BOSTON — A partnership between East Boston Community Development Corp. (EBCDC) and Affirmative Investments has broken ground on Grace Apartments, a 42-unit affordable seniors housing development in East Boston. Designed by locally based architecture firm DiMella Shaffer, Grace Apartments will feature one- and two-bedroom units ranging from 496 to 722 square feet. Completion is scheduled for spring 2022.

BIRMINGHAM, ALA. — EGS Commercial Real Estate Inc. will develop a 67,174-square-foot build-to-suit industrial facility in Birmingham. Ferguson Enterprises LLC, a distributor of commercial and residential plumbing supplies, will occupy the property upon completion. The developer expects to commence construction in December and plans to deliver the asset 12 months later. The project includes approximately 15,000 square feet for offices and customer pickup, as well as nearly 2.5 acres of paved outside storage. The new building will be situated on First Avenue North within Avondale Commerce Park, a 10-building, 381,325-square-foot industrial park. INCO Group is the general contractor, Birmingham-based Caprine Engineering is providing engineering services and Atlanta-based Appleby + Laccetti Architects is the designer. ServisFirst Bank is providing construction financing. Cushman & Wakefield represented the landlord in the lease negotiations, and CBRE represented the tenant.
BRYAN, TEXAS — Houston-based self-storage developer The Jenkins Organization has broken ground on a 304-site RV resort in Bryan. The project, which will be located near Texas A&M University, is one of the company’s five planned RV developments. Jenkins will operate the new park, which will also include 64 cabins, under the Great Escapes brand. Amenities will include two clubhouses with resort-style pools, covered pavilions for tailgating and events, walking trails, a sports court, two dog parks, a camp store and two workout facilities. The opening is scheduled for summer 2021.
NEW YORK CITY — Locally based developer HAP Investments has broken ground on 65 Franklin Street, a 19-story multifamily building that will be located in the Tribeca area of Manhattan. Designed by CetraRuddy, the 110,000-square-foot building will house 41 condominiums and an unspecified amount of retail space. Noble Construction is the general contractor for the project, which is expected to be complete in 2022.
RALEIGH, N.C. — A joint venture between Novare Group, Batson-Cook Development Co. (BCDC) and Marble Capital has acquired 11 acres between Interstates 540 and 440 east of downtown Raleigh to develop a 248-unit multifamily community. AT&T sold the land, which currently houses an AT&T Operations Center that will remain in use for the immediate future. The joint venture expects to break ground on the yet-to-be-named project in December with a completion date slated for fall 2022. The complex will offer studio to three-bedroom floor plans. Communal amenities will include a clubhouse, business center, game room, fitness center and a pool. Humphreys & Partners Architects is the architect, Kimley-Horn is the civil engineer and Construction Enterprises Inc. is the general contractor. Cadence Bank and Atlantic Capital Bank provided debt financing to the developers.
FORT WORTH, TEXAS — A partnership between student housing developer Panteras Development Partners and owner-operator Miyama USA will build a 101-bed student housing property in Fort Worth that will serve students at Texas Wesleyan University. The 56-unit property will be located within a short walk of the heart of the campus and will feature one- and two-bed floor plans, as well as student lounges with large-screen TVs and dedicated study areas. The opening is scheduled for fall 2022.
MONTGOMERY, N.Y. — Development and construction management firm Tower Holdings Group has completed an 81,200-square-foot industrial project located on a 7.4-acre tract in Montgomery, about 60 miles northwest of New York City. The first floor features 7,237 square feet of office space and 71,643 square feet of warehouse space, while the second floor houses 9,880 square feet of office space, equipped with a conference room and showroom.
PENSACOLA, FLA. — The Paces Foundation has opened Brownsville Manor, an affordable housing community for seniors in Pensacola. The property offers 88 one- and two-bedroom units and is over 80 percent leased. The units will feature heating and cooling units, high-efficiency water heaters and water-saving showers and plumbing fixtures. Brownsville Manor is the second affordable housing community that The Paces Foundation has built for seniors in Pensacola. The first, Fairfield Manor, was awarded a LEED Platinum certification and opened five years ago.
BUFORD, GA. — Topgolf Entertainment Group will open a new 72-bay Topgolf venue in Buford in spring 2021. Construction is currently underway at the two-level property, which will feature climate-controlled bays. The asset will be situated within The Exchange at Gwinnett, 35 miles northeast of downtown Atlanta. Topgolf Entertainment expects to hire 250 employees at the new site. This will be the fourth Topgolf in Georgia, joining locations in Alpharetta, Midtown Atlanta and Augusta. Fuqua Development is building The Exchange at Gwinnett, which is located adjacent to the Mall of Georgia. The mixed-use project will include office, retail and residential spaces.
ONTARIO, OHIO — Industrial Commercial Properties LLC (ICP), a Cleveland-based commercial real estate development company, has finalized an agreement with the City of Ontario to redevelop a former General Motors Co. stamping plant. Located about 65 miles northeast of Columbus, the 270-acre site could accommodate up to 2 million square feet upon full buildout, according to ICP. The Ontario plant closed in 2010 after GM’s bankruptcy restructuring in 2009. The city took possession of the property in 2018. ICP plans to redevelop the site into Ontario Commerce Park and says occupancy could begin as early as next year. The first tenant will be specialty film producer Charter Next Generation, which will occupy 45,000 square feet. ICP has also redeveloped former GM sites in Batavia and Moraine, Ohio.
