Legacy Union. JLL’s Charlotte team has grown 47 percent year-over-year since 2019. The firm’s new location consolidates four offices spread throughout the city, bringing together 150 professionals in a larger setting. The space can accommodate up to 200 employees, with additional options for future expansions available. Designed by Gensler, the new office will feature flexible furniture selections that can be reconfigured based on need, as well as floor plans that allow for social distancing, enhanced collaboration for in-person and remote workers and easy movement throughout the space. Charlotte-based Rodgers Builders was the general contractor of the new space, and JLL’s Project and Development Services group oversaw the build-out. Additionally, the new office will pursue both LEED Gold and WELL Silver certifications. PLANO, TEXAS — California-based KBS has completed the renovation of Legacy Town Center, a three-building, 522,043-square-foot office complex in Plano. The property was developed in phases between 2001 and 2006 and offers amenities such as a fitness center, conference center, bike sharing program, car wash and a wellness room. KBS renovated the leasing office, conference center and locker rooms and added two new spec suites as part of the capital improvement program.

NEW YORK CITY — The General Services Administration (GSA) has tapped Chicago-based architecture and engineering firm Krueck Sexton Partners (KSP) to design the $240 million redevelopment of the Silvio J. Mollo Federal Building in New York City. Constructed in 1974, the 10-story, 160,000-square-foot building is located at 1 St. Andrew’s Plaza in Lower Manhattan and houses the offices of the U.S. Attorney’s Office for the Southern District of New York and the U.S. Marshals Service. Enhancements will include the replacement of all major building systems, modifications to the base building structure and the installation of a new façade. Other building modifications will include the development of a new main entrance, upgrades to the building’s accessibility and security infrastructure and the implementation of a new interior design plan. As part of the project, KSP will also design two floors of swing space at the Jacob K. Javits Federal Office Building at 26 Federal Plaza that will serve as temporary accommodations for building occupants during the modernization. Construction is expected to begin in fall 2023 with completion scheduled for summer 2026.

NEW ORLEANS — Hertz Investment Group has opened a new coworking space in New Orleans called Connect Hub Coworking at 400 Poydras Tower. The space is situated on the ninth floor within Hertz’s 400 Poydras Tower, a 32-story, 620,000-square-foot office building in the city’s central business district. Hertz invested about $1 million into the project. According to Jim Ingram, chief investment officer of Hertz, the property is offering desk-to-office options for remote workers, those splitting time between home, field and/or office and growing businesses in need of flexible lease agreements. The property offers offices suites ranging from 100 square feet to 100,000 square feet, as well as fiber internet, conference rooms and onsite management. Connect Hub is one of 80 tenants at 400 Poydras Tower. 400 Poydras Tower tenants include IMTT, Accruent, Entercom, Regions Bank and Reily Foods. Hertz Investment Group is a real estate investment firm based in Woodland Hills, Calif. The company currently operates seven properties in New Orleans, including First Bank and Trust Tower, Poydras Center and 400 Poydras Tower.

VISALIA, CALIF. — The Visalia Industrial Park (VIP) continues to grow with numerous projects underway. VIP includes a 425,000-square-foot UPS facility, a 1.3 million-square-foot fulfillment center coming online this summer and two speculative, 300,000-square-foot warehouses, one of which is pre-leased, are nearing completion. Additionally, more than 2.5 million square feet of further industrial space is planned. Millipore Sigma established a $28 million distribution center at the park, while Sorma is planning to expand into a new location and California Dairies’ facilities have undergone expansions. The City of Visalia has invested $152 million to expand the city’s wastewater treatment plant, creating space for another significant water user. The park offers rail access, access to State Route 99, expanded roadways and enhanced utilities.

LOS ANGELES — American Eagle Outfitters Inc. (AEO), a Los Angeles-based clothing retailer, has announced plans to open seven Aerie stores and two OFFLINE by Aerie locations at Unibail-Rodamco-Westfield shopping centers during the second half of 2021. The new Aerie stores will open at Westfield Garden State Plaza in Paramus, N.J.; Westfield Montgomery in Bethesda, Md.; Westfield Old Orchard in Skokie, Ill.; Westfield Plaza Bonita in National City, Calif.; Westfield Southcenter in Seattle; Westfield South Shore in Bay Shore, N.Y.; and Westfield Valley Fair in San Jose, Calif. The locations at Westfield Garden State Plaza and Westfield Montgomery will also feature adjacent OFFLINE by Aerie stores, a new brand by AEO offering a collection of activewear and accessories, which launched in July 2020.
