SANTA ANA, CALIF. — Alliance Residential has completed the development of Broadstone Archive, a multifamily property located 1901 E. Dyer Road in Santa Ana. Broadstone Archive features 403 apartments in a mix of studio, one-, two- and three-bedroom layouts ranging from 598 square feet to 1,470 square feet. All units offer quartz countertops, built-in under-counter wine fridges, in-unit washers/dryers and Samsung stainless steel appliances. The property also features smart technologies including fobless amenity and building entry, keyless unit entry, Nest thermostats, Dwelo smart home technology and Google Fiber. Community amenities include communal and private co-working spaces; a rooftop terrace with fireplace; resident clubroom with full kitchen, multi-level bar lounge, outdoor kitchen and dining space; Crossfit-style fitness center; basketball courts; karaoke studio; and racing simulator. The five-story property is the second of three multifamily communities developed in Park & Paseo, an 18-acre master-planned community that will total 1,221 residential units, 18,000 square feet of retail space and 56,000 square feet of office space at completion. The project team includes Alliance Residential as general contractor, AO as architect, MJS Landscape, Fuscoe Engineering and Bells + Whistles. Greystar will manage the property.

SPRING, TEXAS — Multifamily developer Wood Partners has completed Alta Cathedral Lakes, a 300-unit apartment community in the northern Houston suburb of Spring. Units come in one-, two- and three-bedroom floor plans and feature stainless steel appliances, granite countertops, tile backsplashes and individual washers and dryers. Amenities include a pool, fitness center, business center with coworking spaces and reserve-able conference rooms, dog park and wash, bike storage and an outdoor courtyard with a kitchen. Rents start at $1,070 per month for a one-bedroom unit, according to Apartments.com.

AUSTIN, TEXAS — Barings and B&Z Development LLC have topped out 701 Rio, a 120,983-square-foot office project in downtown Austin. Construction of the building, which will offer a fitness center with showers and lockers, as well as bike storage space, began in January 2020. Completion is slated for July. Barnes Gromatzky Kosarek Architects is designing the project, and Colorado-based Hensel Phelps is the general contractor. JLL is leasing the property.

STURTEVANT, WIS. — Ashley Capital has completed the development of the third speculative industrial building at Enterprise Business Park in Sturtevant, about 30 miles south of Milwaukee. Located at 11101 Enterprise Way, the building spans 397,000 square feet and is known as Enterprise III. The Class A facility offers LED lighting, an ESFR sprinkler system, a clear height of 36 feet, cross-dock loading and build-to-suit office space. John Sharpe and Tom Boyle of Lee & Associates, along with Terry McMahon and Cody Ziegler of Cushman & Wakefield | Boerke, will market the property for lease. Existing tenants at Enterprise Business Park include Amazon, Fresenius USA Manufacturing, Andis Co. and Brown West Logistics.

SUNNYVALE, TEXAS — Developers Brian Flaherty and Eric Langford, the duo behind the redevelopment of the former Raytheon industrial campus in the northeastern Dallas suburb of Garland, have broken ground on a 643,760-square-foot industrial project in nearby Sunnyvale. The development will consist of two cross-dock buildings with divisibility to 100,000 square feet and 36-foot clear heights that will be built on a speculative basis. Paladin Partners is leasing the project, which is expected to be complete this fall.

STAFFORD, VA. — Merritt Properties has purchased 28 acres in Stafford with plans to develop Merritt at Austin Ridge, an industrial campus featuring five light industrial buildings spanning 54,500 to 113,775 square feet each. The Ashburn, Va.-based developer expects to break ground on the project in the third quarter as site plans are still being finalized. The park is expected to offer clear heights from 18 to 32 feet, as well as rear-loaded docks, drive-in capabilities, Interstate 95 visibility and free surface parking. Preleasing is underway, and Merritt expects to deliver the property during the second quarter of 2022. Merritt Construction Services, the construction division of Merritt Cos., will manage the project’s construction. Merritt at Austin Ridge will be the developer’s second spec project in Stafford County, joining Merritt Business Park at Quantico Corporate Center that broke ground in October 2020.

ORLANDO, FLA. — Wendover Housing Partners has broken ground on Hawthorne Park, an affordable seniors housing community in Orlando’s Pine Hills neighborhood. The 120-unit development will replace a former shopping center and become the new anchor for the neighborhood’s town center. Designed for senior residents 55 and older, rents for Hawthorne Park apartments are expected to start at approximately $740 per month for one-bedroom units and $880 per month for two-bedroom units. Hawthorne Park will cost an estimated $27.6 million to develop. Financing includes a $250,000 grant from Orange County, a $317,500 loan from Orange County and $2.3 million in Low-Income Housing Tax Credits (LIHTC) from Florida Housing Finance Corp. Slocum Platts Architects is designing the complex, and Roger B. Kennedy Inc. is the general contractor. Construction is expected to take 11 months to complete, with rental applications starting in June 2021. Hawthorne Park will serve as one of the key projects in the Pine Hills Neighborhood Improvement District — an initiative to revitalize the area and its working-class community of more than 60,000 residents.

BOCA RATON, FLA. — North American Development Group will construct 252 for-rent single-family homes at the former site of Mizner Trail Golf Course in Boca Raton. The West Palm Beach, Fla.-based developer acquired the 127 acres from residential and resort developer Concord Wilshire Capital for $33.2 million. Concord Wilshire will have a participation interest in the development, which will be located on the west and east sides of Camino Del Mar between Camino Real and SW 18th Street. The single-family homes and townhomes will be divided into seven gated communities supported by one common amenity center. Kevin O’Grady of Concord Summit Capital advised Concord Wilshire in the land sale. A timeline for construction was not disclosed.

CARROLLTON, TEXAS — Boston-based Longpoint Realty Partners has broken ground on Point 35/190, a 178,000-square-foot industrial project located at the northwest corner of Interstate 35 and George Bush Freeway in the northern Dallas metro of Carrollton. The building is designed for one to four tenants and features 32-foot clear heights, 44 dock-high doors, two drive-in ramps and a 142-foot truck court. Additionally, the project has four acres of extra land that can provide trailer parking vehicle parking spaces for a tenant’s requirements. Completion is scheduled for June. Dallas-based Proterra Properties is leasing the project.

MARLTON, N.J. — Walters, a New Jersey-based developer of affordable housing, is nearing completion of Cornerstone at Greentree, a 68-unit income-restricted community for residents age 55 and above in the Southern New Jersey city of Marlton. Units feature full-size washers and dryers, fully equipped kitchens, secure keyless entry and energy-efficient appliances. Communal amenities include a fitness center, Wi-Fi in common areas and onsite management and maintenance. A staffed social services coordinator will also be available upon request. Full completion is expected to occur in the first quarter.
