WASHINGTON, D.C. — Diversified Healthcare Trust has completed a $26 million renovation of 1145 19th St. NW in Washington, D.C., a 133,000-square-foot medical office building. The renovations include a new glass façade, lobby lounge, fitness center, business center and an upgraded HVAC system. The property is situated less than one mile from downtown D.C. The RMR Group managed the renovations, Davis Construction was the general contractor and SmithGroup Architecture was the designer. Nick Zuppas and Andrew Papantoniou of Zuppas Medical Realty are leading the leasing efforts for the building.

NEW ORLEANS — Safeguard Self Storage has completed the expansion of its facility located at 919 Erato St. in New Orleans’ Lower Garden District. The company added 544 units spanning 44,346 square feet to its existing 459-unit, 33,311-square-foot facility. The asset utilizes the Noke Smart Entry System, which allows customers to access the building, storage area and individual units with a smartphone app. The building also features a “green roof,” which sustains living vegetation. Brian Rinaldi of Safegaurd is the manager. This is the sixth property in New Orleans for the locally based operator.
BOSTON — Developer Arx Urban is nearing completion of a 36-unit workforce housing project located at 233 Hancock St. in Boston’s Dorchester neighborhood. Boston-based RODE Architects designed the project, construction of which began in December 2018 and is expected to wrap up by the end of the month.
BIRMINGHAM, ALA. — KIRCO has completed construction of The Bluffs at Greystone, a 137-unit seniors housing community in Birmingham. Phoenix Senior Living operates the property, which features 63 independent living units, 50 assisted living units and 24 memory care units. The community features a dog park, indoor pool, bocce ball court, movie theater, game room and an arts and crafts studio. The asset is located at 6328 Farley Lane, 13 miles southeast of downtown Birmingham.
LAS VEGAS — Los Angeles-based CIM Group has completed Gallery Tower, an eight-story expansion at Downtown Grand Hotel & Casino in Las Vegas. The 495-room Gallery Tower is the first new ground-up hotel constructed in more than 10 years in downtown Las Vegas, according to CIM. Set to debut on Sept. 22, Downtown Grand Hotel & Casino will now offer guests a total of 1,124 rooms in an assortment of configurations, including three new 1,500-square-foot penthouse suites. The hotel and casino property spans two full city blocks between Casino Center Boulevard and North Fourth Street, and East Ogden and East Stewart avenues. The 250,000-square-foot Gallery Tower features Downtown Grand’s industrial chic aesthetic and derives its name from the property’s art collection, featuring works by local and national artists. Gallery Tower guests have direct access to Downtown Grand’s rooftop pool deck and the hotel’s ground-floor casino, dining and entertainment venues. CIM Group redeveloped and repositioned Downtown Grand Hotel & Casino to offer a boutique hotel experience when the property opened in 2013.
ORLANDO, FLA. — Epelboim Development Group has delivered the 259-room Tru by Hilton Orlando Convention Center. The new hotel, which opened Sept. 3, marks Tru by Hilton’s largest property to-date and first in Orlando. The hotel is located at 6461 Westwood Blvd., nine miles northeast of the Orlando Convention Center and 13 miles southwest of downtown Orlando. The eight-story hotel offers complimentary Wi-Fi, free parking, a pool, fitness center and a business center. The Aventura, Fla.-based developer opened the property with Centers for Disease Control and Prevention (CDC) guidelines in place. The Hilton CleanStay Program has been implemented at the property, and some services and amenities have been adjusted in response to COVID-19. New York City-based Highgate is managing the hotel.
PHOENIX — Chicago-based Akara Partners is bringing Kenect, its hospitality-oriented apartment platform and social membership club, to downtown Phoenix. Located at 355 N. Central Ave., Kenect Phoenix has begun pre-leasing units at its leasing office at 130 N. Central Ave. Kenect will offer 320 furnished and unfurnished units, including junior studios, one-bedroom, one-bedroom flex and three-bedroom/three-bath floor plans. The community will also offer 24-hour amenities, including concierge services, studio fitness classes, social programming, virtual events, 8,000 square feet of ground-floor retail space, 7,000 square feet of co-working space and a rooftop pool. Kenect Phoenix will also offer residents Kenect Exclusive Experiences (KEE) with exclusive access to Kenect-branded events and fitness classes. Residents receive priority reservations for events, such as private concerts in the KEE Studios, demos with local mixologists and chefs, in-house artist classes and pet-friendly happy hours, as well as pop-up coworking and networking events. The property is located near Central Station on the area’s light rail, Arizona State University’s downtown campus, Phoenix Children’s Hospital and Arizona State University Law School and Medical School.
GRAPEVINE, TEXAS — Locally based developer Billingsley Co. has opened Wallis & Baker, a 432-unit multifamily community in the northern Fort Worth suburb of Grapevine. The property features one-, two- and three-bedroom units and amenities such as a pool, fitness center, clubroom with a bar, a wine room with a billiards table, sand volleyball court, dog park, private dining room and a library with individual workspaces. Billingsley is also developing 27,400 square feet of office and retail space on an adjacent parcel that will create a walkable neighborhood for residents of Wallis & Baker.
NEW YORK CITY — Locally based developer The Kalikow Group will begin leasing The Sidney, a 68-unit multifamily building located in 2415 Church Ave. in the Flatbush neighborhood of Brooklyn. Developed in partnership with WRS Associates and The Ishay Group, The Sidney is named after Sidney Kalikow, the patriarch of the family-owned development group. Units are available in studio, one- and two-bedroom formats. Amenities include coworking space, a tenant lounge, game room, rooftop terrace, package room and a fitness center. The project is almost entirely complete, with the first units expected to be available for occupancy in late September or early October.
Rocky Mountain Industrials Receives Final Approval for 620-Acre, Rail-Served Industrial Park in Colorado

ADAMS COUNTY, COLO. — The Adams County Board of Commissioners has unanimously approved the final development plan for Rocky Mountain Industrials’ Rocky Mountain Rail Park. Situated in unincorporated Adams County, Rocky Mountain Rail Park is planned as a 620-acre, rail-served industrial park at Manila Road and Interstate 70, adjacent to the Colorado Air and Space Port. Construction is slated to start in fourth-quarter 2020 with the ability for buyers to start building in spring 2021.
