HENDERSON, NEV. — Panattoni Development Co. has purchased 38.8 acres of undeveloped land, located at the southeast corner of Bermuda Road and St. Rose Parkway in the West Henderson submarket, for $25.5 million. Panattoni plans to construct a build-to-suit industrial asset on the property for an undisclosed tenant. The project is located within South 15 Airport Center, a 211-acre industrial complex. Dan Doherty, Paul Sweetland, Chris Lane and Jerry Doty of Colliers International’s Doherty Industrial Group represented Panattoni on the transaction. The name of the seller was not released.

Ace Hardware to Relocate Distribution Center in Metro Tampa, Add 315,000 SF to Industrial Footprint

PLANT CITY, FLA. — Ace Hardware will relocate its distribution center to Plant City, which will allow the Oak Brook, Ill.-based retailer to add 315,000 square feet to its retail support center. Ace Hardware expects construction to begin in October 2020 with completion slated for November 2021. The general contractor, County Line Farms One LLC, says an estimated 200 construction jobs will be created for the project. Ace Hardware has operated its retail support center in Tampa since 1977. The retail support center currently supports 200 Ace Hardware locations in Florida. The company plans to add 40 jobs to the Plant City location to meet business needs.
NAPLES, FLA. — Stevens Construction has broken ground on Executive Medical Center, a planned 27,773-square-foot healthcare facility in Naples. The first floor of the three-story building will feature medical offices, exam rooms and an MRI machine. The second floor will offer medical office space that will be available for lease beginning in March 2021. The third story will include an ambulatory surgery center with operating and outpatient rooms. The facility will be located at 4513 Executive Drive, adjacent to two medical office buildings and 13 miles north of downtown Naples. A timeline for completion was not disclosed.
PITTSBURGH — Milhaus, an Indianapolis-based developer, is underway on Phase II of Arsenal 201, a $75 million multifamily project in the Lawrenceville neighborhood of Pittsburgh. Located at 147 39th St., the project will add 343 apartment units in studio, one-, two- and three-bedroom floor plans to the existing 243 units. Amenities will include a fitness center, dog park and pet spa, outdoor kitchen, community courtyard and a pool. Ten percent of the units will be designated as affordable to residents earning 50 percent or less of the median area income. CrossHarbor Capital Partners, Citizens Bank, First Merchants Bank and Commonwealth Bank provided debt and equity financing for the project. Dwell Design Studio designed the project, and Franjo Construction is the general contractor. Construction is slated to be complete in summer 2022.
NEW YORK CITY — Avison Young has brokered the $22.2 million sale of two adjacent apartment buildings in the Greenwich Village neighborhood of Manhattan. Located at 103 and 105 MacDougal St., the two seven-story buildings total 72 multifamily units with one- and two-bedroom floor plans. The properties span 39,000 square feet, and one building includes a 5,000-square-foot retail space. James Nelson, Brandon Polakoff, Alexandra Marolda and David Shalom represented the undisclosed seller in the transaction. Davean Holdings was the buyer.
Watermark Residential Buys Development Site for $43M Multifamily Community Near Phoenix

GILBERT, ARIZ. — Watermark Residential, a wholly owned affiliate of Thompson Thrift, has acquired a 10-acre land site located in Gilbert for the development of The Wyatt by Watermark, a $43 million apartment project located at 1205 S. Gilbert Road. Slated for completion in late 2021, The Wyatt will feature 216 one-, two- and three-bedroom apartments averaging 978 square feet. Units will include a gourmet bar-kitchen with granite countertops, stainless steel appliance packages, walk-in closets and full-size washers/dryers. Community amenities will include a clubhouse, 24-hour fitness center, swimming pool with cabana, pet-friendly park and dog spa. The Wyatt is the third of six developments to be funded by the Watermark 3G Development Fund II, which closed in late 2019. Watermark also owns the 250-unit Watermark at Gateway Place in Gilbert.
ANN ARBOR, MICH. — Barbat Holdings has completed Montgomery Houze, a multi-million-dollar renovation and conversion of the five-story Montgomery Ward building in Ann Arbor. The historic building, located at 212 S. 4th St., is now home to 41 apartment units with a new three-story addition. Amenities include rooftop terraces and the basement of the building now houses Ann Arbor Comedy Showcase. The building formerly served as the Montgomery Ward & Co. department store.
Roger B. Kennedy Construction Breaks Ground on 342-Unit Apartment Complex in Metro Orlando

OAKLAND, FLA. — Roger B. Kennedy Construction has broken ground on The Avenue on Oakland, a planned 342-unit apartment complex in Oakland. The community will be located at 17210 Oakland Ave., 18 miles west of downtown Orlando. The property will comprise four four-story buildings, a clubhouse and a pool. The developer, UNICORP National Developments Inc., expects to deliver The Avenue on Oakland in December 2021. Slocum Platts Architects designed the community. The cost of development was not disclosed, although Roger B. Kennedy Construction says it entered a $47 million contract with the developer.
WASHINGTON, D.C. — Jefferson Apartment Group and Stars REI have delivered J Linea, a 132-unit apartment community in Washington, D.C.’s Shaw neighborhood. The property is situated at 2009 8th St., less than two miles from downtown D.C. J Linea offers studio, one- and two-bedroom floor plans, each featuring stainless steel appliances, quartz countertops and backsplashes, kitchen islands, plank flooring and floor-to-ceiling windows. Communal amenities include a fitness center, rooftop terrace, coworking booths, 24/7 Amazon Hub package system and 16,000 square feet of ground-floor retail space. The joint venture acquired the site in 2016.
FARMERS BRANCH, TEXAS — Locally based developer Centurion American is underway on construction of Three Hickory Centre, a 103,000-square-foot office project that will be located within the 290-acre Mercer Crossing mixed-use development in Farmers Branch. The building will be situated on five acres, and the site offers direct access to Interstates 635 and 35, as well as the George Bush Turnpike. Completion is slated for December. Younger Partners is handling leasing of the property.
