OKLAHOMA CITY — Hines, in partnership with Humphreys Capital, has broken ground on a 326-unit luxury multifamily project within the Classen Curve development in the Nichols Hills submarket of Oklahoma City. The community will offer one, two- and three-bedroom units and amenities such as a pool, fitness center, clubroom, library, dog run and outdoor courtyards. Dwell Design Studio is the project architect. The first units are expected to be available for occupancy in early 2022.
LA VERNE, CALIF. — Truist Financial Corp. has provided $42.4 million in financing for Hillcrest, a continuing care retirement community (CCRC) in La Verne, approximately 30 miles east of Los Angeles. The borrower was not disclosed. The funding will be used to refinance existing debt and support the construction of a new independent living component named Hawthorne Homes. The 24,000 square-foot addition will consist of 14 one-floor cottage and duplex units located on a 1.4-acre parcel on Hillcrest’s 50-acre campus. The new construction includes several environmentally friendly and sustainable features, including solar energy, rainwater reclamation, clerestory windows and energy-efficient appliances. Construction is scheduled to begin this week, and completion is set for summer 2021. Upon completion of the new units, the Hillcrest campus will consist of 240 independent living units, 48 assisted living units, 24 memory care beds and 59 licensed skilled nursing beds.
GLENDALE, ARIZ. — Barclay Group and W.M. Grace Cos. have broken ground on 303 Logistics, a 349,663-square-foot speculative industrial building in Glendale. Fronting the Loop 303 freeway, the cross-dock facility will feature 36-foot clear heights, 75 dock-high and four grade-level doors, 52-foot by 50-foot column spacing, clerestory windows, R-30 insulation, and an ESFR sprinkler system. Additionally, the property will offer 89 trailer parking spaces and is expandable to 297 auto parking spaces on a fully graded and secure site. The project will be Foreign Trade Zone capable, offering up to 72 percent reduction in both real and personal property tax, duty deferral or elimination and reduced customs reporting entries. Completion is slated for second-quarter 2021. Butler Design Group is serving as architect and The Renaissance Cos. is serving as general contractor. Riley Gilbert, Anthony Lydon and Marc Hertzberg of JLL serve as the project’s leasing team.
ATLANTA — Porsche Cars North America Inc. (PCNA) has started construction on a 33-acre extension of its existing headquarters located near Hartsfield-Jackson Atlanta International Airport. Hennessy Porsche North Atlanta and Porsche Atlanta Perimeter will jointly develop, own and operate the first phase of development with PCNA. Phase I will be a standalone service center, which will span 2.5 acres and 20,815 square feet. The facility will include 13 lift bays to service vehicles, as well as a reception area and waiting lounge for customers. Porsche expects the service center to open in the third quarter of 2021. The extension will be developed over the next three years and will include a new Porsche Classic Factory Restoration facility, track extension for the Porsche Experience Center Atlanta and a parking structure. Phase II is expected to begin in 2021 and be completed in mid-2023. The current headquarters was opened in 2015 and spans 27 acres. The property is situated at the northeast corner of Hartsfield-Jackson.
TYSONS, VA. — Wegmans is slated to open an 80,000-square-foot store in Tysons on Nov. 4. Wegmans Tysons will feature a café with indoor/outdoor seating and The Burger Bar. The store will be located along the McLean Silver Line Metro stop at 1835 Capital One Drive S., 12 miles west of downtown Washington, D.C. Rochester, N.Y.-based Wegmans is hoping to hire 150 employees before the grand opening. The location is situated within Capital One Center, the public-facing portion of the bank’s global headquarters. Other tenants at the property include The Perch Biergarten, which is slated to open this fall, and Starbucks.
PENSACOLA, FLA. — Daniel Corp. plans to break ground on a $60 million, a 336-unit multifamily community in Pensacola. The yet-to-be-named property will be situated within Pathstone, a master-planned community featuring more than 200 single-family homes and 75,000 square feet of retail space. Additionally, the community will be situated across the street from Navy Federal Credit Union’s campus on Nine Mile Road, which houses 8,500 employees. The Birmingham, Ala.-based developer expects to deliver the property in fall 2021.
DALLAS — August Real Estate, a Dallas-based development firm founded by brothers and industry veterans Evan and Jordan August, has launched with two redevelopment projects in the city’s historic Deep Ellum neighborhood. The first project involves the restoration of The Continental Gin Building, which was built in 1888, into a modern office complex with the feel of a boutique hotel that will feature a 22,000-square-foot coworking space from local operator Common Desk. August is also renovating the building at 333 1st Ave., which was built in 1926 and most recently occupied by Nordstrom’s Trunk Club, to offer 36,000 square feet of office space. The projects are expected to be complete in the first and second quarters of 2021, respectively.
BOSTON — International developer Skanska has topped out a new 118,000-square-foot building at Brookline High School by the MBTA Green Line Brookline Hills station in Boston. The building will include classrooms for physics, special education and general use, dedicated event space, dining and food service areas, a library, various collaboration spaces and room for general administrative work. Completion is slated for November 2021. In addition, Skanska is renovating an existing building to feature 70,000 square feet of biology and chemistry labs and classrooms, collaboration and maker spaces, a culinary arts kitchen and a student restaurant with café seating.
GAINESVILLE, FLA. — A joint venture between Batson-Cook Development Co. (BCDC) and 908 Group has broken ground on Gator Walk, a 294-bed student housing development located near the University of Florida campus in Gainesville. The community will comprise a six-story residential tower offering one-, two-, three-, four- and five-bedroom units; and three three-story townhomes offering six-bedroom units. All units will be fully furnished and will feature bed-to-bath parity. Communal amenities will include a rooftop deck with a pool, fitness center, private study spaces, computer room and a social lounge with a kitchen, TVs and gaming areas. Cadence Bank provided construction financing. The project’s development team includes general contractor ARCO/Murray and architect Design Styles Architecture. The community is scheduled for completion in fall 2022.
HAYWARD, CALIF. — Dermody Properties has purchased the former Berkeley Farms milk processing site on 20.2 acres of land at 25500 Clawiter Road in Hayward. Dermody plans to demolish the existing facility, which Dean Foods Estate previously owned, and redevelop the property into LogistiCenter at Highway 92. Situated in the San Francisco Bay Area, LogistiCenter at Highway 92 will feature two Class A logistics buildings totaling 382,290 square feet. Each building will be able to accommodate between one and three tenants and offer 36-foot clear heights, a seven-inch concrete slab, 130-foot truck court and ESFR sprinklers. Demolition work is slated to begin in October with final delivery expected in second-quarter 2022. Jason Ovadia of JLL represented Dermody in the transaction. Terms of the acquisition were not released. Ovadia, Greg Matter and Mike Murray of JLL will serve as listing brokers for the completed project.
