CONROE, TEXAS — A joint venture between Atlanta-based Songy Highroads and Louisiana-based Wampold Cos. has completed Margaritaville Lake Resort, a 335-room hotel located on Lake Conroe, about 40 miles north of Houston. The property is situated on 186 acres and is the first Texas resort of the Margaritaville brand, which features activities and amenities with themes from the music of Jimmy Buffett. The resort offers an 18-hole golf course, waterpark with outdoor pools, tennis courts, fitness center, full-service spa and 72,000 square feet of indoor and outdoor meeting space, as well as multiple Buffett-themed bars and restaurants. Guests may also enjoy swimming, boating, fishing and waterskiing lessons.

POOLER, GA. — Extended Stay America Inc. has opened a 124-room hotel in Pooler. Dubbed Extended Stay America-Savannah, the four-story hotel offers a fitness room, laundry room, complimentary WiFi and fully equipped kitchens. The property is located at 500 Outlets Parkway, adjacent to Tanger Outlets Savannah and 12 miles west of downtown Savannah. The general contractor, Integrated Construction, broke ground on the hotel in March 2019. Rule Joy Trammell + Rubio LLC served as the architect and Coleman Co. was the civil engineer. This is the fifth corporate-owned hotel that incorporates Extended Stay America’s newest prototype.
FOREST HILL, TENN. — Doster Construction Co. has delivered Springs at Forest Hill, a 296-unit multifamily community in Forest Hill. Designed by Phillips Partnership, the property offers studio through three-bedroom floor plans. Communal amenities include a pool, fitness center, clubhouse, car care center, grilling area and package services. Springs at Forest Hill is located at 3750 Moraine St., 22 miles east of downtown Memphis. Birmingham, Ala.-based Doster began construction in summer 2018 on behalf of the developer, Continental Partners.
CLEVELAND — The NRP Group will develop a 52-unit affordable housing project on the site of the former Harry E. Davis Elementary School, which has been vacant since 2006. Located at the corner of East 105th St. and Churchill Road in Cleveland’s Glenville neighborhood, the four-story project will include 48 apartments and four townhomes. The project is the first phase of a larger development known as Churchill Gateway. The units will be designated affordable to residents earning at or below 60 percent of the area median income. NRP is also developing a 2,500-square-foot community outreach center at the site. The center will focus on health education and workforce training. Project partners include the City of Cleveland, Cuyahoga Metropolitan Housing Authority, Cleveland Metropolitan School District and University Hospitals. The Ohio Finance Housing Agency allocated housing tax credits for the project. Churchill Gateway is expected to be complete in fall 2022.
CORSICANA, TEXAS — Advantage Construction and Forge Building Co. have broken ground on a 278-unit expansion project at Mini-West Storage, a self-storage facility located in Corsicana, about 50 miles south of Dallas. The project will add 39,500 net rentable square feet of climate- and non-climate-controlled space to the facility, which originally opened in 1987 and now features approximately 700 units. Texas Community National Bank provided construction financing for the project, which is expected to be complete in December.
Dermody Properties Breaks Ground on 379,161 SF LogistiCenter at Southport in West Sacramento

WEST SACRAMENTO, CALIF. — Dermody Properties has broken ground on LogistiCenter at Southport, cross-dock industrial building situated on 22.7 acres in West Sacramento. The company is working with Deacon Construction as general contractor and local development partners Tom Schaal and Mark Heavey to develop the 379,161-square-foot property within Southport Business Park. Slated for completion in first-quarter 2021, the building will offer 36-foot clear heights, 58 dock-high doors, four drive-in doors, 106 trailer stalls, 222 car parking stalls and a 135-foot truck court. Plans also include an ESFR fire protection system and a seven-inch concrete floor with concrete tilt walls, as well as a build-to-suit office space.
Middleburg Communities Breaks Ground on 290-Unit Multifamily Community in Huntsville

HUNTSVILLE, ALA. — Middleburg Communities has broken ground on Mosby Bridge Street, a planned 290-unit multifamily community in Huntsville. The community is situated within a designated Opportunity Zone in Cummings Research Park. Middleburg expects to complete the property in April 2022 with preleasing beginning in May 2021. Once complete, the community will offer one-, two- and three-bedroom floor plans across four four-story buildings. Unit interiors will feature stainless steel Energy Star appliances, granite countertops, balconies, Bluetooth keyless entry and nine-foot ceilings. Communal amenities will include valet trash pickup, package locker concierge, pool, dog park, pet spa and a two-story clubhouse. Cline Design Architects is the designer and Johnson & Associates is the civil engineer. Middleburg is serving as the general contractor and will manage the property.
AUSTIN, TEXAS — Los Angeles-based developer CIM Group has completed a 44,000-square-foot creative office building located at 3601 S. Congress Ave. in Austin. The building is situated within Penn Field a 16-acre campus that was originally developed in 1918 as a U.S. Army air base and now houses tenants such as Deep Eddy Vodka, High Brew Coffee and Pandora. The new building can accommodate single or multiple users and features floor-to-ceiling windows and outdoor patios and terraces. AQUILA Commercial is handling leasing of the property.
BELTON, MO. — The Belton City Council has approved NorthPoint Development’s $44 million redevelopment of a long-vacant site at 163rd St. and Turner Road in Belton, about 20 miles south of Kansas City. Plans call for a six-building, 322-unit luxury apartment property. Amenities will include a kitchen, coffee bar, fitness room, cycling studio, massage studio, conference room, outdoor patio and pool. Construction is expected to begin in 2021. Monthly rents are projected to range from $850 to $1,600. On June 8, the Belton Planning Commission voted to approve rezoning of the 11.6-acre site from commercial use to residential. The project is to receive tax abatement with issuance of Chapter 100 bonds to finance the cost of the project.
JEFFERSONVILLE, IND. — Kenco, a third-party logistics provider, has opened a new e-commerce fulfillment and distribution facility in Jeffersonville, three miles north of Louisville, Ky. The 250,000-square-foot space is designed to serve e-commerce merchants as well as business-to-business customers and is scalable to over 660,000 square feet. Kenco says the Jeffersonville location was selected to enable customers to reach the vast majority of the U.S. population in one to two days via ground transportation.
