SUMMERVILLE, S.C. — Frampton Construction Co. LLC has delivered a 211,000-square-foot industrial expansion for IFA Group, a German-based auto parts supplier, in Summerville. The property, situated within Charleston Trade Center, features 32-foot ceilings, a second cafeteria and 16,000 square feet of office space on the second floor. The building now totals 448,765 square feet. The Keith Corp. is the developer of Charleston Trade Center, which is situated adjacent to Interstate 26 and 27 miles northwest of the Port of Charleston. McMillan Pazdan Smith Architecture designed the project.

GALLATIN, TENN. — Penler has broken ground on a yet-to-be-named, 240-unit garden-style apartment complex in Gallatin. The property will offer one-, two- and three-bedroom floor plans averaging 1,003 square feet. Communal amenities will include a 24-hour fitness center, pool, grilling area, playground and a club lounge with package lockers. Unit interiors will feature open floor plans, stainless steel kitchen appliances, granite countertops, nine-foot ceilings and ceiling fans. Penler expects to open the property in fall 2021. The Gallatin community will be situated at 270 Douglas Bend Road, 24 miles northeast of downtown Nashville. Dynamik Design is the architect, Crosby Design Group is the interior designer and Hardaway Construction is the general contractor.
MCDONOUGH, GA. — Mattress manufacturer Purple plans to invest $21 million in a new 519,680-square-foot facility in McDonough. The Lehi, Utah-based company signed a lease with landlord PNK Group for space within Southern Gateway at Lambert Farms, which is located at 1325 Ga. Highway 42 S., 21 miles southeast of Hartsfield-Jackson Atlanta International Airport. Purple expects to move into the space before the end of 2020, and it will house 360 employees. This is Purple’s first manufacturing site outside of Utah. Brothers Tony and Terry Pearce founded Purple, which is named after the color of the patented Hyper-Elastic Polymer, the ultra-stretchy, gel-like top layer of what would become their signature product: the Purple Bed.
SUGAR LAND, TEXAS — Gardner Capital has completed construction of Gala at Four Corners, a 93-unit active adult community in the southwestern Houston suburb of Sugar Land. Gardner Capital developed Provision at Gala at Four Corners with the city of Sugar Land, partnering with RBC Capital Markets and the Fort Bend Housing Finance Corp. GCRE Construction was the general contractor for the project. Houston-based Allied Orion Group will manage the community.
SAN ANTONIO — The Multifamily Group (TMG), a Dallas-based brokerage firm, has arranged the sale of Legacy Apartments, a 130-unit multifamily community in San Antonio. The property was built in 1974 and features one- and two-bedroom units. Bryce Smith of TMG represented the seller, DJE Texas Management Group, in the transaction, and procured the undisclosed buyer. The sales price was not disclosed.
BATTLE CREEK, MICH. — Industrial Partners USA has purchased 55 acres in Battle Creek with plans to develop a 270,000-square-foot speculative industrial building. Battle Creek Unlimited (BCU) sold the land for an undisclosed price. Project plans call for 7,000 square feet of office space, 16 truck docks and 130 car parking spaces. Industrial Partners USA is a joint venture between Clark Logic and Great Lakes Capital. The developers expect to break ground later this summer with completion slated for March 2021. The total investment is estimated at $11 million. BCU is a nonprofit corporation that serves as the business and economic development arm for Battle Creek.
AURORA, COLO. — Gardner Capital, in partnership with the City of Aurora, has completed the development of Alameda View Apartments, a 116-unit affordable multifamily property located at 15501 E. Alameda Parkway in Aurora. With close proximity to public transportation and walking trails, Alameda View features 20 one-bedroom units, 60 two-bedroom units and 46 three-bedroom units. Ross Management is serving as property manager for the development. Funding for the project was provided by Colorado Housing and Finance Authority, Citibank and Stratford Capital Group. The project team included Arco Construction and Denver Urban Gardens.
LOXLEY, ALA. — Aldi will develop a regional office and distribution center in Loxley. The facility will serve Aldi grocery stores in southern Alabama, the Florida Panhandle and Louisiana. Details of the building were not disclosed, but multiple media outlets report the property will span 564,000 square feet upon completion. Aldi operates 180 stores in Florida and Alabama. The German-based grocer plans to break ground on the distribution center in 2021. The exact location of the facility was not disclosed. but Loxley is located 22 miles east of Mobile and 40 miles west of Pensacola, Fla. Aldi plans to open 70 stores nationwide by the end of 2020.
North American Properties Acquires 21 Acres in Florida’s Space Coast for Industrial, Office Development

TITUSVILLE, FLA. — North American Properties (NAP) has acquired 21 acres in Titusville to develop industrial and office space. Phase I of the project will include 135,000 square feet of commercial space spread across multiple buildings. DAG Architects is the designer, NAI Talcor is handling sales and leasing, The Taproot Agency is serving as an advisor, Collins Brown Barkett Chartered is providing legal counsel and Atkins is the civil engineer. NAP expects to have Phase I ready to lease in the next 12 months, according to Shawn McIntyre, NAP Florida managing partner. A timeline for construction was not disclosed. The land is situated on the southeast corner of U.S. Highway 1 and NASA Causeway, seven miles west of the Kennedy Space Center. This is the first project in Florida’s Space Coast for the Cincinnati-based developer, which was attracted to the area’s concentration of global aerospace giants such as SpaceX, Blue Origin, Boeing, Lockheed Martin and United Launch Alliance.
DALLAS — McCarthy Building Cos. has topped out construction of the Noble Performing Arts Center at Parish Episcopal School’s Midway campus in Dallas. The building, which is part of a 55,000-square-foot expansion project at the private school, will house a 515-seat performance hall, a 120-seat black box theater, rehearsal rooms, a film screening room and a dance studio. McCarthy broke ground on the project in November 2019 and expects to complete the project by spring 2021.
