OLNEY, MD. — Cadence Living and Flournoy Development Group have broken ground on Cadence Olney, a 107-unit seniors housing community in Olney. The community is situated on 37 acres that includes 31 acres of forest preserve that will serve as a natural amenity for residents. The property will include a three-story building housing independent living and assisted living units and a two-story building for memory care residences. The property is situated 19 miles north of downtown Washington, D.C.

MANCHESTER, N.H. — AAM 15 Management has opened a Residence Inn by Marriott hotel in Manchester, located near the Massachusetts-New Hampshire border. The property features 123 suites with fully equipped kitchens and special living areas. Amenities include a fitness center, outdoor fire pit and onsite laundry facilities.
HOUSTON — The NHP Foundation, a nonprofit developer based in New York City, will build a 149-unit affordable housing community at 3300 Caroline St. in the Midtown area of Houston. While all residences will be reserved for renters earning less than the area median income, 20 percent of the units will be set aside for homeless people going through transitional housing programs. Magnificat Houses Inc. is the landowner and NHP Foundation’s equity partner on the project. The City of Houston Department of Housing & Community Development has provided $15 million in financing for the project, which has a target completion date of December 2022.
BELLEVUE, WASH. — KTGY Architecture + Planning has unveiled the design for The Lofts at 15th, a 22-unit luxury condominium development in Bellevue, a suburb of Seattle. Developed by Toll Brothers, the project is slated for completion next year. The design features four four-story buildings. Residences range in size from 1,462 to 2,258 square feet and prices will start at $1.1 million. Each unit is equipped with its own two-car garage.
OCALA, FLA. — American Commercial Realty Corp. will redevelop Pearl Britain Plaza, a Publix-anchored shopping center in Ocala. The Palm Beach Gardens, Fla.-based developer will demolish the existing Publix, which was built in 1991, and build a new 48,387-square-foot Publix. Anchoring the 77,637-square-foot center, the new Publix will feature a drive-thru pharmacy. Existing tenants including Stay Faded Barber, Sam’s Nails, Wise Guys Pizzeria, Jackson Hewitt and Shang Hai Restaurant will remain in place when the center reopens, scheduled for early 2021. Pearl Britain Plaza is situated at 2657 NE 35th St., 38 miles south of downtown Gainesville. Cuhaci & Peterson designed the shopping center. Elliott Throne and Jesse Wright of JLL originated a construction loan through First Florida Integrity Bank on behalf of the borrower. The seven-year loan features a fixed interest rate.
FARMINGDALE, N.Y. — Development and management firm Breslin Realty will undertake a 62,450-square-foot expansion project at a Walmart Supercenter store in the Long Island city of Farmingdale. The project will increase the total size of the store located at Republic Plaza to 219,450 square feet. The center also houses tenants such as Chili’s Grill & Bar, Panera Bread, Chipotle Mexican Grill, Halal Guys and Blaze Pizza. A construction timeline was not released.
Winter Park Construction Breaks Ground on $23M Affordable Seniors Housing Community in Orlando

ORLANDO, FLA. — General contractor Winter Park Construction has broken ground on Madison Landing, an affordable seniors housing community in Orlando. Development partners American Residential Communities and New South Residential paid $1.3 million for 5.4 acres for the project. The first phase will be a 77,473-square-foot, seven-story building totaling 110 units. Development costs for Phase I are estimated at $23 million. Completion of Phase I is scheduled for September 2021. A second phase, not yet approved, could potentially add 86 more units. The developers are pursuing future funding from Florida Housing Finance Corp. (FHFC) to complete Phase II. Phase I will be 90 percent reserved for households making up to 60 percent of the area median income (AMI), with the remaining units for those making less than 33 percent of the AMI. Orange County reports that AMI is $68,100. The project team includes architect Blue Skies Studios and civil engineer Evans Engineering.
SAN ANTONIO — Owner-operator H5 Data Centers will undertake a 5,000-square-foot expansion project at its 80,000-square-foot colocation facility located at 100 Taylor St. in San Antonio. The project will add Tier III infrastructure capacity to the facility. Data center tiers refer to the requirements of distribution paths, cooling and other components that are used to differentiate facilities. A timeline for the project was not released.
NEW YORK CITY — Los Angeles-based developer CIM Group and Brooklyn-based LIVWRK have topped out Front & York, a 21-story mixed-use tower located at 85 Jay St. in the Dumbo neighborhood of Brooklyn. The property is situated on 3.1 acres and will consist of 408 for-sale condominium units, 320 rental apartments and 150,000 square feet of retail space. Residential amenities will include a pool, outdoor lounge areas, coworking space and a chef’s kitchen with a private dining room.
Aspen Heights Breaks Ground on 752-Bed Student Housing Community Near Washington State University

PULLMAN, WASH. — Aspen Heights Partners has broken ground on Aspen Heights Pullman, a 752-bed, cottage-style student housing community for students attending Washington State University. The property will offer a mix of two-, three-, four- and five-bedroom units with bed-to-bath parity. Shared amenities will include a community building, hot tub, fitness center and an on-site shuttle to campus. The development is scheduled for completion in fall 2021.
